Application of BLE-based Beacon in Modular Construction Process (BLE 기술 기반 비콘을 활용한 모듈러 건축 현장 프로세스 제안)

  • OSC(Off-Site Construction) is regarded as a faster and more economical method in the construction industry, and the attention towards the OSC is growing. In the modular construction process, which is one type of OSC, accurate identification of a module is essential. Because the installation position and the MEP(Mechanical, Electrical, and Plumbing) composition are distinct between modules, a defect in the finishing or junction area is likely to happen during the construction process. This study suggested the modular construction process by applying a beacon receiver using BLE(Bluetooth Low Energy) technology on each module. Construction quality management would be improved using the location and assembly data, particularly for a different module in modular construction.

  • Recently, OSC (off-site construction) construction has been revitalized as a response to the decline in building quality and productivity due to lack of skilled manpower at construction sites, and PC (precast concrete) construction, a representative OSC construction, is insufficiently applied to public housing.This is the situation.In addition, in the case of general contents appearing in standard specifications, the construction standards for quality assurance remain in the 1990s and do not correspond to the current construction environment.In order to improve the quality of PC member joints, we compared and analyzed Korean and Japanese specifications to establish appropriate standards for PC construction quality control, focusing on the quality of grout used in joints.

An Analysis of BIM uptake in Each Phase of Modular Construction Projects in Korea (국내 모듈러 건축 프로젝트의 단계별 BIM 활용업무 분석)

  • Building Information Modeling (BIM) and modular construction are regarded as important technologies that could contribute to overcoming the crisis faced by the construction industry. However, BIM uptake in current modular construction projects is limited. Moreover, there are no specific guidelines to support decision-making regarding the application of BIM in modular construction projects. Therefore, this study aims to analyze the possibility for BIM uptake in each phase of modular construction projects in Korea. Initially, the literature detailing on BIM uptake cases in modular construction projects was reviewed. The detailed work and activities for each phase of a modular project were analyzed via a questionnaire targeting domestic modular experts, to derive items requiring improvement due to errors or changes occurring in the actual project. Ten realistic BIM uptake items were derived, reflecting the results of literature review and expert interviews. Then, the BIM uptake items in each phase were analyzed in terms of necessity and efficiency via a second questionnaire using five-point Likert scales. Finally, the BIM utilization index (BIM UI) of the BIM uptake items was suggested as a priority measure. As a result, the BIM UI of "3D coordination" (U2), "design authoring and reviews for off-site fabrication" (U3), and "detailed 3D modeling for off-site fabrication" (U4), were assigned the highest priority. The results of this study can be used as guidelines to support decision-making regarding the application of BIM in modular construction projects.

  • Small islands in humid and hot climates have received less attention development due to lack of resources and difficulties for in-situ construction. This paper addresses this problem by presenting a modular system for sustainable construction of a resort hotel in accordance with the international tourism standards, in addition to, minimizing undesirable effects on nature. This has been achieved by review of literature in the scope of off-site construction and identification of the natural geographical features of Herndurabi Island. According to the information acquired, a feasibility study and design practice have been conducted to achieve a reasonable solution to equip Hendurabi Island as a sample with a self-sufficient prefabricate resort hotel. Findings indicate that the volumetric prefabricated modules would be a solution to devising a framework for design and construction in remote regions.

  • A construction temporary work is main process and importance trade section. A technology system of construction temporary has very low availability of field works and needs improvements in Korea as construction site has a quick response about new requirements. This study reviews literature researches and can verify that changes to a comprehensive technology system for construction site. In addition, it suggests a breakdown structure of new standards for temporary construction technology based on views of construction site managers. Meanwhile, temporary construction technology in Korea has changed with a specification of construction temporary work which had been revised in 2014. However, the revision is merely dividing the design and building off of construction temporary technology. It is lacking in many ways to change this in a new standard system for temporary construction technology. Henceforth, it needs to develop a standard system for temporary construction technology and a professional system that is appropriate for different purposes by detail trade sections.

A Study on the Development of Construction Production Rates System for Estimating Proper Construction Expenses of Off-Site Construction (OSC) Based PC Structure Factory-Built Assembly (OSC기반 PC구조 공장제작 적정 공사비 산정을 위한 품셈체계 개발 연구)

  • The development of the Construction Production Rates System for appropriate construction cost calculation has recently come to the fore as a means of invigorating OSC based PC structure which currently needs institutional frameworks. PC structure based construction expenses consist of the factory-built assembly, transportation and on-site installation. Recently, in the field of transportation and site installation, research on product structure development is being conducted, such as presenting the standard product calculation system reflecting the results of field survey for each subsidiary materials (Lee et al., 2021). On the other hand, there is no ongoing research on estimating construction expenses of Factory-built assembly. This study suggests Construction Production Rates System which can be used for PC subsidiary materials based Factory-built assembly cost estimations. For the research, work types for the construction procedures have been categorized, and the standard input manpower suitable for the corresponding work characteristics has been derived from analyzing the associated Construction Standard Production Rates for each work type. Also, as the research referred PC subsidiary materials (such as columns, beams, walls, and slab, as well as on-site installation) and the standard number of workforce based on work types, one can calculate direct labor cost, using what the research shows. In addition, it suggests that the size of individual subsidiary materials be the extra cost factor, by using the characteristics that productivity changes depending on the size(m3) of subsidiary materials. It is expected that the research can contribute to objectively verifying factory-built assembly cost through of PC structure, which currently relies on estimates.

Proposal of PC Core System for Modular Housing (모듈러주택 적용을 위한 PC코어 시스템 제안)

  • Modular construction is popular as a smart building system because it can shorten the construction period. This study proposed a precast concrete (PC) core system that can further shorten modular construction time. The system was developed and its structural performance was verified through computational analysis. The proposed PC core system is a complete PC construction method using dry bonding. The results of the study indicated that the proposed PC core system has structural stability and performance suitable for modular housing.

  • Over a few decades, off-site construction (OSC) has been widely used for building and bridge constructions. OSC is a construction method that build structures at a different location than the location of use, and normally it occurs in a manufacturing plant. There are many studies on the perceived benefits of OSC, yet relatively few studies which quantitatively assess the benefits and factors affecting the decision of the use of OSC have been investigated. This study investigates the influencing factors of the use of OSC system and its revitalization solutions in the construction industry. As the research method, interview and questionnaire survey are conducted by visiting industry experts of OSC and sending a questionnaire to the OSC stakeholders including engineers, manufacturers, contractors and clients in the United Kingdom (UK). The construction industry of the UK is targeted for the study since it has a number of commons with the Korean construction industry in terms of the structure of the construction industry and current low take-up of the OSC. The survey provides the results that the reluctance of clients to use OSC is the key factor of the slow use of OSC despite of the perceived benefits of OSC. In addition, in order to revitalize OSC in the construction market, three revival recommendations are suggested based on the survey results.
