  • The purpose of this study is to present the problems of urban ecosystem imbalance in Seoul and the need to restore housing functions through comparison with Manhattan, New York, which grew earlier than Seoul and has been striving to solve urban problems and restore urban ecosystems. The residential status in urban commercial use areas was investigated through analysis of the total amount of residential space, characteristics of each type of residential building, and distribution of residential buildings. Through this, it can be seen that most of the space in Seoul's historic city center is biased toward commercial roads, and there are significantly insufficient high- and high-density mixed-use buildings suitable for urban dwellings compared to Manhattan's. In addition, it can be seen that the complex building in the historical city center of Seoul is located adjacent to the outskirts of the target site. In conclusion, Seoul's historical city center does not provide an appropriate residential space for creating an urban ecosystem, and it is necessary to come up with measures to restore housing functions.

  • This study addressed housing issues among various social problems of youth. With a focus on residential independence, this study analyzed the factors that lead youth to achieve residential independence. This study drew on nationwide data from the 'Youth Life Survey (2022)' with a sample size of 12,578. Binary logistic regression analysis was employed, with the dependent variable being residential independence. Key factors were as follows. The probability of residential independence was higher for men than women. Residential independence occurred mainly in non-metropolitan areas compared to metropolitan areas. Findings revealed that greater age, income, and assets facilitate achieving residential independence. In addition, public transport and cultural facilities were important for their residential independence, and it was found that the previous experience of residential independence had a positive effect. Policy implications derived from the findings are as follows. It is required to consider the heterogeneity and diversity of youth rather than implementing unitary policies. To ensure continuity and sustainability of self-reliance, long-term support programs are needed rather than temporary support. Moreover, it is required to offer public support comprehensively, instead of youth relying on support from personal networks, including their parents. An inclusive housing policy should be established to support youth for their residential independence in the future.

The major finding on determinants on residential resettlements in accordance with urban regeneration are as follows; A binary logit model for determinants on residential resettlements in accordance with urban regeneration are composed of owner's characteristics, land and building characteristics, housing complex characteristics, and location characteristics. The significant variables in relation to owner's characteristics are owner's age, owner's place of residence, the possession period against property and investment intention. As a result of logit model for residential resettlements, it shows that the variables in relation to land and building characteristics are the land classification, the use of building, the size of land or building, the permission of building and the appraisal price on land and building. This result means that actual customer's investment connects to resettlement after redevelopment project. The other side, the housing complex variables consist of the brand of construction company, the ratio of large size housing and floor are ratio shows that improvable conditions for housing value are important factor to induce residence's resettlement. The location variables show that Dongbusan has higher probability, the reverse Jungbusan has lower probability in residential resettlement likewise residential preference.

  • The supply of housing can be understood through a close relationship with the urbanization phenomenon. Through industrialization and urbanization, many cities have implemented systems and policies for housing supply due to population concentration in cities, poor housing quality, and lack of housing. In the case of the Netherlands, the Housing Act was enacted in 1901 to improve the residential environment during the period when the population was concentrated in the city, and various efforts were made to expand the housing supply. Through this process, we understand the background of collective housing types in the Netherlands and analyze the application stages of contemporary residential housing planning in Rotterdam and Amsterdam. On the other hand, through the experience of Western society, we examine how to view the problem of multi-family housing types in our society, where the proportion of apartments is continuously increasing.
