A Study on the Determinants of Coffee Shop's Premium (커피전문점 권리금의 결정변수에 관한 연구)

  • The objective of this paper is to investigate the factors determining the premium of coffee shops by using coffee-shop lease cases at main retail trade areas in Seoul. The focus is on analyzing that the coffee-shops' the sales, building, location and retail trade area characteristics affects the coffee shop's premium. The major findings are as follows. First, there is a high positive correlation between the premium and the sales, and the sales and the size of the shop are shown to be statistically significant variables in estimating the premium per $3.3m^2$. It means that the shop's sale is empirically important an independent variable in determining the premium and as the major costs in the process of starting the business. Second, the deposit money per $3.3m^2$ and public service officers in the retail areas are important in determining the premium. Third, the size of the shop have the effects on the premium per $3.3m^2$ negatively. In short, this study adopts the research hypothesis that retail trade area, location, building of the characteristics, which is located in the coffee shops have the effects on the premium.

A Participatory Spatial Design Methodology using Virtual Reality (가상현실(VR)을 활용한 참여형 공간설계방법론)

  • This paper is on a participatory spatial design methodology using Virtual Reality, which can be applied to the overall spatial design process. Participation in the current spatial design has several limitations: one-sided communication process, difficulty of understanding the given information and partial participation in the design process. Virtual Reality can be an ideal visualization tool for Geodesign and PPGIS(Public Participation GIS), which is presented as a highest step at the participation ladder. A participatory methodology is proposed to take advantage of Virtual Reality. In order to support participation through Virtual Reality in spatial design process, theories about the participation are compared to derive the new roles of Virtual Reality and the roles are formulated in the participatory spatial design methodology. By applying the methodology to the design process and implementing each stage through Virtual Reality, the design performance of each step can be verified in the methodology. As a result, design ideas can be effectively understood through Virtual Reality experiences. It is also confirmed that the interactions in Virtual Reality and participation are possible in the entire design process.

  • Recently, geo-based application services such as location-based commerce or personal navigation are recognized as a kind of common tool on smart-phone, and demands with respect to advanced functions of online map editing linked to value-added contents are increasing. However, the disabled people have severe difficulties to equally use those geo-based services, compared to the normal people's uses. Of course, this situation is almost same to other application fields besides geo-based applications. Web accessibility basically means necessary guideline handling web-based contents for equal uses of web services for all people. W3C has developed and distributed a generalized web content accessibility guideline, and Korean web content accessibility guideline version 2.1 referred it. As well, there is a certificate system operated by public agencies. In spite of this situation, geo-based application field is globally on the very early stage for web accessibility. This work first summarized the concept of web accessibility and Korean guideline, and then presented some practical schemes for the further geo-based applications, focused on web visualization of geo-based contents among numerous implementable application services.

The Quantification of the Up-zoning Criteria for Seoul's Youth-Housing Sites via the Space Syntax Method (공간구문론을 활용한 서울시 역세권 청년주택 대상지 용도상향 기준 계량화 방안)

  • After the housing shortage problem for the youths has invoked substantial social attention recently, Seoul's 2030 Youth Housing Program has been timely improvised and successfully providing the decent rental housing packages for the deprived youths of the City. Its housing supply rate, nevertheless, did not sufficiently catch up with the actual need of the youth group so that the program goal is seen by many to be difficult to readily achieve. In an effort to counteract such adversities, it is seen, in this study, that the clarification of the criteria that judges adjacency condition for up-zoning when a candidate housing site is adjoining to a denser land-use classes could be one effective method to augment its supply rate. This study, in this context, has performed spatial structure analyses via space syntax method against: 1) the conceptual diagram in the City's official manual that renders the acceptable adjacency conditions, and; 2) numerous real-world 2030 Youth Housing cases enlisted in the City's public notices that permit their construction. The consequences are that the axial map is not applicable whereas the convex map is adequate for the purpose at hand, and, among all the cases, those spaces that are adjacent with its Depth of less than 2 are seen to successfully satisfy the official adjacency condition for the up-zoning.

A Study on the Methodology of Extracting the vulnerable districts of the Aged Welfare Using Artificial Intelligence and Geospatial Information (인공지능과 국토정보를 활용한 노인복지 취약지구 추출방법에 관한 연구)

  • The social influence of the elderly population will accelerate in a rapidly aging society. The purpose of this study is to establish a methodology for extracting vulnerable districts of the welfare of the aged through machine learning(ML), artificial neural network(ANN) and geospatial analysis. In order to establish the direction of analysis, this progressed after an interview with volunteers who over 65-year old people, public officer and the manager of the aged welfare facility. The indicators are the geographic distance capacity, elderly welfare enjoyment, officially assessed land price and mobile communication based on old people activities where 500 m vector areal unit within 15 minutes in Yongin-city, Gyeonggi-do. As a result, the prediction accuracy of 83.2% in the support vector machine(SVM) of ML using the RBF kernel algorithm was obtained in simulation. Furthermore, the correlation result(0.63) was derived from ANN using backpropagation algorithm. A geographically weighted regression(GWR) was also performed to analyze spatial autocorrelation within variables. As a result of this analysis, the coefficient of determination was 70.1%, which showed good explanatory power. Moran's I and Getis-Ord Gi coefficients are analyzed to investigate spatially outlier as well as distribution patterns. This study can be used to solve the welfare imbalance of the aged considering the local conditions of the government recently.

Availability Analysis on Detection of Small Scale Gas Emission Facilities using Drone Imagery (드론영상을 이용한 소규모 가스 배출시설 탐지 가능성 분석)

  • Recently, the air quality of South Korea has deteriorated and public interest has been increasing. Various observation means are used for the monitoring of the atmospheric environment, but it relies on the experience and judgment of the observer in the absence of spatial information on the emission facilities. The purpose of this study was to determine the availability of using drones for monitoring air pollutant emission facilities. A texture transformation method was applied to the drone ortho image to detect the small gas emission facility and the slope data calculated by the digital surface model (DSM) was used to reduce the false alarm ratio. As a result, it shows the possibility of using drones in the detection of small gas emission facilities by showing about 80% of positive detection ratio and 40% of false alarm ratio. In the future, various researches are required to the improve positive detection ratio and the reduction of the false alarm ratio. Based on these results, it is necessary to construct a database including 3D spatial information of air pollutant emission facilities.

A Comparative Study on the DIF Zone Boundary Configuration by the Hot Spot Analysis Method (핫스팟 분석을 활용한 기반시설부담구역 지정방안에 관한 비교연구)

  • The development impact fee (DIF) zoning is a very beneficial public tool to provide the pre-planned urban infrastructures in those areas where significant urban sprawl had already taken place. In order to guarantee its benefit, however, it is required to designate the zone boundaries accurately and consistently. This study, in this context, tries to test the validity of the 50m-grid suggested in the official DIF manual, and to compare an alternative Hot Spot Analysis tool with the existing Spatial Aggregation method in configuring the zone boundaries. The results indicate that, unlike the case of population growth rate, current 50m grid size could not be much adequate in the case of using the development-permit increase rate to configure the primary DIF zones. Also, the optimal grid sizes seem to differ in the cases of Spatial Aggregation and Hot Spot Analysis. Further extended studies, in this regard, seem necessary to check the validity of the existing grid-size criteria as well as the boundary configuration methods.

  • The Officially Announced Land Price System has a limit, that is required to be able to reflect changes in land constantly every year, to implement Land Characteristic Survey for calculating land price during a specific period and human resources with limited. The purpose of this study is to apply the 'National Territory Space Usage status Survey' method to survey part of the territorial feature status information inside of selected the target sites, considering the core survey items (land category, the state of land use, altitude difference, standard site inclusion, etc) in the areas surrounding Yeonshinnae Station in which three dongs (Galhyeon-dong, Daejo-dong, Bulgwang-dong) of Eunpyeong-gu, Seoul share borders with. Based on the given budget, the manpower and period was taken into consideration to sort a total of 2,041 lots and conduct surveys on all sites. This study will be able to diagnose the efficient idle human resource utilization and work process construction plan through pilot projects specialized for providing real estate information services in preparation for cases in which national territory information survey projects that provide various business model, as well as major future core projects of the corporation will be carried out.

  • The introduction of the world geodetic reference system in cadastral sector can apply the international standardization of cadastral survey and can be the basis for the creation of new industries by merging with other industries based on spatial information. With the introduction of the world geodetic reference system, non-coincidence land may cause problems which are whether the cadastral record and the real estate register are not consistent, etc. This problem infringes on the protection of ownership of citizens suggested in the main purpose of 「Act On The Establishment, Management, Etc. Of Spatial Data」. We have analyzed at overlapping cases between private land and overlapping cases between national and public land and suggested institutional improvement measures to solve problems arising on the site. As a result, it will be necessary to introduce a transformation verification measure by the world geodetic reference system in order to assign a function as a cadastral records to mapping converted to the world geodetic reference system. It is also expected that the legal and institutional basis should be established for alert adjustment and positioning through verification measures. Finally, it is difficult to determine the transformation factor as the co-ordinates of common points also differ because survey results vary by work area. Therefore, it is deemed necessary to consider the requirement to use the cadastral measurement basis by the world geodetic reference system in 2021.

A Study on Improving Availability of Open Data by Location Intelligence (위치지능화를 통한 공공데이터의 활용성 향상에 관한 연구)

  • The open data portal collects data created by public institutions and opens and shares them according to related laws. With the activation of the Fourth Industrial Revolution, all sectors of our society are demanding high quality data, but the data required by the industry has not been greatly utilized due to the lack of quantity and quality. Numerous data collected in the real world can be implemented in cyber physical systems to simulate real-world problems, and alternatives to various social issues can be found. There is a limit to being provided. Location intelligence is a technology that enables existing data to be represented in space, enabling new value creation through convergence. In this study, to present location intelligence of open data, we surveyed the status of location information by data in open data portal. As a result, about 60% of the surveyed data had location information and the representative type was address. Appeared. Therefore, by suggesting location intelligence of open data based on address and how to use it, this study aimed to suggest a way that open data can play a role in creating future social data-based industry and policy establishment.
