A Study on the College Students' Awareness and Preference about House Sharing (대학생의 하우스셰어링 의식과 선호에 관한 연구)

  • This study examined the general housing awareness and awareness on house sharing of college students who are present residents as well as potential residents of shared houses. To achieve this purpose, structured questionnaires were used as a survey tool to understand students' awareness on housing and opinions on house sharing including a range of space sharing, preferences on house mates, and demands on services and facilities. The survey was conducted of college students in Busan, and the data were analyzed by the PASW Statistics 18.0 program. The findings of this study are as follows: 1) The housing awareness was categorized into seven factors by factor analysis. The subjects valued 'personality factor' in the housing awareness. 2) Regarding preference of house mate type, participants preferred a person who has similar lifestyle and in the same gender. 3) As for the space sharing, the subjects didn't want to share a bathroom and shower. Also, they preferred medium or large scale dormitory layout type to small sized apartment type. 4) The most positive aspect of house sharing was 'Reduction of rental and maintenance cost'. On the other hand, 'Difference of daily life pattern' was the most negative aspect of house sharing. 5) In case of services and community spaces, they preferred 'delivery storage service' and 'coin-operated laundry facility'.

  • The purpose of this thesis is to derive the demand expediting measures of the garden-housing site suitable to the Pusan metropolitan region through understanding the characteristics of the preference based on the investigation of the demand. From the empirical study of the thesis, we developed the following demand expediting strategies of the garden-housing site. First, the development concept should be focused on the market demand and community building. Second, the garden-housing site has to be developed near the existing urban areas and the site must have the convenient facilities and infrastructures. Third, community building concept should be applied in the site design.

  • The purpose of this study is to analyse the housing values of the university student. The data is collected through the self-entry questionnaire that designed for this study. The 512 data obtained were analysed by Frequencies. Mean, Factor analysis, t-test, oneway ANOVA, $\chi$$^2$-test. Duncan's Multiple Range Test. The major findings are as follows: 1) The Housing Value was classified of 5 factors which Location-Environment. Social - Psychology, Physical factor of Housing, Life-Conciousness and Investmental of Value. 2) Their relevance variables of Housing value were sex, the educational course and occupation of their father and income. 3) Their preference trend of Housing appeared to the apartment and One-room system, and green tract of the space etc.

A Study on the Color Image Preference of the classroom in kindergarten (유치원 교실의 색채이미지 선호도에 관한 연구)

  • A kindergarten requires an approach to meet the nature and sense of children who is main users. This study selected 33 private kindergartens which were located within a housing site development zone in Gwangju since the 1990's, had single use, and was constructed in the last five years. Also the image assessment according to types of color scheme was made. Then the factors which affected preference by type were analyzed and the basic of color scheme in a kindergarten classroom was provided. The following results were obtained. First, types of color scheme in a classroom included identity 12.1%, similarity 51.5%, and novelty 36.4% in harmony, but no contrast and achromatic color, Secondly, the assessment of preference according to each type was mostly positive. The highest preference was found in similarity harmony of warm color(e.g. YR, Y) and bright, clear, nice, and strong images were high in assessment. The lowest preference was found in identity harmony of cold color(e.g. GY). This color system had no clear image assessment, except manly or strong. In particular, warm color showed higher preference than cold color in similarity, novelty, and identity harmony. Thirdly, the factors affecting the preference of color scheme in a classroom most were ‘stable - unstable’, ‘clean - dirty’, ‘bright - dark’, ‘nice - not nice’, and ‘vital - dull’.

  • This study aimed to analyze the housing lifestyles of one person households (OPH) with the perspective of digital placemaking in order to suggest the planning criteria for OPH house. The structured questionnaire survey was accomplished by 145 OPH. The main findings were as follows. (1) OPH's housing lifestyles were classified into four types composed of ten factors. (2) The user preference for the space organization was varied by four types of housing lifestyles. (3) Most OPH required the informational appliances and their needs for other digital appliances were significantly differed by four types of housing lifestyles.

Color Preference of the Elderly for the Apartment Interior Color planning (노인수요계층의 아파트 실내 색채계획을 위한 색채선호 연구)

  • The purpose of this research is to investigate the tendency of color preference for the elderly in housing. For this, a questionnaire survey was carried out with color chips and 9 photos of the living rooms which were chosen among apartment model houses in Pusan. Preference of color usage was measured by SD scale developed by advertising adjectives for the model houses. The result of this study are as follows: 1) The preferred color image was characterized as soft, warm and simple. The main factors of color image were identified and named as 'dignity factor' and 'personality factor'. 2) The elderly preferred G generally, but R for dominant color of the living room. They distinguished their attitudes about the color by the purpose of color usage. 3) For colors of architectural components of the living room, preferred colors were narrowed Y, YR and R for wall, art wall and floor. Beige was the most popular color in the living room for the elderly. This research can contribute to the basic data of color planning for the elderly housing.

Korean University Students' Preferences for the Rental Apartments and Housing Location Factors - Comparative Analysis between Korean and US University Students - (국내 대학생들의 임대 아파트에 대한 인식과 주거입지 선호 특성에 관한 연구 - 미국 University of Washington 사례와의 비교분석 -)

  • This paper aims at, firstly, analyzing the preference of rental apartment owned by real estate companies, and the characteristics of housing location factors which Korean university students prefer, secondly, examining the effect of location factors to housing preferences. Especially, comparative analysis between this study and US students' precedent case study are used, in order to derive the implications about the housing policy. The main results of this study are as follows. Firstly, according to the questionnaire survey results, a great part of Korea and US university students prefer rental apartments owned by real estate companies as next housing after graduation. And a meaningful part of them prefer rental apartments owned by real estate companies as permanent housings. Secondly, according to factor analysis, five new factors such as (1) housing condition, (2) facilities and management, (3) neighborhood, (4) reputation and policy, (5) accessibility are extracted. Finally, according to logistic regression analysis, "facilities and management" and "reputation and policy" factors influence the preference of rental apartment. Therefore, provisions of "facilities and management" and "reputation and policy" factor are important to activate rental apartments owned by real estate companies for young generation.

  • This study was conducted to guarantee elderly housing for the increasing number of elderly people over 85. It examined their preference of living with their children and continuously living in their current houses when they reach the age of 85. First, research shows that 69.8% of the elderly wish to live separately from their children in later years. Second, 61.9% of the elderly wish to continue to live in their current houses. Third, the elderly without a spouse, with lower levels of education and with a longer period of time in their current houses, prefer to live with their children. Fourth, the elderly who own a house, who have lived in their current house for a long time, who have a religion and who are satisfied with their houses, wish to continue to live in their current houses in later years. However, most of the houses have safety defects such as a difference of floor-level at the entryway, lack of gas and smoke detectors and slippery bathroom floors. Thus, the elderly need to be supported by providing proper housing renovations for their safety and wellbeing.

A Study on Visual Characteristic & Evaluation of the Super Graphic of High-raised Apartment Housing (고층 아파트 외관 슈퍼그래픽의 시지각적 특성 및 평가 성향에 관한 연구)

  • This study examines and analyzes the current status, characteristics and properties of Super-Graphic as a visual element with Super Graphic designed on the wall of apartment housing, typifies them and explains the preference and evaluative structure by each type. The results of this study are as follows: According to color environment of Super-Graphic, N-tone colors are 21.4% and YR-tone colors are 14.5%. In the whole distribution, cold color tone is 41.4% and warm color tone is 37.2%. In the brightness, 72.9% of the entire Super Graphic use high brightness and in the saturation, 51.2% show low saturation, achromatic colors are 21.4% and high saturation is 16.5%. As a result of conducting SD test to analyze the preference of Super-Graphic, 'wonderful' is most negative variable, followed by 'heterogeneous', 'splendid', 'romantic' variety'. Positive variables are 'monotone', 'stable' and 'calm'. As a result of factor analysis to reveal the evaluative structure of Super Graphic image based on the above results, five factors including brightness, saturation, stability, harmony and ordered are extracted and it is considered that these are important variables to be reflected in designing Super Graphic in future.

A Study on Characteristic Factors of Demanders Influencing the Intention to Move in Public Rental Housing of Seoul Citizens (서울시민 공공임대주택 입주의사에 영향을 미치는 수요자 특성 요소에 관한 연구)

  • The research study conducted logistics regression analysis through HLM (Hierarchical Linear Modeling) and presented the value of the outcome in order to investigate characteristic factors of demanders which influence the intention to move into public rental housing. (1) The results of the regression analysis of characteristic factors of household and housing were analyzed as having the significant effect on the intention to move in public rental housing, according to residents moving in monthly rent housing, residents' occupations, rental housing, the number of household, the location of surrounding public rental housing, monthly average income, children's educational level, the number of children, the types of housing and one's own house, in order, out of the types of housing tenure. (2) The results of the regression analysis of characteristic factors of the conditions of location were analyzed that out of the conditions of location of the top five areas in public rental rates, what influences significant effects on the intention to move in public rental housing is the location of surrounding rental housing, income, the number of household and children, children's educational level, job state, housing types, ones' own house, rent housing, monthly rent housing, in order. (3) In case of Seoul, Expanding public rental housing is inevitable in order to stabilize ordinary people's housing stability, owing to the high and rental prices of private housing. Nevertheless, an accurate analysis of the intention to move in public rental housing has not been conducted. Eventually, the research was, thus, conducted, based on the fact that the preference on public housing is low. According to the analytic results of the study, it is required for the government institutions and agencies should consider individual and local characteristics and provide an alternative that meets the real situation, in order to help ordinary citizens with low incomes stabilize housing.
