In South Korea, there have been attempts to enhance BIM work practices in various aspects. Public Procurement Service(PPS) has recently published 'basic guidelines to improve BIM work practices in construction and facility management'. It defines roles and responsibilities of project members in their application of BIM. It also developed a set of modelling standards and guidelines for effective model creation, management and communication among BIM users. Moreover, numerous construction companies have tried to cultivate BIM specialized manpower throughout entire construction phases. However, there are still challenges faced by firms during BIM adoption. Therefore, this study aims to provide practical counsel for construction companies to help them create optimized facilities and deliver high performance by analyzing BIM-based domestic construction projects in Korea from 2009 and 2015. The study will investigate types of client, project, BIM application range, and application technology.

국내 건설산업은 내부적, 외부적 환경에 의해서 급변하고 있으며 건설시장 개방이후 건설업체의 경영목표가 경쟁력 강화와 부실공사 방지가 핵심목표가 되고 있다. 효율적인 하도급업체관리를 위하여 파트너링 개념을 도입하여 원도급업체와 하도급업체의 관계를 재조명하고 상호발전관계를 모색하였다. 본 연구에서는 파트너링을 통한 상호협력체계 구축을 위해서 일반건설업체의 품질경영시스템을 샘플링하여 협력업체의 관리현황을 살펴보았으며, 전문건설업체의 설문조사를 통해 하도급관리의 문제점을 비교, 분석을 통해 파트너링을 통한 상호신뢰감을 바탕으로 공동의 목표를 설정하면, 능률향상에 따른 비용의 절감, 공사기간의 단축이 가능하게 될 것이며, 이에따른 건설업체의 경쟁력 강화를 통해 국가 건설경쟁력의 향상을 기대할 것으로 사료된다.

The demand for apartments is decreasing as the condition of housing market in Korea has changed. Therefore, construction companies have to understand the needs of the customers to win over them. It is important for construction companies not only to supply customers with high quality apartments but also to provide them high service quality for a long range plan. One of the important service of the construction companies is after-service(A/S) that includes the defect management. The inhabitants' unsatisfactory defect management will worse the image of the company among the future customers. Also A/S is one of the best way for the company to create good impression to the customers. so the defect management carried out by construction firms has to satisfy the inhabitants. In this study. the degree of association between inhabitants satisfaction and the company's image is proved and the factors of the inhabitants dissatisfaction in defect-management are presented. The major factor that causes dissatisfaction is the long service time of the defect management. Therefore, shortening the time of process taken to deal with the defects would allow construction outfits to satisfy their customers effectively and to be more competitive ones in the Korean apartment market.

Human resources development is considered a critical issue for improving productivity of workers in construction industry. The aim of this study is to identify and rank the key motivating factors that impact skilled workers productivity according to their relative importance. A total of 27 factors were identified through a literature review, which were categorized into 2 group financial and un-financial motivators. A questionnaire instrument was adopted in this study. The study revealed that the most significant group which affected skilled workers' productivity in construction projects was financial group with the recognition of the un-financial group importance. The results emphasized that the financial group has an edge over the un-financial group which reflect the priority of need for the respondents. The results indicated that the un-financial group represents a backbone in its importance after the financial group which reflects that un-financial factors can improve productivity. The findings showed that the provision of companies to safety conditions factor such as protective safety clothing and protective equipment was ranked very low by the respondents. This is due to the dominant culture of the workers as well as the lack of their awareness regarding their own safety and lack of companies' interest in safety and health for workers. Construction companies are advised to take the key motivating factors obtained from the results of this study into serious consideration in order to improve the satisfaction of their workers and improve their productivity.

최근 급속한 국내 건설환경의 변화속에서 기업은 구조개성을 포함한 다양한 변화를 추구하고 있으나, 이러한 노력이 경영 이익 증대까지 이어지지 못하고 있는 실정이다. 이러한 현상의 주요 원인 중 하나는 수주와 관련된 내 $\cdot$ 외부 환경변화를 기업의 경영전략과 조직구조에 반영하여 변화에 적응하고 더불어 수주성과를 극대화하기 위한 다양한 변화노력의 틀 속에서 진행되어야 함에도 불구하고 이와 같은 접근이 이루어지지 못하고 있기 때문이다. 특히 급변하는 환경에서 기업의 경영이익을 좌우하는 수주활동과 관련된 조직의 설계는 전반적 인 건설경기동향, 공공 및 민간의 발주 동향 등을 고려한 전략적이고 유연한 접근이 필요하다. 이에 본 연구에서는 수주환경 변화에 따른 수주조직을 전략적으로 설계할 수 있도록 환경변화와 경영성과측면의 관계를 규명하여 이를 대형건설업체의 사업유형 및 발주유형별 수주조직 설계에 반영할 수 있도록 모형과 절차를 제시하였다.

Background: The study was conducted to investigate the current status of the occupational health and safety management system (OHSMS) in the construction industry and the effect of OHSMS on accident rates. Differences of awareness levels on safety issues among site general managers and occupational health and safety (OHS) managers are identified through surveys. Methods: The accident rates for the OHSMS-certified construction companies from 2006 to 2011, when the construction OHSMS became widely available, were analyzed to understand the effect of OHSMS on the work-related injury rates in the construction industry. The Korea Occupational Safety and Health Agency 18001 is the certification to these companies performing OHSMS in South Korea. The questionnaire was created to analyze the differences of OHSMS awareness between site general managers and OHS managers of construction companies. Results: The implementation of OHSMS among the top 100 construction companies in South Korea shows that the accident rate decreased by 67% and the fatal accident rate decreased by 10.3% during the period from 2006 to 2011. The survey in this study shows different OHSMS awareness levels between site general managers and OHS managers. The differences were motivation for developing OHSMS, external support needed for implementing OHSMS, problems and effectiveness of implementing OHSMS. Conclusion: Both work-related accident and fatal accident rates were found to be significantly reduced by implementing OHSMS in this study. The differences of OHSMS awareness between site general managers and OHS managers were identified through a survey. The effect of these differences on safety and other benefits warrants further research with proper data collection.

어떠한 조직 내의 피고용인의 지식을 도출해내고 이를 체계적으로 데이터화시키고 상용화시킨다는 것은 그 기업의 경쟁력을 향상시키는데 있어서 절대적인 요인으로 받아들여지고 있다. 특히, 건설업에 있어서 건설 프로젝트의 대규모적이고 간헐적인 건설 산업 특성상 이러한 활동은 더욱 중요한 요인으로 받아들여지고 있다. 지난 십년동안 눈부신 네트워크 기술의 발달로 건설 회사는 온라인 저장소를 활성하기 위해 지식 경영(Knowledge Management)으로 그 초점을 맞추고 있다. 하지만 회사들은 만약 온라인상의 노력이 회사의 일반적으로 컴퓨터의 사용 없이 습득된 오프라인 지식과 교감되지 않으면 실제적인 투자에 대한 회수가 초기에 기대했던 것 보다 훨씬 더 적다는 것을 깨닫기 시작했다. 따라서 이번 연구의 가장 큰 목적은 한국의 건설 산업에 기반을 두고 있는 대기업을 위한 경험지식 시스템(Lessons-Learned System)의 개념적인 모델의 발전을 위한 토대를 마련하기 위하여 이를 성공적으로 발전시키고 운영하기 위해 먼저 국내건설 대기업의 경험지식 시스템 사용실태 및 현황을 파악하는데 있다.

International construction market has been open to other countries, and it derives the development of our overseas construction industry quantitatively as well as qualitatively. Until now, the major companies have an absolute majority in the overseas construction market, and the small and medium enterprises have had difficulty to get a leadership in the international construction market because of the lack of the technical expertise and the capital strength. Especially in the Middle East Asia, our construction companies has touched off a boom, so our market share also has grown, which derived from the up toward ratchet oil prices and a worldwide boom in real estate development. The small and medium enterprise minority have recognition that the overseas construction market is the major company's native territory. But Data from the existing researches and many statistics indicate the most companies tend to underestimate the capacity and international competitiveness of the small and medium enterprises. As a matter of fact, hundreds of small and medium enterprise cut a conspicuous figure in overseas market. Consequently, it is indispensable to overcome the international financial crisis by revitalizing our overseas construction industry which obtains excellent results in international market. this study suggested the ways to expand overseas bonding capacity of Korean financial institution. This study proposed the Korean government to allow Construction Guarantee (former Korea Construction Financial Cooperative) to deal with foreign exchange so that Construction Guarantee will underwrite the overseas construction bond.

최근에는 주 5일 근무제도, 공기단축형 입찰제도의 도입, 후분양제도의 도입 등의 제도적 변화로 건설공사의 성공적 수행에 중대한 영향을 미치는 공사기간에 대한 관심이 증대되고 있다. 또한 건설시장의 축소와 최저가 입찰제도하에서 건설수주 경쟁은 더욱 치열해짐에 따라 적정 공사기간의 산정과 예측은 매우 중요하다. 이러한 공사기간에 대한 중요성을 인지하고 공사기간을 비교 분석하거나 예측하고자 하는 연구들이 진행되었다. 국내에서 공사기간의 비교연구는 공동주택과 사무소 건축에 국한되었고 국외에서는 통계적 분석과 시뮬레이션을 통한 공사기간의 예측에 대한 연구가 많이 수행된 반면, 건물에 대한 수요의 변화로 발생된 주상복합건물과 오피스텔건물에 대한 공사기간의 실제 사례비교에 대한 연구는 거의 없다. 이에 본 연구는 국내 건설사들의 주상복합 및 오피스텔 건물의 실적공기와 가상사례를 활용하여 공사기간을 비교 분석한 후 공기 경쟁력 확보를 위한 공사단계 별 대응현황을 분석하는 것을 목적으로 한다.

Industrial disaster caused the deaths of 2,114, construction workers among them was the highest of 621 deaths. In the construction industry, has established a number of safety alternatives to prevent accidents. But until now, the cause of the accident has stopped being superficial analysis, awareness on the root cause of the acciden did not reflect. In this study, we analyze the characteristics and causes in G contractors' safety accidents. And innovation strategy, organization-wide safety management system and detailed tasks to derive essentially was to prevent the occurrence of large construction companies. A lot of business for accident prevention effect was transient and formal, to reflect a management style and organizational culture, and try to prevent construction accidents. we will strive to prevent the disaster from the construction site through the improvement of these.
