TOWARDS A SPATIAL FRAMEWORK FOR SUPPORTING BUILDING CONSTRUCTION INSPECTION

  • The process and efficiency of monitoring building and construction violations is a concern of the construction industry. The detection of violations requires appropriate and sufficiently accurate spatial information to manage and support a comprehensive inspection process and monitor compliance. A building inspection workflow must extract appropriate spatial and measurement in-formation from a variety of sources, identify potential violations across a range of compliance criteria and determine the quality of resulting inspection reports. This paper presents a framework for supporting building inspections using spatial information and methods to detect construction violations and compliance. Current inspection processes involve issues around the identification of building violations, access to building regulations and existing spatial information, integration of a range of spatial and non-spatial information, and the quality of decisions within the inspection workflows. A survey of building inspectors was conducted and used together with the issues identified to establish the requirements for a spatial inspection framework. The results demonstrate how such a framework can support improved decision-making and reduced fieldwork effort in detecting and measuring the accuracy of building violations involving building placements, street offsets and footprint areas.

  • We need the contingency cost in order to deal with the uncertainty to be accompanied inevitably at the construction and an every kind risk not to forecast in advance. And also the contingency colt needed for the change order and we need it for reduction of the delay and reduce the trouble between owner and constructor. This study, through checking and analyzing the risk factor, in the step of domestic construction, suggests optimal management reserve to specific business about the contract type and the scale. The main results of this research are summarized as follow. First, I investigated the recognition about the contingency cost, grasped the risk to be happened at the construction step and found out the frequency occurrence, through making up question to engineer are carrying out their job in the domestic construction. Second, I computed optimal contingency cost rate by the statistics investigation, and proposed an improvement plan and problem when compute a contingency cost.

  • This study is aimed to get clear model for CM fee level in public construction project. For the practical use and main target, CM for fee contract only is assessed and analysed. Cost estimate by percentage of total contract sum and method based on the historical construction data have significant deficiency. An regression model and probabilistic model are suggested with 9 independent variables. In the case of limited work scope, an element based floor area model is suggested and concluded with fish-bone scheme.

  • This research and project is going on the Korean government. The objective of project is that developing total energy management solution. So, this paper is going to introduce a proposal that energy total operating system development using spatial information visualization and energy monitoring. It could efficiently operate the building energy wirelessly controling cooling/heating, lighting, air-conditioning and geothermal system. The metering data is collected to total database. The data is linked to BAS gateway, which is connected the device by the standard protocol.

  • Construction project involves numerous repetitive operations. Especially in high-rise and apartment houses projects, the amount of repetitive operations increase and a preceding operations delay causes serious damage to the total duration of the project. This study deducts work delay factors by site engineer interview and survey. The study analyzes daily report data to deduct crucial processes affecting masonry work which has been investigated to be one of preliminary processes conducted at the beginning of finish work.

  • This study compared and analyzed the job importance that site managers perceived by dividing the study scope into customized and expansion remodeling projects and deriving the job descriptions from previous studies. As a result, a total of 7 construction stages and 53 job descriptions were derived. As job importance in customized remodeling projects, removal and demolition works were the most important, followed by preliminary survey, and repair and reinforcement works. In addition, as job importance in expansion remodeling projects, preliminary survey is the most important, followed by civil engineering work, and repair and reinforcement works. It is considered that the job importance of the remodeling projects derived in this study will contribute to improving their job efficiency in the future.

A Model to Decide the Approach to Build Data Warehouse considering Project′s Environmental Factors (프로젝트 환경요인을 고려한 Data Warehouse 구축방법의 선택모형)

  • Today's businesses are experiencing intensive global competition and the most accelerating pace of change ever. Competitors have sprung up that were not even on the business's radar. This environment impacts all decisions and strategies as business try to dominate their market or their industry merely to survive. So recently most of organizations are considering on building the data warehouse system to pursuit the business intelligence. We need the proper model to guide the approach to plan building data warehouse system when we want to plan it in considering the organizational status. Therefore we suggest a model to decide the approach to build data warehouse considering the project's environmental factors. First we review Ronald S. Swift(1998)'s five environmental factors that we have to consider when planing to build data warehouse. Then we propose a model to decide DW approach by the degree of those factors to be measured. DW approaches in this model are classified in conservative approach, technological approach, increasing approach. enterprise- wide approach, and ideal approach.

  • The delay of the completion of the construction project occurs frequently because the origin schedule is affected by numerous factors that contribute to the overall delay in completing the project. But in our country. the dealing with a claim is not sufficient yet by reasons of fairl relation between owner and constructor, cognitive shortage in claim, and such. especially they have make a wrong application of baseless the rule. In this study. we make a rational model ; that includes calculating of dispute costs, and suggest the solution and the prevention for claim by considerating the law followed liquidated damages.

  • During the financial crisis in the late 1990s, we witnessed the large corporations failing at one moment. It is clear that the debt-dependant size augmentation and duplicate investment, and the failure in fund liquidity adjustment were the greatest causes rather than the long-term strategic advantage. Such fact, however, has led to the introduction of advanced financial techniques and security/management of fund liquidity. In order to propose a method to secure fund liquidity at the construction level, this study considers the documentational/precedent studies on project financing among fund procurement methods. And the fund liquidity status at construction level is investigated domestically/internationally to analyze the fund flow. Finally, the actual data is used to analyze progress rate and sales rate to end with the proposal of the method to secure fund liquidity in the progression of this study.
