공동주택관리사의 전문직화를 위한 탐색적 연구 (A Study for Professionalizlng of Multi-family Housing Manager)

  • The purpose of this study was to investigate the difficulty of doing job among housing manager. It might be Provide the basic opinion which could be used for professionalizing of housing manager. The survey had been made 156 housing manager in managerial situation of multi-family housing for sale(so called condominium). The analytical methods adopted in this study were frequency, percentage, 1-test, one-way ANOVA, post-hoc estimation(Scheffe test), correlation by the SPSS 10.1 for Windows program. The major findings of this study were as follows. First, it was revealed that many housing manager thought about Residents' Committee In the negative. Because housing manager considered that Residents' Committee interfered in housing manager's business, on the other hand they set a low value on Residents' Committee disposition and its knowledge about housing management. Second, it was founded that a lot of housing manager felt uneasy about his employment for the reason mentioned. Actually Residents' Committee exercised its influence over hiring as well as dismissing housing manager in any management alternatives. Third, it was necessary that synthetic plan might be prepared for housing manager to educate, to re-educate, to furnish information etc. about related in housing management for the specialization of housing management.

  • The purpose of this paper was to find the apartment manager's general work, problems and opinion. 35 managers of multi-family housing which located in Kwangmyung city were interviewed during July, 1999. Questionnaire was consisted of questions which manager's opinion about their job boundaries. At the managerial standpoint, there was a perceived gap in expectation level about the manager's role between the manager and residents in multi-family housing complexes. The fact that the lack of interpersonal communication caused this gap was founded. Managerial rules and guidelines should be described in detail and be known by all residents. Specified guideline should be suggested regarding the boundaries of the manager's job, responsibilities and rights, and extra work beyond the management job in order to prevent conflicts or problems between the managing body and the residents. There guidelines also play an important role in solving the conflicts and problems in multi-family housing.

한.영 공동주택 관리사의 업무 (The Apartment House Manager's Duty of Korean and England)

  • This study is primarily concerned with the apartment house manager's duty of korea and England. The results are as follows ; 1. In England, detailed duty is prescribed to apartment house managers, where as Korea has not specific prescription. Therefore, we suggest 7 items as the management duty of apartment house manager. Namely, that is inhabitant management, external duty management, business management, account management, estate and public institution management, environment management and safety management. 2. In England, apartment house manager is executing their duty before moving into. But in Korea, their management duty is executed after moving into. There are problems which each of them(inhabitant-user-manager) has plural responsibility.

장수명 공동주택의 관리자 유지관리 지침(I) (The Maintenance Guideline of Long-Life Housing for the Manager(I))

  • The general housing causes various environmental problems on the squandering of the resources and the production of the construction wastes, as it was removed and rebuilt because of the short-life in 20-30 years after constructing. The short-life of the general housing makes the rebuilt-term short and takes a negative attitude in maintenance. In the other hand, the long-life housing is constantly dwelling house that considers the carbon reduction among the world issues, Support and Infill. The long-life housing promotes the durability of Support and maximize the variability of Infill through separation of Support & Infill. It's useful dwelling house in maintenance as well as various life-cycle and life style. As the maintenance guideline of dwelling house is used for long-life housing, there is not distinction considering who controls maintenance and there is not conception considering alteration, variability and convenience. Consequently, it is required to develop the proper maintenance guideline applied maintenance process for long-life housing. Therefore this study shows efficient maintenance guideline for manager in long-life housing.

공동주택 관리인을 위한 보수교육 개선에 관한 연구 (A Study on the Improvement of Supplement Education for Multi-family Housing Managers)

  • The purpose of this study was to make improvement plan of supplement education for multifamily housing managers. It had investigated a difficult degree of managerial work and troubles of education through questionnaires by 144 housing manager in Ulsan. Analysis methods adopted in this study were frequency, percentage, mean, one-way ANOVA by the SPSS 10.0 for windows program. The parts of evaluation tool were composed of maintenance, operating management, residential life management. The evaluation tool got contents through the documents research, present education contents and questions on the Internet. Likert summated scale(5 point) was used. The results of study showed that a difficult degree of managerial work in the residential life management was the highest. A difficult degree of maintenance work was the highest on the defect examination and decision of repair method of equipment facilities and construct frame. The degree of difficulty of the operating management was high on the homepage management through Internet and well-being progress of housing managers.

  • To be Low Carbon and Green Growth, it is necessary that Long-Life Housing based on Green Technology is supplied. The main concern at the moment is developing Sustainable Housing relative to Life-Cycle or Life-Style of the residents, and the resident of Remodeling or Redevelopment. This study is aim to be Development of Maintenance Process in order to make steady dwelling when supplying Long-Life Housing that separates Support(Skeleton) and Infill different from the existing Short-Life Housing, and has durability, alterability, available remodeling, easy maintenance. Long-Life Housing should consider the maintenance about movement and variableness. In contrast, the maintenance of the existing Housing is regular maintenance, change and repair by damage. As well as Long-Life Housing should be demanded proper Development of Maintenance Process because of difference of Housing in concept, design and Construction. Therefore, this study looks into problems when applying Development of Maintenance Process in Long-Life Housing, and shows Development of Maintenance Process about the efficient Long-Life Housing for the manager.

실버서비스를 위한 전문인력개발 프로그램의 분석 (Analysis of Service Occupation Types and Training Programs of Services for the Aged in Busan)

  • Purpose: The purpose of this study was to analyze service occupation types and to develop training programs for the aged. Methods: This study used descriptive study design. The research process consisted of three stages: first, identified the demand of service manpower for the aged; second, investigated present jobs and education programs in Korea and Japan; and last, developed service jobs and education programs for the aged. Results: Potential users considered "health management" to be the most important area. They thought "providing job" as second most important. According to the result of analyzing Korean policies, there were 9 service occupations in 5domains. So, we derived 10 occupations such as 'daily living manager', 'care manager', 'care worker', 'health manager', 'education specialist', 'leisure manager', 'good manager', 'housing manager', 'financial specialist' and 'retirement consultant' in 5domains as healthcare, leisure, goods, housing and finance. Finally, we developed their tailored training programs. Conclusion: According to this study, there should be various occupations qualified by the government, and training programs should be settled. And healthcare providers must included in developing standardized training programs.

한-영 공동 주택 관리사 제도의 비교 (Comparison of apartment house manager system between Korea and England)

  • With the recent rise of apartment houses, the Korean government set up the Apartment House Manager System in 1989. In fact. a similar was originally introduced and fully settled down in England where the apartment house have been developed for a while. This study is primarily concerned with the comparison of apartment house manager system between Korea and England, with special respect to the background, the department in charge, the qualification of examinees, and the subjects for examination. The first part of this study deals with the difference of system between Korea and England. Among the most salient difference is that the system of Korea was established by the gorvernment itself in order to solve some problems derived from management, whereas that in England came into being for citizens to help the poor with housing problems as a Chrisitian social movement. The second part of this study suggests that it is necessary to open a department of apartment house at the two-year colleges. In addition, it would be advisable to give some advantages such as full a partial exception from examination to those who graduate from four-year universities or colleges.

  • This study was to present basic data in order to improve the management of the apartment house through investigating the work of managers and the association of occupant of a house. The Purpose of this study is to suggest a judgement of management-work and quality of manager in apartment housing board. Data were collected by the interview and survey from 131 managers in apartment houses. Major results were as follows: 1) the works of management were inquired by manager in occupant-management, administration-work, maintenance-work, and life-environmental work. 2) the works of management were compared with types of managers.

  • The main objectives of this study were to determine the differences in the personal. physical. socio-psychological characteristics of the elderly and the housing features according to housing types. This study classifed housing types into 4 types purchased apartment, public rental apartment charge-free institutional housing for the elderly and private housing facility for the elderly. On the basis of the findings. these al·e the following conclusions: Generally, the morale of residents in elderly facilities was higher than that of the apartment residents’. This result could support the development of senior housing in Korea Residents of rental apartment were younger and their functional health and level of independence were higher than that of others. Therefore rental housing would be an alternative housing for the independent low-income elderly. However the morale of rental housing residents was lower than that of ethers. The elderly housing facility residents’ recongnition of the housing managers’ leadership style was higher than that of the apartment residents’. This result ensures the importance of housing manager’s role in managing senior housing.
