Analysing Construction Cost Index Fluctuation on Apartment Housing (공동주택 건설공사비지수의 변동추세 분석)

  • The basic type construction cost which is the base of the building cost estimation is being adjusted according to the price changes by utilizing the apartment construction cost index in order to flexibly operate it. In this study, we analyzed the change trends and characteristics of the housing cost index for the basic type building cost model project operated from September, 2012 to March, 2018. As a result, the increase in material costs is slight while the share of the labor cost increased in the construction cost due to the rise of labor unit price, leading to a perceived increase in sensitivity of labor costs. We should be careful to keep the sensitivity of the material cost and the labor cost to an appropriate level so that the index may not be distorted.

  • The Residential Building Cost Index which presents price variation of construction resources required in a residential building project in single value, has been compiled to evaluate appropriate level of the price variation. This research reviewed the compilation methodology for Residential Building Cost Index based on comparative analysis on domestic statistics and proposed the Residential Building Cost Index through a variety of case studies. It would facilitate monitoring the price variation of a residential building cost and contributes to enhancing the applicability of construction cost data.

  • This research developed construction cost forecasting model using Building Construction Cost Index, time series analysis and Artificial Neural Networks. By this model, we could calculate the forecasted values of construction cost precisely and efficiently. And we also could find out that the standard deviation of forecasted values is 0.375 and it is a very exact result, so the standard deviation is just 0.33 percent of 112.28, the average of Building Construction Cost Index. And it show more exact forecasting result in comparison with Time Series Analysis.

  • Index adjusted ration method has been widely utilized in public construction secter for contract sum adjustment by price fluctuation. In this method. the Production Price Index are used for calculating the base ratio. but the PPI can't reflect the property of construction project in respect of the selected item and weight structure. In this research we prove the problem of using the index adjusted ration method in contract sum adjustment by price fluctuation. and improve it by using the construction cost index. which has the property of construction project. And the result. we figure out the difference between the PPI and CCI by $6.7\%$ in maximum value.

This study, based on 3 years of weather and fatal accident data, explains the association between fatal accidents in summer and discomfort index and proposes management directions.

  • Green building certifications and environmental assessments are extensively implemented and studied to decrease the environmental impact during the life cycle of buildings. However, most of them are not appropriate to assess the environmental performance during the construction phase due to the difference of environmental factors. To develop an environmental index of construction projects, normalization should be conducted to compare the relative impact of each factor. As a first step, this study deduced normalization references of 4 environmental factors : noise, waste, greenhouse gas, and dust.

Site Quality Evaluation Prototype for Building Deck-plate Construction

  • Deck-plates are widely used on construction sites, and have the advantage of enabling contractors to achieve a relatively uniform quality. But nevertheless, quality deviation in deck-plate construction can occur as the result of differences in site conditions and the experience of crew workers. In this study, the authors present a site quality evaluation prototype for building deck-plate construction. Through analyses of case studies and interviews with experts, standard quality check sheets and a quality management index were developed by estimating the importance of quality check items based on a Failure Mode and Effects Analysis (FMEA) method. The applicability and effectiveness of the prototype was evaluated through a case study and interviews with case participants. It was found that the prototype promoted an active quality management as a way of continuously improving quality management in deck-plate construction instead of passive quality inspection practice.

  • Construction Cycle Trend Survey, which survey total value of orders and realized amounts monthly, is a valuable statistics that used to quick grasp or forecast the trend of domestic construction business. In recent periodical survey quality diagnoses, few professional users named a problem that Construction Cycle Trend Survey could not get together with the current state of the construction industry. This study examined weather Construction Cycle Trend Survey reflects the economic sentiment of construction business or not. Paired t test was performed between Construction Cycle Trend Survey and Construction Business Survey Index (CBSI), and significant differences were verified.

  • Domestic construction companies have difficulty in establishing strategies when entering overseas markets because they do not have an overseas construction economic sentiment index to refer to for data on overseas construction prospects. Considering that the fluctuation of overseas construction orders over the past decade has been substantial and large companies and SMEs are actively advancing overseas, this study developed an evaluation model for an overseas construction business sentiment index to grasp the economic experience of overseas construction companies. In 2021 Korean companies earned 30.6 billion in overseas construction contracts, 87% the level of the previous year, despite difficulties such as COVID-19 and low oil prices, thanks to efforts by construction companies to strengthen their strategies for entry, such as regional diversification, and government support for winning orders. Since the overseas construction industry fluctuates greatly due to changes in the international environment, it is necessary to investigate and analyze the economic sentiment index of overseas construction companies. In particular, despite the increase in overseas expansion of small and medium-sized construction companies and engineering companies, the provision of information on the overseas construction market sentiment index is insufficient, limiting the establishment of strategies for overseas construction expansion. Therefore, this study intends to develop an overseas construction market sentiment index model that can understand the economic sentiment of overseas construction companies, provide a forecast for overseas construction, and use it to establish overseas construction strategies and policies.

  • This study analyzed diversification and diversification indices by region and construction type of overseas construction in major global countries using the Berry-Herfindahl Index. The analysis found that advanced European countries account for most of the countries with a high overseas share of global design and construction companies, and a high degree of diversification by engineering and by region. Korea is pushing for diversification through the specialization of construction enterprises by type of construction, and design enterprises are concentrated in some areas and specializations by type of construction and region. In the future, Korea's global construction companies need to strengthen their overseas competitiveness by diversifying their overseas business areas and their industrial sectors in the way that advanced countries have.
