Unattended Trends and Retail Locations: Focusing on Unmanned Convenience and Discount Stores in Seoul (점포의 무인화와 소매점 입지: 서울시 무인 편의점과 무인 할인판매점을 대상으로)

  • The purpose of this study is to analyze the location characteristics of convenience stores, a consumption industry that forms a new retail environment and implements unattended, and reveals the geographic factors that affect its location. For this purpose, we first examine the growth and regional distribution of manned convenience stores and then construct a gamma generalized linear regression model that explains the distribution of the unmanned convenience stores as well as the manned and unmanned combined convenience stores. As the result, it was observed that the unmanned convenience stores and the unmanned discount stores are located close to public transportation facilities and they have relatively little movement of the population but they are distributed in areas with a higher density of young residential population and densely distributed retail stores and restaurants. The effects of demographic factors on the location of the unmanned convenience stores and the unmanned discount stores differed according to the scope and characteristics of their sales items. Our findings provide an empirical basis for subsequent academic research as an initial study that identified geographic factors influencing the selection of opening locations for unmanned stores.

The Effect of Retail Site Characteristics and Out-door Promotion on the Retailer's Performance (소매정의 입지축성과 점두판촉이 소매점성과에 미치는 영향)

  • The purpose of this research is to find out what factors have an effect on the retailer's performance. Most of the former researches in the similar fields performed their study based on the customers reasons for revisiting or store loyalty. But this research has been done not based on the customer but based on the retailers. It means that the data was collected from individual retailer. Considering the former research and characteristics of the franchisee retailers, size of temporal population around the retailers, visibility of the retailer, competition situation, out-door promotion, street shelf, size of the retailer were selected as factors affecting on the retailers performance. As a performance variable, number of visitors happened to observation period. Data collection was performed through the observation of the retail circumstance and interview with the retailers owner. As meaningful variables affecting on the retailers performance, size of temporal population around the retailers, visibility of the retailer were found in the 5% significance level, and out-door promotion, street shelf, size of the retailer in the 10% significance level, whereas competition situation did not have effect on retailers performance. Finally, we discuss several theoretical and practical implications, and suggest limitations for the research and future research issue.

  • 본 연구에서는 소매업 변동에 관한 제 이론 검토와 입지 이론에서는 수요이론과 공급 이론에 대하여 두 이론이 부분적 적정성을 갖는 한편 양 이론이 동시적 고찰하지 못함에 따라 소매업태 입지 관련 적용에는 한계가 있다는 점을 지적하였다. 체인오퍼레이션의 의사결정 프로세스 분석을 통하여 새로운 체인 입지와 관련 문제점으로 공간 경쟁 효과와 시스템에 대한 매력효과를 검토하여 장단점을 복합적으로 반영하여 신규 출점 입지 의사결정을 하여야 한다는 것이다. 기존 선진 소매기업의 의사결정 기법을 통하여 국내 기업의 입지 의사결정에 기초 자료로 제공하고 실증 연구로서는 포화기 단계에 들어선 한국 할인점 시장(인천지역 T사의 기 출점)을 대상으로 의사결정단계의 일반 기준과 세부 기준을 제시를 통하여 AHP(Analytic Hierarchy Process) 계층 분석 방법으로 중요도를 평가하였다.

관찰 자료를 이용한 소매점포 성과의 결정요인

  • 점포선택에 영향을 미치는 선행변수들을 규명한 기존 연구들은 주로 점포 방문행동에 초점을 두고 진행되어 왔으나, 이러한 점포 방문행동이 과연 실제 구매행동으로까지 이어질 것인가에 대한 연구는 매우 제한적으로 이루어져 왔다. 본 연구에서는 관찰 자료를 이용하여 점포선택의 단계를 점포방문행동과 실제 구매 행동으로 분류한 후, 이들 각 단계에 영향을 미치는 요인들을 탐색적으로 실증하는데 그 목적이 있다. 소매점포를 대상으로 수집된 관찰 자료를 이용하여 분석한 결과, 경쟁점포의 수를 제외한 유동인구, 소매점포의 시계성과 같은 소매점포의 입지요인과 점포의 크기, 가판대 설치, 판촉 행사와 같은 소매점포의 마케팅 요인이 점포방문행동에 유의한 영향을 미치고 있는 것으로 나타났다. 또한 점포방문행동이 실제 구매동향에 미치는 영향력은 주효과뿐만 아니라 상품구색과 같은 점포내부요인과의 상호작용효과가 존재하는 것으로 밝혀졌다. 끝으로 이러한 결과의 이론적 및 실무적 시사점이 논의되고, 연구의 한계점과 미래의 연구방향이 제시되었다.

  • The purpose of this study is to extract the main locational factors to affect the location of Convenience Stores (CVS) in Songpa Gu, Seoul by using Geographic Information Systems. The procedure of research has three steps. First, the spatial distribution of CVS in Korea is analyzed by the places and time. Second, the main locational factors to affect the location of CVS in Songpa Gu are extracted. Finally, the potential locational zones where are selected by extracted locational factors are compared with the actual distribution of CVS in Songpa Gu. The main locational factors to affect the location of CVS include factors of the numbers geocoding method in GIS, it can be idenified that the 58 stores are located in the potential locational zone. However, this study has limitation to extract potential locational zones in detail. There are still difficulties to collect appropriate data for land use buildings as well as data for consumer behavior and regional characteristics itself.

  • The purpose of this study is to understand major factors of site selection of convenience stores in Busan and Gyeong-nam Region. This will be done by analyzing correlations of sale, profit and localization factors and choosing the major correlation factors out of them and carrying out regression analysis to analyze each factor's influence extent. the competition factor : It is shown that the competition factor has significant result with the sale and the profit and the effect of that is proved the biggest among all location requirements. Therefore, the competition factor is the most important factors above all. By providing recently standards and implications of site selection of stores, this study suggests a guideline for site selection not only to prep entrepreneurs and store developers but also prep entrepreneurs of retail store.

  • 이 연구는 농협 하나로마트를 표본점포로 하여 슈퍼마켓의 점포성과에 미치는 영향요인을 규명하기 위한 것이다. 기존의 유통관련 선행연구가 소비자조사를 통한 점포선택이론 중심으로 접근하였다면, 본 연구는 소매공급 측면에서 접근했다는 점과 소매입지모델 뿐만 아니라 소매경영이론 측면에서 내적요인까지 아울러 접근함으로써 슈퍼마켓의 점포성과에 대한 영향관계를 종합적으로 접근하여 규명하고자 시도하였다는 점에서 그 의의를 갖는다. 본 연구의 접근은 슈퍼마켓 경영에서 환경요인인 외적요인과 역량요인인 내적요인에서 점포성과에 영향을 미칠 것으로 기대되는 다양한 변수들을 선정하고, 이 변수들에 대한 검증을 통해 슈퍼마켓의 점포성과에 미치는 영향관계를 분석하였다. 분석의 신뢰도와 설명력을 높이기 위하여 변수별, 요인별 접근을 시도하였으며, 대상점포의 설명력을 높이기 위하여 동업계 편균대비 비교분석과 도시와 농촌간의 입지유형별 특성과 차이점을 규명하고자 하였다. 연구결과 현실적 측면에서 채용가능한 결과를 도출할 수 있었다. 본 연구가 대형 슈퍼마켓이 향후 유망업태로 주목받고 있는 상황에서 농협 하나로마트를 표본으로 하여 슈퍼마켓의 점포성과에 영향을 미치는 요인을 규명하고자 하였으나, 향후 슈퍼마켓의 점포출점, 전략수립, 점포운영 등에서 실질적인 방향성을 제시할 수 있도록 연구가 보강되어야 할 것이며, 나아가 타 업태 및 업종에 일반화될 수 있도록 기대한다.

  • This study attempts to investigate the spatial characteristics of cultural economies of Bukchon in Seoul, where abundant cultural assets exist. This area has been the administrative-political core locale since 14C, therefore, a lot of traditional- and contemporary-cultural facilities are remains, This area possessed unique place characteristics by coexisting traditional and modern cultures, and thus attracted to culture demanders. Recently many economic activities have increased in this area, and most of them are related with the cultural elements of the region, In particular creative retail shops, which produce goods by flexible-specialized production system, have been agglomerated in this area, The goods are designed, produced, and sold at the shop place. Most of them are uniquely designed hand made products, and produced a few amount. The economic value of these products related with the cultural environment of Bukchon. These creative shops emerged at the front of Samcheongdong street in the beginning, and then have diffused into the inside of Samcheongdong street and Hwagae street. The shops have very unique exteriors related with traditional houses in this area, and located on roadsides where are not many passerby. Most owners of the retail stores are highly educated and studied design, and produce goods by themselves at the shops. The reason that they opened their shops in Bukchon is directly related with the unique cultural environment of this area. They hope that more unique and artistic stores join this area so that developed this area as culture and fashion combined area.

Locational Patterns of Domestic Stores and Global Purchsing Offices of Multinational Retail Corporation: A Case Study of Daiei Superchain in Japan (다국적 소매기업의 국내 점포와 세계 사업소망의 입지전개: 日本 다이에 슈퍼체인을 사례로)

  • This paper examines the relationship between the locational patterns of global and domestic stores. Objective corporation for this research is the Daiei Inc., which is multinational retail corporation of general merchandise store industry. Used data are For the Customers and 1997 Annual Report published by the Daiei Inc. in 1997, and Worldwide Branch Location of Multinational Companies published by the Gale Researchy Inc. As a result it is recognized that the headquarters of supermarket companies are not necessarily established in the largest city of the store networks. In addition, the chani o stores does not always correspond to the economic territory area of a city or a regional urban system. Usually, supermarkets are established first one after another around the headquarter, so that the store network becomes intensive. Moreover, supermarket companies exhibit a tendence of expanding after having increased density of their stores in their indigenous regions. It seems that supermarket companies try to lay the foundation of their operation firmly on their indigenous regions, while they expand the store network into neighboring regions in order to enlarge their profits. This phenomenon appears more and less partly in the location of oversea purchasing offices. First oversea office location appears in neighboring countries whose headquarter is located in Japan. Another oversea office location is established in higher order city of another continent. Usally after the number of oversea offices increases in their headquarter's neighboring region, the oversea office network exhibits a tendency of expanding in another continents. in addition, network of oversea offices does not always correspond with world urban system. The location of oversea offices is formed, after internalization of supermarket stores was established in Japan. And when increasing rates of supermarket stores was low in Japan, number of oversea offices increased.

  • The retailing industry in Korea has developed with new store formats: supermarket, convenient store, discount Store, and super-super market. Also, there are confrontation and conflict between them, becoming a national issue. This study reviews the existing literatures in Korean geography of retailing and consumption and attempts to set forth the future research themes and topics. The review shows that the existing literatures disproportionately focus on location, diffusion, and market area of the new store formats. The future research themes and topics includes the marketplace combined with recreation, donation, environment-friendliness, or social welfare; marketplace as a part of global production and distribution system; expansion of marketplace into homes which are longstanding private space; spatial structure of retailing at various geographical scale.
