분쟁청구비용을 고려한 건설 분쟁의 위험요인 (Construction Conflict Risk Factors based on the Conflict Cost)

  • Since the diversification, complication of the construction industry, construction conflicts have been increased these days. Expansion of scale of construction has brought conflict treatment cost increase. Thus, needs of the study on construction conflict risk factors and its management is getting important. But the existing studies about construction conflicts and risk factors that need to be cared to decrease construction cost are almost focused on analysis of number of conflict proposed. It means those studies can be helpful when want to know how many conflict have been instituted, however, they do not contain a close examination between types of conflict and cost of conflict treatment. The purpose of this study, therefore, is an extraction of conflict causes based on the conflict treatment cost and the choice of significant risk factors to be managed to prevent conflict and its treatment cost, which enables reducing the conflict treatment colt on control the risk factors.

  • When it comes to construction, the UAE leads the way. The UAE's construction industry is valued at US$ 221 billion (about AED 811.73 billion) - the highest in the region. The construction boom has caused a shortage of both manpower and materials, leading to rise in input prices not only in UAE but in the entire region. The prices of materials have reportedly increased more than manpower. Consequently, there has been an escalation in project costs, which have increased by 10-20 per cent since last three years. This paper examines the opportunities and challenges faced by the developers, consultants, contractors and suppliers due to the construction boom at UAE for the last five years. The paper summarizes that inspite of challenges faced, UAE expects the construction and real estate sectors to remain upbeat for the next ten years.

  • Quantity Surveying Profession is a new breed with a history of only less than seven years in S. Korea' s Construction Industry. In this paper, the research aims to investigate the background of the market entrance of this profession in Korean Construction Industry, and the current market direction and future market demands. The research concludes that climate changes in Real Estate markets in relation to Project Financing practices caused by economic crisis of late 1997's, enabled the UK originated QSP sustainable in S. Korea. Moreover it was pointed out that the services of QSP current available in S. Korea's market attributed the different aspect compared to traditional quantity surveying services prevailed in UK. Finally it was apparent that the evolutional direction of the future quantity surveying market in S. Korea is most likely toward multidisciplinary skilled services profession processing not only broader architectural knowledges but cost consciousness, specialty in construction costs and construction contract aspects and transparency in ethical manner.

  • Modular construction is a cost-effective and time-saving method of building that involves prefabricating modules in a factory and assembling them on-site. However, effective management factors must be considered at each stage of the process to ensure quality and stability. This study analyzes these management factors and proposes systematic ways to manage them, including construction planning, data management, and quality assurance. Proper management can improve construction quality, shorten construction time, and reduce costs. These stage-specific management factors are crucial for the success of modular construction projects, and further research and efforts are needed to promote its widespread use in the construction market.

  • BIM is a practical and economical technology used in the construction process. Despite the fact that BIM is widely used in the design and another stage before construction, it is not largely applied during the construction stage itself. However, it is important to opt for BIM during construction stage because there may occur a number of risks such as construction delay and increased construction costs. Therefore, the present paper contains the analysis of the model use, which is mainly applied to respond to the BMI RFI that represents an information requirement of construction site workers, by analysing the BMI RFI application at the construction site. In addition, there is an analysis of the way the derived model use affects the project goal aimed at the project success.

  • In order for concrete as a basic material constituting reinforced concrete structure to meet the required performance, it is necessary to satisfy various requirements in concrete construction. Among them, form work has significant effects not only on the process of molding fresh concrete but also on the quality and performance of hardened concrete. Recently, the decrease and aging of form workers is becoming a great problem in the construction industry and, as a result, it is required to rationalize form works and reduce labor costs for employing form workers. Because form construction methods decide the type of form according to required performance, it is necessary to develop various form construction methods and examine their performance. Thus the present study purposed to expand the scope of application of form construction methods and, for this purpose, investigated the basic characteristics of rib- lath form and presented a system form construction method.

해외 화공플랜트 건설사업 위험요인 영향도 분석 (A Study on the Analysis of the Risk Factors for Overseas Plant Construction Projects)

  • The purpose of this study is to analyze of the risk factors for oversea plants construction projects. For this study, risk factors data from related literature review, research organization and construction company was researched and classified under each EPC phases. In addition, a questionnaire survey by plant experts was conducted for analysis of risk weight and costs and time impact on each EPC phases. The results of this study are as follows: First, a detail design errors(engineering phase), a equipment procurement plan(procurement phase), and exchange rate fluctuations(construction phase) were analyzed the highest weight factors. Second, a financing plan(engineering phase), quantity take-off bill(procurement phase), and exchange rate fluctuations(construction phase) were analyzed the highest cost impact factors. Third, detail design errors(engineering phase), a equipment procurement plan(procurement phase), and schedule management errors(construction phase) were analyzed the highest time impact factors.

  • Construction work in island areas requires the materials to be transported by ship and plane, and it causes an increase in the construction costs. In addition, the construction work near marine zones may produce the marine pollution due to the harmful substances in the cement. Recently, nature-friendly construction materials are increasingly used, and there is a need to select and develop appropriate construction materials. In this study, the compressive strength, tensile strength, flow and chloride content of the mortar mixed with cement and muddy tidal flat were measured to reduce the amount of cement by applying the natural materials, muddy tidal flat and marine sand, and the results were provided as the basic construction material data.

공동주택 하자사례 분석에 관한 연구 (The Study on Case Analysis of an Apartment House Defects)

  • In this study, I have researched into the causes of defects in apartment house, The results of this study are listed below. (1) Water leakages which result from land sinking and cracks, results of misuse of back filling method, are the main reason of defects in civil engineering work and architectural work. (2) Inexperience and unwillingness are the main reason of defects in plaster work. (3) In windows work and painting work, the main reasons are lacks of precision construction and efflorescence resulting from outdoor air, respectively. (4) Defects in waterproofing work and electric work result from fault construction by low unit Costs. (5) Equipment work requires uses of standardized construction materials and management, and landscape architecture work requires minimizing human mistakes, for instance, degin carelessness. For the reasons stated above, the causes of defects in apartment house are insufficient construction labors, inferior construction materials, urgent construction process time, and conscientiousless industrialists who only seek after a profit margin.

  • Conflict in public construction projects has increased for the last decades. It not only entails enormous social and economic costs but also makes stakeholders suffer from unnecessary expense and time waste. This study defines the the conflict index for public construction projects based on news data, and calculates conflict index for representative past and current public construction projects that has been deepened conflicts at the national level. The result indicates that the major conflict issue of the 2nd Jeju Airport Project are the environment and location whereas that of the Gaduk New Airport Project are the safety, location and necessity. This approach is expected to enable construction project managers to manage conflicts quantitatively based on comparing with past cases.
