A Cost-Based Interior Information Management for an Apartment Housing Project (원가기반의 공동주택 마감재 정보관리 방안 연구)

  • Korea's construction industry experienced no difficulty managing the costs of finishing work items in the apartment housing field thanks to the uniform specification and the standardized costs of finishing work items. Finishing work items have continuously become more high class and differentiated, which has caused the costs of finishing work items to rise. This study identified problems with the cost management when planning finishing work items and choosing their alternatives based on the current process applied to the planning stage of finishing work items. It also found problems with the information management of finishing work items including design, cost, and work information that took place in bulk. Based on the identified problems, the design, cost and work information of finishing work items was integrated so that they could management the costs and information when planning finishing work items and selecting their alternatives. Then a cost-based information management process was suggested for finishing work items by improving each of the project cost management elements. Finally, an information model for finishing work items was built by studying the ways to integrate the information hierarchy and library of finishing work items.

  • Super high-rise mixed use buildings require a longer period for construction. Especially finishing work takes up about 40% of the whole construction period. Thus, finishing work is becoming an important factor in determining the construction period along with earth work and frame work. As the expected returns added by the reduction of the period and cost in constructing super high-rise mixed use buildings are huge, the expectations are now increasing for the possible gains. In this respect, as the period of finishing work is easier to be shortened than that of frame work, the efforts to acquire the technical knowledge to reduce the finishing work period are now being required. Accordingly, in this study, we aimed at suggesting the basic data for designing an economic plan for finishing-work procedure by analyzing the productivity of each work type of finishing work procedure on the basis of the execution and results of a construction method as a time-flexible finishing work plan. For this, we categorized the work types of finishing work procedure into each work unit and provided a work-system for each of them. Also, with case studies, we calculated the detailed amounts of the work-loads, required materials, productivity, and productivity index of the main work types of finishing work procedure and each of their separate work units as well as analyzed the relationship between the value results to suggest a better way to improve its productivity.

  • Apartment housing in the Korean domestic construction industry has had various and high-quality finishing work since the enforcement of price deregulation in 1998. Before the enforcement of price deregulation, feasibility studies of housing projects have not had particular difficulties as uniform description of finishing work items were reflected and finishing work cost also was equalized. However, the recent distinction of finishing work based on the same floor plan brings about project cost variation, along with many effects on construction management due to project cost increment. Accordingly, this paper suggests the improved plan of cost management to control the feasibility study result consistently during the life cycle of a project through an analysis based on cost management phase due to cost blackout, appearing at the commencement of a project, cost gradation caused by high-quality finishing work item, and cost reduction due to the degradation of finishing work after analysis of current apartment construction process focused on finishing work using the IDEF process analysis technique.

The results of this study are summarized as follows; I) Analytical survey of actual construction progress of interior finishing work 2) Review of computer-based development in construction planning & information management of interior finishing work 3) Structure of interior finishing work Planning and Management Support System And the expectancies of this paper are that it can be used as efficient data for improvement of system to systematize planning and execution of interior finishing work in korea.

  • The construction finishing work is emphasized according to high dependence on labor and long term that occupy approximately 40% in construction period, so that it is required for the alternatives such as automation technology. However, it is insufficient to develop the automation technology of construction finishing work compared to other works, for instance, frame work. Also it is not enough about this preliminary research which survey the improvement needs to select the development object. Therefore, this study aimed at derivation of detail works required improvement in ceiling finishing work by the questionnaire survey. These results may provide the basic information to develop the automation technology of construction finishing work.

  • In recent years, apartment finishing work items have increasingly become more upscale and diverse, and the kinds have increased in exponential numbers. A huge amount of information about finishing work items is produced and changed in the stages of planning finishing work item design and selecting alternatives in the early days of an apartment project. However, there are many problems raised by the poor information management of finishing work items. Thus this study suggested a cost-based information management system to manage information about finishing work items generated in the initial stage of an apartment project. In order to build the suggested system, the investigator designed an information management system based on the concepts and organization of system. And after setting a scenario of selecting finishing work items by conditions including the initial information values of finishing work items, information management for each alternative, and cost fix or free condition, I implemented and applied a prototype of an information management system for finishing work items among the participants including the project manager, interior designer, and builder.

  • A construction site survey is carried out for the Construction Standard Unit Price(CSUP) in order to establish a standard for the appropriate estimated price. This paper proposed the revised plan by surveying the 56 sites under construction from March to October 2022 for interior finishing work and Carpentry work. It is expected that the revision of the CSUP for interior finishing work and Carpentry work will more accurately reflect the actual construction situation and contribute to improving the adequacy of the CSUP.

  • This paper describes a new surface finishing process which uses magnetic abrasive polishing. This is applied to automatic finishing of die & mold surface. Nowadays, most of die & mold meanufaturing procedures have been automated by the introduction of NC machine tool and CAD/CAM system. But the surface finishing of die & mold must be done by hand work of well-skilled workers. Though many attempts were tried in the past 15 years to eliminate this hand work, the automatic finishing of die & mold surface with 3D curvature has not been achieved yet. New magnetic abrasive finishing process is thought as one of the possible methods for the automation of 3D surface finishing. In order to improve the grindability of the method, ultra-high speed and 5-axis machining was introduce. The magnetic abrasive polishing which has adopted these methods was confirmend to improve the efficiencyof die & mold surface finishing.

  • Domestic construction industry suffered from the IMF and makes a great effort to improve in 'cost management', 'strengthening the competitiveness of the construction industry'. Therefore, the industry has become interested in improving the productivity of construction and ongoing research is being progressed in various angles. In such circumstances, the needs for a study of concepts and space of the actual construction work place is emerging. This study were utilized BIM to understand the types and causes of problems in space during the finishing work in construction and categorize importance and frequency of occurence through a survey of experts and AHP to analyze the realtive effects of importance then modeling to them to aware of issues and give direction for efficient management. This study is anylize the problem which is caused by same time process in finishing work progress of apartment applied by BIM. and categorize the type of work interference management in finishing work, and anylize by the type of occurence then predict the work interference management through in BIM 3D VIEW and suggest the solutions.

  • Resource procurement and material handling are considered as a significant part of construction project especially in large or tall building construction site. There are multiple variables that must be considered in a construction site during finishing work such as movement of materials, equipments, and workers. Therefore, it is difficult for construction workers to find the material handling path solely by intuition. The aim of this study is to propose a real-time path finding model suitable for complicated logistics flow in the field. The model explores the optimal transport path of finishing material with its basis on optimization algorithm, and it determines the direction of the Smart Sign. The proposed model is expected to be utilized for planning of efficient finishing material handling.
