전통주택의 특성에 대한 아파트 거주자의 선호분석 (The Analysis on Traditional Housing Characteristics Preferred by Apartment Residents)

  • The identity of Korean housing culture has been the subject of discussion in the past several decades. Recently construction company is using the expression of Korean Identity based on traditional housing as a strategic concept. There, however, has yet been found a concrete solution despite the ambitions intent to modernize Korean tradition. In this circumstances, this research was intended to understand the characteristics of traditional housing preferred by consumers, in order to embody the scheme in which Korean tradition can be modernized. The main conceptual characteristics and concrete examples were included in the characteristics of traditional housing. In result, Environment-Friendliness, Visual Openness, Human-Centeredness have been turned out to be the most preferred attributes amongst the major concept characteristics of traditional housing. In concrete case of Environment-Friendliness, the use of healthy natural materials such as timber or yellow mud was preferred the most. Consumers were also especially fond of open passage through connecting front and back balcony as for Visual Openness, and spaces created based on human body measurements regarding Human-Centeredness. The Savored characteristics of traditional housing varied by gender, age, family type, income, and scale of residence. The result of this research will be useful for housing construction company in planning Korean style apartments and also exploring preferred qualities according to the type of consumer.

재난 이후 임시주거의 공간특성 연구 - 아시아지역에서 발생한 자연재난을 중심으로 - (A Study on Spatial Characteristics of Post-Disaster Interim Housing - Focusing on Asian Precedents of Natural Disasters -)

  • This study intends to research the spatial characteristics of Asian interim housing that accommodates sufferers pro tempore after disasters. The scope of this research covers the interim spaces used for housing people after natural disasters that occurred in Asia for the past fifteen years. Within this scope, literature review was conducted as the basis to derive the characteristics and environmental elements of interim housing, which provided the criteria to compare and evaluate cases of interim housing along with characteristic elements required of interim housing found in previous studies. According to literature review, interim housing can be classified by life-span, region, economy, climate, type, number of household, square measure, residential cost, structure/material, and service life. Within the scope of the present research, literature review showed a total of twenty-eight cases of interim housing in fifteen countries revealing a high rate of disaster occurrence in the subtropic and tropic climate of Southeast Asia. A great percentage of interim housing was used for long-term stay of over a year. The structure of interim housing varied from lightweight steel, wooden, masonry, membrane, to traditional structure and the type were divided into temporary shelter, transitional housing, temporary housing, and permanent housing. Followed by literature review, the characteristics required of post-disaster interim housing were analyzed based on previous research and case studies. The characteristics of interim housing can be divided into environmental, technological, and socio-cultural ones. Sub-characterical items according to such division include amenity, health, surroundings, structure, convenience, eco-friendliness, safety, communication, and locality. As a result of evaluation, most items met the required characteristics of interim housing, while technological characteristics such as structure and convenience varied with the types of interim housing and appeared even unnecessary in some cases. According to analysis, amenity is maintained through the structural and material characteristics of interim housing and is also facilitated by increasing number of infrastructure such as educational, sanitary, and convenience facilities provided by the governmental and organizational bodies. It is expected that this study will be utilized as preliminary data for follow-up studies that improve the environment of post-disaster interim housing suitable for domestic circumstances in environmental, technological, and socio-cultural respects.

유니버설디자인 관점에 따른 농촌지역 주거환경의 공간 및 사용 특성의 평가 분석 (Evaluation and Analysis on the Characteristics of Use and Space of Rural Housing Environment according to Universal Design)

  • In the 21st century, universal design has started to expand as new design value system for the diversity and various need of user: a new design that can reflects the welfare of the society. In addition, the percentage of population over 65 years old has been rising rapidly in Korea, and we are expected to reach 'aged society' with 14.3% of elderly population in 2018. In rural districts, population of the elderly has already reached 'super-aged society' with over 20%. With the rapid increase of the number of the elderly, the need for social service system is rising. For the independent living of the elderly, the dwelling space that supports their lifestyle is the most important factor. In advanced countries, they have proposed the housing for the elderly to keep living in their house, improvement of housing quality that fits the changing various needs of them. Until now, however, the most housing condition that the elderly has lived is poor living environment as below housing standards, especially housing in rural districts is very poor. The purpose of this study was to extract issue of housing in the rural districts in terms of universal design concept and reflecting the cultural and living characteristics of rural districts. With this, additionally, this study make understood about the necessity and important of universal design housing to reflect the characteristics of rural districts. For this study, data were collected from field survey and interview. The major results showed the following. 1) There were very various type of housing in rural districts. Spatial composition and shape was not related to living behavior and cultural characteristics of rural district. 2) The most new constructed housing was similar to urban housing type. It means that housing with respect to living culture of users in rural district must be developed. 3) In rural housing, they all had outdoor building (included storehouse, bathroom/toilet, kitchenet, etc.) relating to a series of work behavior. However, living environment was not to meet needs and characteristics of users.

대구시 주거이동 결정요인별 선호주거지역 분석 (Empirical Analyses of the Relationships between the Factors of Residential Mobility and Preferable Residential District: The Case of Daegu)

  • We explore what factors influence the residential choice and mobility of people, and try to figure out the preferable residential district in Deagu. Household, housing characteristics, and neighborhood environments are considered as explanatory variables to predict the residential choice and the preferable residential district, and logit regression is used for the analysis. We found age, ownership, income, property, and education level as household characteristics, building age as housing characteristics, and accessibility to park and open space, public library and shopping mall as neighborhood environments are significant in determining residential choice of people whereas housing size, accessibility to elementary school, local market, cultural facility and gymnasium are not significant. These results imply people choose the residential district according to household characteristics as they did, as well as choose according to housing characteristics and neighborhood environments which are newly issued factors.

  • The purpose of this study is to identify the homelike design characteristics of elderly housing facility. To investigate what the preference of physical design characteristics are, interview was done by unstructured questionnaire to 30 middle aged and middle income group housewives living in Seoul. It was identified that preferred homelike physical characteristics of the houses were composed of 4 themes, housing types, building appearences and garden, floor plan and natural and social environments of its location. Their desirable housing standard was amenity which is the highest level of home environment. In their later life, they wanted to live in vicinity of Seoul to enjoy cultural benefits of the city and active outdoor activities in sunny, natural suburban environment. They liked a spacious, clean and bright color with natural material furnishings. Each architectural design expression of 4 themes was suggested.

중년층의 배경변인에 따른 노인주거특성에 대한 선호 (Preference of elderly housing characteristics depending on middle ages background)

  • The purpose of this study was to investigate the middle-aged housewive's background characteristics influencing on the preference of elderly housing, depending on four aging-situations. The characteristics of the elderly housing dealt in thes study were geographical location. specially planned feature for the elderly, house type, the size of housing, housemate, the distance from the living quarter of their children, and whether they want to live in the rental house. The subject were 526 middle-aged housewives from middle-income householde living in the capital area. Questionnaires were sent through mail to the householde which tesponded positively on the information brochure about this study sent before. The characteristics of the elderly housing which perferred to was influenced by their age and socio-economic status, such as schooling, job, income, and the size of housing. This result suggests that it must be considered to develop various types of the elderly housing depending on socio-economic status.

전면 2실형과 전면 3실형 아파트의 평면특성 및 만족도 비교 - 부산시 화명동 지구 전용면적 $85m^2$ 아파트를 중심으로 - (A Comparison of the Characteristics of and the Residents' Satisfaction with the Housing Unit with 2-Bay and 3-Bay - Focused on $85m^2$-Sized Housing Units in Hwamyung-dong, Busan -)

  • The purpose of this study was to compare the characteristics of floor plan of $85m^2$-sized housing units with 2-bay and 3-bay and the residents' satisfaction with them. The subjects for analyzing floor plan were six floor plans of $85m^2$-sized housing units with 2-bay and nine floor plans of housing units with 3-bay in the new town, Hwamyeong-dong, in Busan. The floor plans were analyzed based on seven characteristics of floor plans such as the composition type of entrance core hall, the entrance arrangement, width and depth of the housing unit, size of each room, LDK arrangement, arrangement of family bathroom and private bathroom for husband and wife, and balcony arrangement. The subjects for grasping satisfaction with each housing unit were 400 residents of $85m^2$-sized housing units. A half of them lived in housing units with 2-bay and another half of them with 3-bay in the same area. They answered about the degree of satisfaction with the characteristics of each room and the preferred floor plan type if they move to the same size housing units through a questionnaire. The results were as follows; First, the floor plan with 3-bay had more diverse elements than one with 2-bay. Second, the residents who lived in 3-bay housing unit were younger, higher education, and higher income than the ones in 2-bay. Third, the residents who lived in $85m^2$-sized housing unit were more satisfied with and preferred to 3-bay housing units than 2-bay one.

주거취약 청·장년 독신가구의 커뮤니티형 공동주택 구성요소 선호특성 연구 - 서울 쇠퇴지역 거주 독신가구를 중심으로 - (Preferred Features of Communal Shared Housing of the Urban Young Adults and Adults Housing Poor - Focused on Single Household Living in the Deprived Area of Seoul-)

  • Purpose: This study aimed to find out the characteristics of the communal shared housing preferred by the housing vulnerable single-person household young adults and adults. It also intended to identify overall characteristics of the young adults and adults and compare and analyze the differences. Method: The the questionnaire using face-to-face interview was conducted. The research subjects were 100 housing vulnerable single-person household young adults and adults, who were living in Gosiwon, Jjokbang, detached houses below the minimum housing standards, multiplex housing units and multi-household houses in Seoul. The research was conducted on the general characteristics, housing environmental characteristics, preferred characteristics of space planning and non-physical elements on the communal shared housing, and the collected data was analyzed using the SPSS statistical package. Result: Out of 15 categories on the communal shared housing, there were common preferences to 6 categories and differences in 7 categories between young adults and adults. At a time with the need for customized housing welfare by life cycle, these research findings are expected to provide basic data to realize customized housing welfare for the housing vulnerable and develop appropriate housing alternatives.

청년 1인가구 임차인의 주거만족도에 관한 연구: 부산·경남지역을 중심으로 (A Study on the Residential Satisfaction of Single Youth Households Tenants)

  • 본 연구에서는 부산·경남지역 청년 1인가구 임차인의 주거만족도에 영향을 미치는 주요 특성 및 청년층 주거관에 대한 영향력을 분석하고 세부적으로 분류하여 향후 주거 문제 및 방향에 대한 시사점을 제시하고자 한다. 이를 위해 선행연구를 토대로 한 이론을 바탕으로 청년 1인가구 임차인의 주거 특성 만족도에 대한 주요 변수 및 향후 1인가구 지속 의향, 혼인 의향 및 가구원 증가에 대한 의향을 질문하기 위한 청년층 주거관에 대한 변수도 포함하여 연구하였다. 실증분석은 설문조사의 결과를 바탕으로 SPSS Statistics 25.0 통계 프로그램을 사용하여 다중회귀분석 및 의사결정나무모형 분석을 실시하였다. 실증분석 결과 첫째, 주거 임차특성 만족도 및 1인가구 지속 의향은 자연적 특성, 주거 특성, 물리적 특성, 1인가구 지속 의향 순으로 주거만족도에 정(+)의 영향을 미치는 것으로 나타났다. 둘째, 주거 임차특성 만족도 및 향후 혼인 의향은 자연적 특성, 주거 특성, 물리적 특성 순으로 주거만족도에 정(+)의 영향을 미치는 것으로 나타났다. 셋째, 주거 임차특성 만족도 및 향후 가구원 증가 의향은 자연적 특성, 주거 특성, 물리적 특성 만족도 순으로 주거만족도에 정(+)의 영향을 미치는 것으로 나타났다. 넷째, 주거만족도를 종속변수로 한 의사결정나무모형 분석 결과, 자연적 특성이 3.4 초과이며, 전세일 때 주거만족도가 가장 높게 나타났다. 본 연구의 시사점은 다음과 같다. 첫째, 부산·경남지역 청년 1인가구의 주거환경 개선 정책이 필요하다. 둘째, 부산·경남지역 청년 1인가구 임차인을 위한 맞춤형 주택 공급은 청년층의 주거만족도를 향상시키는데 도움이 될 것이다. 셋째, 부산·경남지역 청년 1인가구 임차인의 라이프스타일에 적합한 공간에 일정비율 주거공급이 이루어져야 한다.

  • This study designed to explore the patterns of housing life-styles and the characteristics of apartment housing residents and to examine the relationships between housing life-styles and the characteristics of apartment-housing residents. The data for this study was collected by questionnaires administered to 278 homemakers living in apartment housing over 20s pyong(66$m^2$) in the Kwangju area. The major findings of this study can be summarized as follows; 1. Housing life-styles were grouped into 9 sub-categories : the Anbang-centered, the dining-centered, the pursuit of conspicuosness and conformity, orientation to change, the pursuit of orderliness, the pursuit of decoration, orientation to community, pursuit of individuality and the orientation to a natural environment. 2. Housing life-styles were significantly different according to age, educational background, and employment status of homemakers, occupation of the primary income provider, family-life cycle stage, total household income, and housing size.
