  • The ability to make good cost overruns predictions is a very important aspect of in major construction project. The probabilistic cost models can provide more reliable than traditional cost models which have been used in korea to prepare Bill of Quantities, if the actual cost data are sufficient enough to analyze the trends of the variables. The paper considers non-deterministic methods in a cost estimate. The method(referred to as the 'Monte Carlo simulation' method) interprets cost data indirectly, to generate a probability distribution for total costs from the deficient elemental experience cost distribution.   • The accurate estimation of construction cost is critical for effective budgeting and financing of the project. Accurate estimates also allow for informed decisions when considering the responsiveness of bids or proposals and for a contractor to better monitor construction progress. However, current method for construction cost of the public educational facility uses a basic criteria in Korea, e.g, construction cost per unit floor area. Therefore, the purpose of this study is to examine present architectural work cost rate of elementary, middle, and high school delivered by BTL(Build-Transfer-Lease). We examined real construction cost of educational facility according to level of school, such as elementary, middle, and high school. The examination revealed that unit price of BTL educational construction cost are different to the level of school, but the composing rate of architectural work cost of the educational facility are very similar. As a result, it is recommended that future researches are initiated to create specific methods to support the accurate cost estimation of educational facility.

  • As there are a lot of differences in the public building construction cost depending on the construction scale of actual construction cost system, a lot of problems occur in the estimation of the cost. So, the development of a predictive model depending on the construction scale shall be used in a way that it is applied to the case selectively and differently. This study drew a cost estimating model through a regression analysis. For this, 42 construction sites which were ordered during 2011 to 2012 by Public Procurement Service data were selected as a historical data. Based on the application of the model to new construction and the verification of its effect, the reasonable model for estimating the construction cost has been suggested.

  • This study for construction of golf courses is to present basic information and pattern of change of construction cost by looking at the capacity of construction, requiring time and other aspects. The propose of this study is to develop the model of brief cost expected by using cost index and analyzing the actual work cost data gathered in golf course construction industry in Korea. The equation used for the cost-capacity index in other to deliver the expected construction cost is followed next. The results of this study, by regression analysis for the information of 7 golf courses, it could be found the cost-capacity index n, such as 0.72 for whole construction, 0.67 for net construction.

Construction Cost Estimate Modeling of Roundabout at Preliminary Design Stage in Jeju (제주도 내 회전교차로의 초기공사비 예측모델 개발)

  • Recently, there are many roundabouts installation works which are ordered to provide convenient transportation to road users as well as to eliminate traffic accidents and traffic delays. This study propose an approximate construction cost estimation model for early stages of roundabout construction. The model is designed considering the conditions of the early stage roundabout construction sites in Jeju. The regression equation of approximate construction cost was derived through regression analysis of 25 design data of roundabout construction in Jeju, and it was analyzed to have a high prediction accuracy. Finally, results verifies high prediction accuracy of the derived regression equation. Difference between the estimation cost and the design cost was only 2.3%, 3.7%, and 5.8% that verifies the high accuracy of the proposed approximate construction cost estimation model.

  • The number of demolition work is rapidly increasing because the middle- and high-rised buildings constructed over the rapid industrialization and urbanization have been deteriorated in social and structural aspects. However, theoretical approaches or studies related to the demolition cost prediction are still insufficient. Thus, this study derived and analyzed important factors affecting the fluctuation of the building demolition costs. 14 factors was derived through literature reviews and experts' interview, and the importance of each factor was analyzed to the each work(temporary work, structure demolition, and waste disposal) and the entire demolition work by using descriptive analysis. The survey results showed that the demolition costs was greatly influenced by environmental properties of the site. The results of this study can be used as a basis for estimating the approximate cost of the demolition work.

  • Cost and duration is important factors which directly affect profit therefore must be forecasted correctly to accomplish success of projects. So construction company uses EVMS(Earned Value Management System) to forecast final cost and duration. But previous forecasting model has low accuracy because of its linear forecasting method and can't reflect characteristic of company and project and changes as each progress. This paper presents cost and duration forecasting model using the slope prediction of cost and duration as each progress to reflect the various characteristics of construction industry. EVMS data of 23 road construction projects was used to make up regression analysis equation of slope forecasting model.

Development of the Preliminary Cost Estimate Method for the Free-Form Building Facade Trade in Conjunction with the Panel Optimization Algorithm Process (곡면 최적화 알고리즘을 활용한 비정형 건축물 외장공사비 개산견적에 관한 연구)

  • The outer surfaces of free form buildings contain panels with two-directional curvatures. To construct these panels, complex geometric surfaces should be divided into forms and sizes that can be manufactured and constructed efficiently. Because the bigger the curvatures of these panel, the more expensive the construction costs, these complex curvatures should go through optimal process of reinterpretation to minimize the curved surfaces with complex two-directional curvatures, which is called panel optimization. Small construction and design companies have trouble in calculating even rough estimate and cannot adjust expected construction cost of the panels based on comparison of design alternatives in conjunction with panel optimization process due to lack of knowledge and experience. This study conducts the research that can support designers' cost decision-making in the design stage of the free form buildings with respect to the panel optimization process. A 3D commercial application specialized to modeling free form shapes is used for the purpose.

  • To reduce uncertainties and make rational plans, the presumption of contingency against a failure of projects and an occurrence of unpredictable risks is important with accurate estimations as the work progressing. Therefore, if the presumption of contingency reflecting uncertainties carries out at a decision making point of time, be able to prepare for risks. The purpose of this paper is to present a management process of contingency through the performance analysis of project. In the cost planning phase, this study offers a process which is predictable contingency and predicts the range of fluctuation of the cost, laking an advantage of EVM in construction phase. With reflecting the results from this procedure, this study presents a process, rationally manageable contingency.

  • This research collected work drilling report of TBM method site developed by WRITH company to TBM equipment company in Germany and analyzed work operating productivity. Based the data analyzed TBM operating productivity, This research derived and presented excavation speed(m/day) by TBM diameter (2.6m, 3.0m, 3.5m, 5.0m, 8.0m) and rock. Also, based on the excavation speed(m/day) by TBM diameter, This research estimated a day direct construction cost and total direct construction costs by applying a direct construction cost which spent on per 1m. Based on hard rock 40.0%, soft rock 30.0%, usually rock 20%, weathered rock 10.0%, TBM boring velocity, m per cost, total construction period shall estimate the construction cost and the construction period by the effective use by diameter when future applying TBM method to the basic planning stages and in the preliminary design phase.
