Effect of Housing Economic and Regional Characteristics on Life Satisfaction of the Elderly: Focusing on the Mediating Effect of Self-Esteem (주거의 경제 및 지역적 특성이 노인의 삶의 만족도에 미치는 영향 : 자아존중감의 매개효과를 중심으로)

  • The purpose of this study is to understand the effects of housing economic and regional characteristics on the ife satisfaction and the self-esteem of the elderly and how their self-esteem mediates the effects of housing economic and regional characteristics on their life satisfaction. The main results of the study are as follows. First, housing economic characteristics such as housing prices, occupancy area per resident, and ratio of utility cost to total living costs had a significant effect on the elderly's life satisfaction and self-esteem, and the elderly's self-esteem mediated the effect of the economic characteristics of housing on the life satisfaction of the elderly. Second, residential area, a regional characteristic of housing, had a significant effect on the life satisfaction and self-esteem of the elderly, and the self-esteem of the elderly mediated the effect of the residential area on the life satisfaction. Thus, because elderly housing welfare policies related to housing economic and regional characteristics affect the elderly's life satisfaction, a psychological welfare, through a mediating effect of the elderly's self-esteem.

Analyzing Factors and Impacts of Regional Characteristics to Regional Economic Growth in South Korea (우리나라의 지역 특성이 지역 경제 성장에 미치는 요인과 영향 분석)

  • This study analyzed the factors affecting economic growth using multiple regression model and Geographically Weighted Regression in consideration of population, industry and employment, housing and political characteristics on economic growth by region. The analysis results are summarized as follows. First, the total employment growth rate, manufacturing employment growth rate, local election turnout and the level of party consensus between the central and local governments are having a positive impact on regional economic growth. Second, according to the GWR analysis, the population has a positive impact on economic growth in the southern region of Korea, and the increase in the total number of employees has a positive impact on the southern region of Gyeonggi Province, Gangwon Province, North Chungcheong Province and North Gyeongsang Province. Finally, the voter turnout of urbanites is positively affecting economic growth in South Chungcheong Province, Gangwon Province and the southern coast, while North Jeolla and South Jeolla provinces have a positive impact on economic growth as the parties of the central and local governments are equal. The results of this study may suggest the role of local government for regional economic development.

  • China is in the process of carrying out socialist planned economic system and capitalist market economic system along with its reforms and opening. In the process, the problem of poverty is surfacing along with the commercialization of housing. In this study, we've analyzed China's social security system through literature at home and abroad based on the concept of place poverty, and have pointed out the characteristics and problems of Chinese urban housing reform centered around what we've identified. Furthermore, we've divided up China into 8 zones, and have examine the characteristic of each area by population & social index, economic index, and housing index. As a result of analysis, the process of urban housing reform had an effect on housing poverty, and appeared to have different characteristics by zone. In this study, since China's situation by area is very diverse, it presents a point that we must approach with not a monistic method but a pluralistic method regarding housing policy.

  • This paper aims to figure out properties of housing system under the socialist market economy, which is formed after China's Reform and Opening-up. The characteristics of Chinese housing system under socialist market economy are actually a subtype of capitalist housing model because of the existing clear commodity housing market and the weakness of public land ownership. Furthermore, the government is leading agent of the capitalistic transition and marketization. Also this government-driven marketization has specialty on the feature based on the socialist tradition such as public land ownership.

  • The purpose of this study is to identify determinants of economic aid regarding housing and cost of living for the newly-married households. This study applied the binary logit model to figure out the determinants of economic aid from their parents for the households. With utilizing the Newly-Married Housing Survey data in 2015, this study found that housing characteristics and level of housing expenditure leads to the economic aid from their parents. In particular, the housing price and transportation condition increase probability the financial aid from parents when the newly-married household starts their housing career. In addition, this study found that the items of housing expenditure increase the probability of economic aid for their cost of living. To improve the independence of newly-married household, the government should adopt the housing policy for stable housing price and alleviate the burden of housing expenditure. The significance of this study is analyzing the economic aid from their parents on newly-married household regarding housing economic issues and suggest the policy for independence of living from their parents.

  • The study background is that Mo-Jung happens as the produce of the agricultural society but it is not easy to find it beside Ho-nam area. Because of this, it results construction has. The study progress is to understand the happening time, and regional cause the Mo-Jung construction has. The study progress is to understand the happening time of Mo-Jung, constructional meaning, and the meaning of Mo-Jung with the investigation method of literature consideration of the village society, data of the existing study, survey investigation, interview, and question through the process of analyzing the characteristics of differentiation of the village and Dure organization. 1. Mo-Jung construction has the meaning of vernacular construction reflecting the meaning of village community intensively as an element comprising the village, and the territory of Mo-Jung space is revealed as the male space. 2. The economic wealth of the village community and the image reflecting the community sense are stood out. 3. It is the reason why Mo-Jung construction is limited to Ho-nam area and is explained as the life style difference each village community has, the regional characteristic difference Dae-dong play of Yong.Ho-nam areas have, etc. so to speak. 4.   • The advent of an aging society has raised the necessity for housing development to meet the growing demands of baby boomers expected to act as the main consumers in the future housing market. This study aims to identify the characteristics of apartment houses favored by baby boomers in their post-retirement plans. Based on a literature review and survey, the study is targeted at a certain baby boom generation residing in mid- sized and large-sized apartments with a floor space of more than 30 pyeong in Gangnam, Seoul. The study reveals that baby boomers favor an active post-retirement life where they can enjoy proper leisure without considerable change in daily routines, and for that reason they choose an apartment house well equipped with neighboring, convenient facilities for their post-retirement. Their housing size shows a downward tendency in response to changes in economic conditions and number of family members living together. Health-related factors such as a comfortable natural environment and greenery also play a key role in their residence selection. Their regional preference is divided into the downtown and suburbs, and thus it will be necessary to satisfy the needs of these two consumer groups in the future housing market. This study lays the foundation for offering basic materials for the development and marketing of apartment houses.

The Analysis of Regional Characteristics of the Aging Population in Korea (한국 인구고령화의 지역적 특성 분석)

  • This paper investigates both the spatial patterns of aging population and its formal regional structure in 2010. The results are as follows: first, aging index shows high values in remote mountainous and coastal regions while showing relatively low values in Capital Region and large provincial cities. Aging index has low negative correlation with such variables as population increasing rate, ratio of youth population, ratio of apartments, and ratio of newly built housing. However, aging index shows high positive correlation with variables including ratio of single unit house, ratio of aged peoples' house ownerships, ratio of welfare recipients, ratio of old housing, and number of public healthcare facilities. Secondly, four factors are identified from factor analysis including aging factor, welfare factor, economic vitality factor, and new town factor. The aging level of a region is negatively related to the strong level of those factors. Thirdly, cluster analysis results in four different types of formal regions including rural mountainous coastal type, rural non-capital region type, large metropolitan type, and provincial industrial city type.

An Analysis on the Change Factors and the Spatial Pattern of the Housing Market Structure (주택시장의 구조변화요인과 공간적 패턴 분석)

  • The housing market is transformed by a variety of socio-economic characteristics, also appeared differently according to regional characteristics. This study aims to draw out the change factors influencing on the housing market structure and to analyze the drawn factors' distribution pattern by area. For this purpose, First, targeting 251 areas in the units of city, county and districts nationwide, this study drew out demographic, socio-economic variables influencing on the housing market structure for 5 years ranging 2005 to 2010. For that, the factor analysis was conducted. Second, this study grasped the change factors of the housing market structure's spatial patterns using the kriging method, a spatial statistical method. Third, this study used the Moran I, one of spatial autocorrelation analysis methods in order to grasp whether the factors had statistically significant concentration or dispersion or showed a random distribution pattern.

Economic Self-Sufficiency Criteria for New Town Planning by Network Characteristics (도시네트워크 특성에 따른 신도시 경제적 자족성 기준 연구)

  • As the spatial structure of a region is evolving into a decentralized multi-nucli model, networked connection among cities in a region is emerging as an important issue to strengthen regional competitiveness. This paper focused on the limitation of current new town planning criteria which just suggest a uniform standard for economic self-sufficiency by new-town size, without representing the network characteristics of new town. If a new town is planned as a economic strongpoint within a region, it needs to secure appropriate industrial functions. This study classified the characteristics of new towns by network analysis and reviewed the economic self-sufficiency criteria by new town types. Using various network connectedness indices, the 1st and 2nd round new towns in the capital region were analyzed, and land-use distribution of new-towns in other countries were also examined comparatively. The network characteristics of new towns are classified as three types: mono-nucleus, distributed center, and dependent. Based on this classification, planning criteria for self-sufficiency were compared among 6 new towns. This study provides implications for the amendment of "the sustainable new town planning criteria" or the revision of development plans.
