노후 공공주택단지의 통합적 재생을 위한 지원제도에 관한 연구 : 샌프란시스코시 HOPE SF 프로그램을 중심으로 (A study on the Supporting Program for Integrated Rehabilitation of Deteriorated Public Housing Blocks : Focused on the HOPE SF in San Francisco)

  • 본 연구의 목적은 샌프란시스코시의 HOPE SF 제도를 대상으로 공공임대주택단지 재정비시 커뮤니티에 대한 종합적 재생을 도모한 제도의 내용과 사례를 분석함으로써 국내 제도개선에 시사점을 도출하는데 있다. 그러나 HOPE SF를 통한 단지 재생은 진행형인 점에서 현재 구체적인 결과를 파악하기에 어려움이 있어, 프로그램의 특징 및 내용은 샌프란시스코 시의 공공임대주택제도와 HOPE SF를 연계하여 분석하되 사례의 경우 HOPE SF를 중심으로 살펴봄으로써 정책 변화과정 및 사업 특징을 이해하고자 했다. 본 논문의 결과는 다음과 같다. 첫째, 주민의 모든 단계 참여를 도모하여 재정착을 돕고 커뮤니티의 훼손을 막고자 했다. 둘째, 소득계층 혼합을 통해 주변과 통합적 연계를 유도하였다. 셋째, 주민의 사회경제적 자립과 생활을 위한 실질적 지원을 제공하였다. 넷째, 여러 민관 주체를 연계하여 지역사회의 관심을 환기하였다. 다섯째, 다양한 재정 지원 및 수익창출형 정비 계획을 실시하여 지속가능한 재생을 유도하였다.

노인주택 계획을 위한 예비노년층의 건강의식 및 행위조사 (Analysis of the occupants' opinions and behaviors related to health issues for senior housing planning)

  • To design senior housing that support residents' health is one of the comtemporary issues in Korea. As elderly people became more healthful and reach, people became interested in the health and health promotion. This trend encouraged this research study. The objectives of this study are: to analyze the middle aged people's opinions and behaviors related to health issues, and to suggest design considerations for senior housing. The survey used questionnaire from 476 residents living in Seoul and Gyeong-Gi area. The analysis used descriptive statistics, one-way anova and t-test. Primary findings are as follows: (1) Most of the respondents considered that their health state is 'good' and mental health is more important than physical health. (2) Many people exercise regularly for the promotion of health at a gym. (3) Results show that social relationship effect on health, and dietary life and walking medical examination account highly. (4) As the respondents are higher income and education level, the health-related behavior is more actively. Moreover the respondents who are women feel a great interest about health issues. These results suggest directions for planning of the senior housing. (1) Planning the space for the health-promoting behavior in the house or support a private gym-not a local facilities-. (2) Service for the information related health issues - medical examination, news of the health issues (3) Support the maintenance a good - social relationship (4) Consideration the space with health-related behavior like walking and dietary-life. The senior housing can reflect the health-related opinions and support health-related behavior of the elderly people.

농촌지역 하천정비공사 실태와 제언 -아산시 도고면 시전리를 대상으로- (Review on the Improvement Works of Ecological Stream in Rural Areal - A Focused on Sijeon-ri Dogo-myeon Asan City -)

  • 10 years ago, in Sijeon-ri, Dogo-myeon, Asan-si, the existing stream was repaired to develope Mt. Dogo trail and irrigation systems through road expansion pavement construction and small stream repair construction. The trees such as persimmon and willow are eliminated that rowed on both sides of the stream and dredging work to dig the rock and sand have been performed. As a result, wide asphalt road was built, also flood damage worries were reduced. 10 years passed and now, how did local residents think about the stream repaired before and after? Village residents, public officials, and the stream construction engineer were interviewed. Villagers indicated a problems that brook became a place where water peppers were taking over and water was stagnating due to the slow velocity so nothing could live and natural landscape like a wash place and the cascade disappeared, because rock and sand were taken out brought soil into the brook. Public officials and engineers were aware of the problems at the time of the stream. Now that construction is completed after 10 years, Both realistically and budgetary to restoration would be difficult. However, it is necessary to seek for waterfront space which can be restored or replaced by a part of the stream like similarly before. In addition, it is necessary to restore to the progression of a natural stream which connect with stairs(or slope) - small waterfalls - pools - wash place. In this paper, we hope to take a lesson from the Sijeon-ri model and make rural stream construction be prepared with consideration about not only distinct characteristics of specific area but also the opinion of local resident.

임대주택단지 주차공간확충 방안 연구 (A Study on Expansion for the Parking Space of Rental Housing Complexes)

  • The purpose of this study is just for parking shall identify the status of the lack of rental apartments to relieve parking shortages. Next performed, and subsequent utilization of space just outside the parking space expansion plan is to present an alternative. Analysis of the study only 30 of the direction of the plan and set standards according to the nature of each complex. Planned urban planning aspects and architectural aspects of a parking space that can expand and classify the types of features will be discussed. Suggestions on how to take advantage of the parking space that can expand only in state owned lands in the urban planning aspects. The Architectural Planning of the side lot line change in the space and change the use of the Common Service Facilities or just to change the internal road system, by changing the way of parking, secure parking space. This way of working to improve the environment of the complex, at least. Actually just the space of improvement to be made with the opinion of the residents and the surrounding areas of the business association, must be preceded by a feasibility study.

  • 본 논문은 항만 개발에서 일부분의 주민참여가 아닌 대부분의 주민들이 참여가 가능한 ICT(Information Communication Technology)과 소셜 네트워크 기술을 적용하여 동해시의 묵호항 재개발 사업 친수 시설 규모 산정방안에 대한 새로운 방법을 제시한다. 이를 위해 항만 재개발 과정에서 효과적인 주민참여를 위한 방법으로 기존의 단순한 설문조사 방식과 더불어 다양한 SNS(Social Network System)을 적용하여 주민들의 의견 최대화한 도시 마케팅 방안을 분석한다. 또한 이를 위해서 주민 참여에 대한 비율을 최적 선정을 수행하고 최적 건설비 산정과 도시 마케팅 방안을 제시한다.

농촌자원에 대한 다원화된 인식구조 비교 연구 (A Comparative Study of Pluralistic Valuing Structure on Rural Resources)

  • This study, a preliminary one to construction of standardized rural resources evaluation system, aimed at catching the valuing structure of rural and urban residents cn rural resources through interview. The questionnaire employed in our surveys was focussed on; opinion about the advantages and disadvantages of living in rural areas, usual impression on rural life style, viewpoint on preservation of cultural heritages and conservation of natural environments, priority item listing for improvement/development of rural village. Generally, regardless of interviewee's personal characteristics, the peaceful and comfortable life in the lovely/clean environment was indicated as a representative advantage of rural life. However, in minor aspects, there were recognizable differences by their living and thinking patterns, so, a deep and systematic study should be progressed to harmonize or integrate the pluralistic valuing trends on rural affairs in future. The valuing structure on rural resources from this study showed much more varieties according to age-and occupation-groups, while young generation strongly hold self-orii-ented and ambiguous thinking. Because this trend will grow more deeply and widely in future, the resoruces evaluation system for rural purposes should be established as a rational base for decision-making on rural development strategies.

주민주도적인 가족친화마을만들기를 위한 기관의 역할 - 살기좋은마을만들기 사례분석을 중심으로 - (The Role of Institution for Family-Friendly Community Initiated by Local People - The Case Study of Livable Community Making Projects -)

  • Locals' initiating the community making projects is considered as a good approach in terms of the effectiveness, sustainability and government's budget. But there are not the local institutions' support, while local people alone may face difficulties in starting and managing the projects. This study is to explore the roles of the institutions for starting and managing the family-friendly communities. For this purpose, 18 secondary source cases from the livable community making projects were analyzed. And the major findings of this study were as follows: The (local) institutions need to gain credibility from the locals before starting the family-friendly community project. In the motivation steps, the institution performs the role of a proposer, a survey researcher, an opinion gatherer and mediator. In the systematization steps, the institution needs to perform as a mentor, a developer of human and non-human resources, a conflict mediator, an education practitioner, an instructor, a networker, and an administrative staff. In the execution steps, the institution needs to perform as a cultural program planner, a public relations personnel, and an assessor. In conclusion, the institution needs to train community coordinator and develop programs to educate local residents for the effective family-friendly community projects.

노인공동생활주택에 대한 지역별 견해 비교 - 서울 ${\cdot}$ 경기도, 부산, 광주, 대전 지역을 중심으로 - (Comparison of the Opinion about Senior Congregate Housing)

  • The purpose of this study was 1) to analyze the attitudes about Senior Congregate Housing(SCH) among 4 urban areas, 2) to propose the various model for SCH which should be provided to satisfy the demand. Same opinions among 4 urban areas were ; 1) Whom were willing to move into SCH for later life, most of them were in early 50s. Most of the respondents desired to be serviced community alarm system preferred one-room style, size of 11 ${\sim}$ 15 Pyung, and preferred living at suburban area The multi-family type was preferred when not being healthy and be singled, but if healthy, preferred the type of single detached house. And they preferred the home ownership, highly valued of heating control system, health care and leisure programs. But different opinions among 4 urban areas were ; 2) Willingness live in SCH for later life had little difference in level of income, education, property. Especially, residents of Seoul Metropolitan area and Busan did not want to open their own common facilities to the public.

환경친화.자원절약형 농촌마을 계획기술 및 배치모델 연구 (The Planning Techniques and Layout Models of Sustainable Rural Villages)

  • This study intends to select the planning techniques and develop the layouts of environmentally friendly rural villages. As the results of this study, the planning techniques of rural villages are as follows: (1) Development of agricultural technology(organic farming), (2) Environmentally friendly layout considering natural energy, conservation of natural landscape and ecosystem, and sewage and rainwater, (3) Community restoration considering joint work, economic interchange between urban people and rural residents, and unity of rural resident's opinion, and (4) Activation of rural tourism considering satisfaction of tourists, conservation of ecological and cultural resources, and resident's income increasement. According to these 4 techniques, this study also developed 4 general models: (1) land-use and flow, (2) green and blue networks, (3) networks of ecological and cultural resources, and (4) finally residential model, divided rural villages into 2 types. Therefore when we develop a countryside, we can apply to these models, considering the current ecological and cultural resources conditions.

가족경영협약 실태분석과 체결의향 분석 (A Study on the Condition of Family Management Convention and its Intention to Sign it)

  • This paper analyzed the necessity of family management agreement in management succession and the intention of signing it. To this end, 139 management successors were surveyed and the factors affecting the family management agreement were analyzed. The main analysis results are as follows. Firstly, Priority in the management agreement system was the highest participation in decision-making with 34.5 percent, or 19 people, followed by the sharing of management roles and the distribution of revenues and expenses with 27.3 percent, respectively. Secondly, An analysis of the difference between cohabitation with parents and the need for a family management agreement showed that 70.2 percent of successors and 51.7 percent of non-residents shared the opinion that a family management agreement is needed. Finally, according to the analysis, the lower the age of the heirs, the higher the willingness to sign the family management agreement, the more likely the successor who graduated from a related university in the agricultural industry, and the more likely the successor who is a farmer in an urban area, the more willing he is to sign the family management agreement.
