기술 및 투자 가치평가를 위한 실무형 실물옵션 (Real Options for Practitioners on the Valuation of Technology and Investment)

  • There have been many solutions to overcome theoretical problems of the Discounted Cash Flow Methods, especially on the valuation of technology. Real Options are thought as a solution. There, however, are another problems in applying Real Options for the valuation of technology; diversity and complexity of models. This Paper recommends 5 models for the valuation of technology, especially for practitioners.

  • 초기 온라인 게임 개발사의 기업가치를 평가함에 있어서 실물옵션이 효과적이라는 것은 이론적으로나 실증적으로 이미 밝혀진 바가 있다. 하지만, 실물옵션 방법론 역시도 비재무정보를 효과적으로 반영하는 데에는 한계가 있기 때문에 이를 효과적으로 반영할 수 있는 수정 실물옵션 방법론이 이론적으로 제안된 바가 있다. 하지만, 이에 대한 실증 연구가 미비해서 그 효과성을 검증하는 데에는 한계가 있었다. 따라서 본 연구는 사례 연구를 통해 수정 실물옵션 방법론이 초기 게임 개발사의 가치를 효과적으로 측정할 수 있는지에 대해 검증하고자 하였다. 분석 결과, 수정 실물옵션 모형은 초기 단계의 게임 개발사의 비재무적 정보를 모형 내에 효과적으로 반영하며, 이로 인해 예측 오차를 크게 감소시키는 것을 확인할 수 있었다.

  • In this paper, we propose the valuation frame of the IT(Information Technology) ventures using ROV(Real Options Valuation) model. Generally, ROV can comprises the traditional valuation method such as DCF(Discounted Cash Flow), which can measure only the tangible value of a firm from the expected future earnings, in that ROV can additionally measure the intangible value such as the strategic value of a firm in the uncertain environment. We set up the hypothetic IT venture future investment plan and assume that there are a growth option and a switching option consequently along the investment time horizon, which are caused by each characteristics of ventures and IT technologies, especially modularity. In the case that there are several embedded real options in the firm's investment plan in a row, we should apply the compound option pricing model as a real option valuation model in order to consider the value interaction between real options. In an addition, we present the results of optimal investment timing analysis using real options approach and compare them. with those of the original assumed investment timing.

  • This paper suggests a valuation framework of investment project using the concept of real options. We show the valuation process of real assets using the risk-neutral pricing. Especially, we focus on the investment lag. Real assets have investment lag in general. The decision time and the payment time are not identical. So the investment lag should be considered when valuing real assets for reality. We provide the valuation process for real assets, including R&D project. The results of this paper can be used for the real assets valuation and strategic decision analysis.

  • 최근들어 온라인게임 개발사에 대한 투자가 활발해짐에 따라 상용화 이전 단계의 온라인 게임 개발사에 대한 투자도 본격적으로 진행되고 있으나, 이들 업체들은 기술적 불확실성 및 시장 불확실성이 매우 높기 때문에 고전적인 가치평가 방법으로는 한계가 존재한다. 따라서, 이러한 불확실성을 효과적으로 반영할 수 있는 실물옵션 방법론을 적용하여야 한다. 이를 블루홀스튜디오의 실제 투자 사례에 대해 적용한 결과, 실물옵션 방법론이 고전적인 가치평가 방법에 비해 더 효과적으로 시장 가치를 설명하며, 실물옵션 방법론 중에서도 MAD(Market Asset Disclaimer) 방법이 더 효과적임을 사례연구를 통해 실증하였다.

  • The transition from fossil to renewable energy is inevitable due to fossil depletion. So, Renewable energy is very important for energy security and economic growth although it's R&D is long-term and high risky project. We propose new valuation method which combined system dynamics and compound real option method for long-term and high risk projects such as renewable energy. This method can show dynamic valuation results for the complex causal interaction and be easy for Monte-Carlo simulation to estimate volatility. And it can reflect the value of flexible decision for uncertainty. We applied the empirical analysis for Korea's photovoltaic industry by using this method. As results by empirical analysis, photovoltaic's R&D has high valuation using this method compared by traditional valuation methods such as DCF.

  • In recent research there has been intense interest in understanding how real option valuation (ROV) approaches might usefully complement conventional discounted cash flow (DCF) techniques. However, investment decision makers in a real world have been worried about adopting the ROV approaches mainly because of difficulty in technically understanding the theory of the ROV approaches as indicated by many researchers. With this difficulty in mind, we propose the opportunity cost model as another discrete-time model to value a deferral option. The main advantage of observing a real options value in terms of the opportunity cost concept is to provide a technique for practitioners to estimate a wide range of real options values without sticking to a financial option modelling. The fundamental ground for developing the opportunity cost model proposed in this paper lies in the work of dissecting the structure of the real options value into three categories: capital gain, expected opportunity loss, and expected opportunity gain. At the end of the paper, we will present a short illustrative example to demonstrate the applicability of the model.

  • This article describes a methodology for evaluating huge aerospace R&D investments using the real options pricing method. Option pricing has been proposed as a useful approach for modeling investment in R&D. Two important features of R&D investments are that an R&D project takes time to complete and that the outcome of R&D investments is highly uncertain. This makes the analysis of R&D investments difficult. Traditional tools for project evaluation, like IRR or the NPV, are inadequate for coping with the high uncertainty. Hence, In this article I propose a log-transformed binomal lattice method, and it will show that option pricing might be an adequate framework for evaluating such types of aerospace investments.

  • 초기 온라인 게임 개발사의 기업가치는 재무적인 요인보다 비재무적인 요인이 가치에 더 큰 영향을 미치나, 이러한 요소들은 전문가의 경험에 기반하여 간접적으로 모형에 반영되어 초기 기업의 재무의사결정에 효과적으로 반영되지 못하고 있다. 본 모형에서는 가치평가 모형의 특성들을 고려하여 효과적으로 비재무적인 요인들을 고려할 수 있는 기준 가치평가 모형을 제안 하였으며, 여기에 비재무적인 요인들을 반영하는 방법에 대해 정량적으로 반영이 될 수 있는 절차를 제안하였다.

BOT REAL OPTION VALUATION UNDER PERFORMANCE BONDING

  • Build-operate-transfer (BOT) projects are privatized infrastructure undertakings that face long-term investment risks and uncertainties. To ensure these projects can be completed on time and operated according to performance specifications, governments usually require BOT concessionaires to furnish performance bonds as a security. However, in order to attract investment, governments often provide abandonment rights for concessionaires to deal with investment risks and uncertainties. In the context of real options, these abandonment rights will increase project value, but the furnish of performance bonds will reduce this value. Currently in the BOT context, there is no real option model that can handle explicitly the impact of performance bonds on project value. In this paper, a real option valuation model is derived to deal with this important issue. The Taiwan high-speed rail project is used as a case study to show the applicability of the proposed model.
