TACT Modification Methods for Responding to Delay in Winter Season (동절기 공정지연 대응을 위한 TACT 공정 조정방안)

  • Construction projects are being more complicated in proportion to the economic development. Process management is a critical issue in the construction that decides success of a project. Especially, a TACT method which divides and manages resources to repeat each activity is more important. Although becoming an issue dealing with the delay at winter season, it is not property developed. This paper suggests 'activity priority method' and 'TACT unit method' through case study. We validate necessity and efficiency of the TACT method through simulations and a survey. We expect cost reduction by decreasing unnecessary spending.

  • The sum of each work duration are entire period in construction project. Each work occurs to be late, the total period of construction project will delays. Therefore, the total period of construction project will not be delayed if probability of work progress makes higher. Finding each work constraints performs constraints analysis in process of construction for checking probability of work progress. Grasp work constraints through the constraints analysis and removes. This research will show preventing delay of construction project, through work condition analysis process.

  • In constructing projects, there exist various kinds of work interferences, which cause a delay of the outset and completion of planned schedule because of some attributions, such as variability, uncertainty and complexity, and so schedule delay has been treated as a natural phenomenon. To reduce or prevent the schedule delay, a constant confirmation of schedule delay and a preparation of counter plans for finding out the cause structure of schedule delay should have been done. However, all this time the research has been mostly done on the calculation method or claim cases of schedule delay, and the range of analysis method of the cause structure of schedule delay has been multifarious from industrial views to views of specific work. Moreover, the classifying system and analysis method did not consider the trait, which cause the schedule delay, in constructing projects. For this reason, it is difficult to compare the cause of delay factors of the projects and to understand the effect of schedule delay by each factor. This paper restricts the range of the cause analysis of schedule delay to the field of site management in the projects and divides the cause structure of schedule delay into the cause objects and cause attributes of schedule delay according to the input elements. The system of classifying causes of schedule delay is examined by interviews with experts and questionnaire. Additionally, this paper analyzes the attributes of cause attributes and cause subjects and presents the analysis method and procedure of schedule delay with the application of VSM.

  • The factors of uncertainty such as work delay could cause many problems, for example, increase of construction cost and terms of work, and the deterioration of quality. Because of these, the uncertainty risk is regarded as an important management factor to obtain the success of construction project. So, the systematic management plan about the uncertainty factors is needed because it plays an important role in the completion of entire project. And also analysis of some factors which can cause the work delay can be one way of improving construction project's certainty and making it competitive. In this reason, we have to make an effort to set a priority based on analysis of quantitatively numerical value about work delay factors to manage them effectively. Thus, this study aims to suggest the basic data for the effective management and prevention of work delay in steel-frame work which is progressive actively now, along with increasing of demand of high-rise buildings by analyzing each reasons of work delay factors and also by suggesting important management factors that are coded according to each construction work using FMEA method which could give a data about the importance of work delay factors through quantitatively numerical value.

Simulation Modeling for Productivity Analysis of Concurrent Construction Method of External Insulation Finishing System in Apartment (공동주택용 외단열 적층시공 공법의 생산성 분석을 위한 시뮬레이션 모델 개발)

  • Traditional External Insulation Finishing System(EIFS) is applied to apartment construction by performing structural framework and insulation finishing work sequentially. Separate execution of the three works increases construction cost and duration. Concurrent construction method of EIFS, which performs framework and insulation finishing work simultaneously, is introduced in order to solve these problems. However, the introduced method is exposed to the risk of construction delay caused by bottlenecks due to interacting processes and resources. Therefore, this paper presents a simulation model suitable for estimating work productivity of the concurrent construction by considering predecessor and successor processes to optimize resource allocation and minimize construction delay.

  • These days buildings have more possibilities to occur construction delay as many variables and risks are inherent in them due to the enlargement and complexity. When a project is delayed, it generates extra working expenses and this causes a dispute between the employer and the constructor. Most construction sites conduct emergency construction work to recover the delay of the project duration. When an emergency construction is carried out in the actual construction site, it's necessary to utilize and distribute the proper working groups based on the procedure of successor and predecessor. Many constructions, however, have been going only with more number of work forces and working time. This study suggests a process management optimization plan with an application of emergency construction scenario by using linear programing.

Causes of Delay in Tall Building Projects in GCC Countries

  • The 21st century is witnessing a rapid growth of tall buildings in urban centers globally to create more urban space for an anticipated urban population. Tall buildings, however suffer from incessant delays and sometimes total abandonment. Consequently, this study investigated and ranked the causes of delay in tall building projects, while focusing on the Gulf Cooperation Council (GCC) countries. Initially, 36 common delay causes investigated globally were categorized into 9 groups, and then further ranked utilizing the Relative Importance Index (RII) through a questionnaire survey. Tall building professionals in the GCC countries (Saudi Arabia, United Arab Emirates, Bahrain, Kuwait, Oman and Qatar) were contacted. The respondents' categories include Consultants, Contractors, and Clients' Representatives/Facility Managers. The results reveal that the top three causes include "client's cash flow problems/delays in contractor's payment", "contractor's financial difficulties", and "poor site organization and coordination between various parties". The findings from this study could help construction professionals develop guidelines and controls for delay mitigation, as well as support them in risk-based decision making in the planning of tall building projects.

Delays and its Analysis: Indian Residential Construction Projects

  • In almost every construction project, delay is an inevitable yet controllable phenomenon. The Indian construction industry encounters an enormous amount of delays in projects. Delay affects both time and money in the forms of schedule and cost overruns, respectively. Due to impressive and dynamic growth in the Indian construction sector, planned efforts are essential to limit these undesirable delays. On account of the surge in the rate of residential building construction, the task of identification and analysis of the delays in residential projects in India has been attempted by the authors. A questionnaire survey was conducted involving 100 stakeholders. Further analysis included an Importance Index to rank the identified delays, Principle Component Analysis for advanced statistical analysis, and Correlation Analysis to check the extent of agreement amongst stakeholders. Conclusions drawn with reference to the analysed data eventually reflected finance-related issues, as well as labour related problems as the dominating causes of delays. The aim of the research is to provide insight to the construction stakeholders and researchers, on an international scale, with the obtained results.

The State of Schedule Management and the Recognition of Duration Shortening (공정관리의 실태 및 공기 단축에 대한 인식정도)

  • Construction projects are based on the actual field, so if the construction schedule that is established in the construction plan is delayed or extended for various reasons, construction companies are vulnerable to claims, and thus strive to complete a building within the planned timeline by shortening the construction time. Therefore, this study surveyed technicians in apartment construction in Gwangju, and studied their perceptions of the actual conditions of process control, construction time needs, goals, and methods. The results showed that the organization of the process control department and professional employees was lacking compared to other regions. The need for construction time was perceived as high, while the reduction of the construction cost was perceived as low. Regarding the reduction goal, they perceived highly the preparation for the delay of construction time and various claims, and for the reduction method, they mentioned the extension of working hours and the increase in employees. Based on the results of this study, technicians should consider that a reduction of construction time not only can make up for a delay in construction, but is also closely related to improvements in production through reduction of cost, and increased international competitiveness.

  • A construction claim is generally caused by several causes, and in the case of developed countries, the most fundamental problem in most claims is a delay claim. Also, it is predicted that the trouble will increase by this one in a domestic case as well. Even though the construction claims occurred by the delay claim are the most frequent ill construction project, it is very difficult to analyze due to the complexity of occurring forms. Therefore, the rational judgement and the solving method need to be concerned through the accurate understanding the clauses accepted in a international contract execution and a domestic contrail when the claim occurred. The purpose of this study is to present problems and improving methods by comparing FIDIC with a domestic accounting regulation in order to expand a general condition into the international contract condition.
