  • On November 1, 2010, the release of ISO 26000 was announced. ISO 26000 does not require 3rd party verification. But even though it is a standard that is voluntarily adopted, because the international standard for social responsibility can be applied as a trade barrier or business condition between countries, it cannot be ignored. So it is clear that we need to be alerted and prepared for this. This paper offers to help with such needs through organizations by developing an index that organizations can use to understand their current situation and diagnose themselves. This paper conducts a comparative analysis between the 7 core subjects and issues of ISO 26000, the existing indexes used by national institutions and the guideline for sustainable management report, the GRI, with the goal of developing a self-diagnostic index that organizations can utilize in order to diagnose their level of social responsibility. It is divided into the 7 core subjects with 181 measurement issues. There are 7 quantitative issues and 164 qualitative issues. The core subjects, excluding governance, are each alloted 14 points, while governance is alloted with 16 points, for a total score of 100 points. This paper is significant in that it is the first index to make self-diagnostic possible.

  • Established redevelopment and reconstruction projects were unified into one law in 2003 when the 'Act of Urban, Residential and Environment Improvement' was enacted. However, the act only focused on the improvement of the physical state of residential environments established by maintenance projects. In order to be effective, the law also needs to improve the nonphysical aspects of the residential environment. While conducting our research and comparing it with past research, we identified the major factors of residential preferences in order to extract and analyze the nonphysical state of residential environments. As a result, we found that social and economic factors are significantly more important to residents than cultural factors. Also, we found that in each district studied the housing preferences were the most important in redevelopment and reconstruction with the exception of Sangdang-Gu (where the community was the most important factor) and Hungduk-Gu (where the social factor was most important). For future purposes, it is necessary to consider the variables according to each location in order to reflect the needs of the residents when building an apartment complex within the redevelopment and reconstruction district.

Recently they are raising deterioration problems for aging more than 20 years. moreover, those problems show very special characters such as simultaneity and a large scale. The purpose of this study is to propose a direction for the development of the evaluating indicators to measure the level of deterioration of apartments. The level of deterioration of apartments can be evaluated by housing performance. In order to evaluate the deterioration comprehensively, the housing performance indicators should be developed on the social, economical, and physical dimension. This study analyzed the concept of the apartment deterioration and compared housing performance indicators through literature review. First of all, when considering various factors in the evaluation of the deteriorated apartments, such as evaluating ranges, attributes and dimensions, housing performance indicators should be structured with the hierarchical framework. Second, housing performance indicators evaluating the level of deterioration of apartments should include social, psychological, and cultural aspects of home environments in order to understand adequately the attitude of the middle class toward services that apartments provide. Third, in previous researches, most criteria have been developed and weighted based on only expert opinions regarding performance indicators. So, It is necessary to include residents' opinions in developing performance indicators since they can provide more practical and feasible aspects the experts could not experience or understand.
