A Study on the Construction of Computerized Algorithm for Proper Construction Cost Estimation Method by Historical Data Analysis (실적자료 분석에 의한 적정 공사비 산정방법의 전산화 알고리즘 구축에 관한 연구)

  • The object of this research is to develop a computerized algorithm of cost estimation method to forecast the total construction cost in the bidding stage by the historical and elemental work cost data. Traditional cost models to prepare Bill of Quantities in the korea construction industry since 1970 are not helpful to forecast the project total cost in the bidding stage because the BOQ is always constant data according to the design factors of a particular project. On the contrary, statistical models can provide cost quicker and more reliable than traditional ones if the collected cost data are sufficient enough to analyze the trends of the variables. The estimation system considers non-deterministic methods which referred to as the 'Monte Carlo simulation. The method interprets cost data to generate a probabilistic distribution for total costs from the deficient elemental experience cost distribution.

Calculation of Basic Unit of Carbon Emissions in Construction Stage of the Road Infrastructure (도로시설물의 전과정 탄소배출량 산정을 위한 시공단계 탄소배출원단위 구축)

  • Carbon emissions in construction stage is very high because lots of construction machines and materials are required to be used at a road construction stage. Many researcher carried out application of carbon emissions estimation methodology during the life cycle of road infrastructure in order to reduce greenhouse gas emissions in the road sector. But the calculation of carbon emissions is difficult because data collection is difficult and calculation procedure is complex. In this study, a basic unit of carbon emissions in construction stage of the road infrastructure was developed in order to get the quantitative determination of carbon that occurs. Carbon emissions of the expressway and common state road was calculated by using the basic unit of carbon emissions and application plan of basic unit of carbon emissions are presented.

  • Many activities associated with the construction and habitation of buildings are connected with issues affecting the environment such as global warming, climate change, and consumption of valuable natural resources such as fossil fuels. To minimize negative impacts on the environment, the building industry worldwide has implemented green building practices in many countries. One of the main green strategies is to reduce greenhouse gas emissions caused by residential structures because they are most substantially connected with global warming and climate change. To determine the actual quantity of green house gas emissions caused by the construction and use of a building, it is important to analyze total greenhouse gas emissions over the life cycle of buildings including construction, operation & maintenance(O&M) and demolition stages. Many studies suggest methods to calculate greenhouse gas emissions at the construction stage, but the literature addressing greenhouse gas emissions at the O & M stage is limited. A year-long study was conducted utilizing the deterioration method to calculate greenhouse gas emissions at the O & M stage of building life for condominium types of buildings in South Korea. Through this research, it is possible to analyze greenhouse gas emissions of buildings at the O & M stage, the longest span of the life cycle, and eventually help to calculate total greenhouse gas emissions over the life cycle of the building.

Influence of the Peace-Dam Construction on the Flood Discharge and the Flood Stage of the Hwachun-Dam (화천댐의 홍수량 및 수위에 미치는 평화댐의 영향 분석)

  • Because of the Keumkangsan-Dam and the Peace-Dam constructed in recent years, it is expected that the peak flood discharge and the peak flood stage at the Hwachun-Dam site have been changed. In this study, two methods were used to simulate and compare the effects of the upstream dam construction on the change of the discharge and the stage. One is the storage function method widely used for the hydrological routing in this country. The other is the DWOPER (Dynamic Wave Operational Model) package developed by the U.S. NWS for the hydraulic routing. Flood routing simulations have been performed on four different scenarios:1) Before the construction of the Keumkangsan-Dam and the peace-Dam, 2) The exclusion of the Keumkangsan-Dam watershed (before the construction of the Peace-Dam), 3) The exclusion of the Keumkangsan-Dam watershed (after the construction of the Peace-Dam), 4) The exclusion of the Peace-Dam watershed. The results of the four test cases from the two methods show that the peak flood discharge and the peak flood stage at the Hwachun-Dam site are reduced due to the construction of the Peace-Dam. From these findings, it is suggested that the operational criteria for the optimal dam-operation of the hwachun-Dam need to be modified.

A Study on the Changes of the Apartment price in Accordance with Project process of Super high-rise mixed use buildings (초고층 주상복합 건물의 개발사업 단계에 따른 주변지역 아파트가격의 변화에 관한 연구)

  • High-rising buildings are a sort of solution to recent cities. Till now real estate development was concentrated in new development on vacant lots, and it resulted urban sprawl. Generally large cities are confronted with the exodus of industry and population from city. High-rising buildings solve many problems associated with this problem. The purpose of this research is to identify the effect of super high-rise mixed use building project process on apartment price. For this study, the hypothesis is that price of apartments is influenced by project process of super high-rise mixed use building. The study concerned 4 variations of project process that is building permits stage, sale stage, construction starting stage and stage of moving into building. The target projects of buildings are selected by number of floor(over 40 floors) and construction time. And 48 apartment complex are selected around super high-rise mixed use building. This study uses hedonic price function to analysis effect of project process of super high-rise mixed use building. A price of apartments is defined as a dependent variable. Characteristics of residence, complex, district and super high-rise building are defined as independent variables. The results are as follows; first, there is no error in price model of this study. Second, it is found that apartment price was influenced negatively by building permit stage and sale stage of super high-rise mixed use building. But that was influenced positively by construction starting stage and stage of moving into building of that. Third, as the project process of super high-rise mixed use building was proceeded, price of apartments was increased.

  • Environment-indifferent developments have brought about a great deal of environmental pollution and a destruction of the ecosystem. The global interest in environmental pollution has emerged in accordance with the environmental regulations becoming ever stricter in the international society. Various attempts are being pitched in Korea such as the PERS (Prior Environmental Review System) and EIA (Environmental Impact Assessment) and they practice a significant impact on the construction industry. Recently, there have been cases where large-scale national development businesses are delayed and terminated or re-examined for their feasibility for not having reflected and analyzed the environmental factors of the natural and ecological environment. We must sustain the ecological functions and balance and minimize environmental pollution issues that can be caused by land developments and preserve the natural environment so to induce environmentally-friendly development businesses. Thus, this research paper proposes environmental review categories of the natural ecosystem sector that can be applied to all stages of construction businesses including master planning stages, basic planning and execution designing stage, construction stage, and maintenance stage. The environmental review categories proposed in this paper are expected to offer a great deal of support in terms of inducing environment-sustainable development to decision makers in the master plan stage, designers in the basic planning and execution designing stage, and construction managers in the construction and maintenance stages.

  • In the construction project, construction supervisor influences greatly the construction managements such as process management, quality management, safety management, and cost management. Therefore, from the first stage of the project, the managing activities of the supervisor are consistently needed. But the assesment of supervisor's work and cost has not been made enough in the public construction project. And there have been doubts as to whether a supervisor can take a consistent managing activity from the early stage of the project. Accordingly, the works between Korean supervisor and foreign supervisor in their public corporations are analyzed and compared in this paper. And the evaluation is made each of the cost for supervisor and the cost for engineer as a substitute of supervisor in construction project. This study is believed to contribute to improving the supervisor's work and reducing the personnel expenses and construction indirect cost.

  • Estimation of total construction period and cost in the early stage of the project is very important. Simulation is one of the method considering proper compound such as tools, materials for effective construction management and estimating and analysing affected factors to construction through making suitable process. This study is to develop the model by using Arena simulation considering limited facts like blast time in a subway tunnel construction of both sides inner city. Developed model is easily useful type by using Visual Basic program, and can obtain total construction period and cost as a result. It could be used as a decision making tool in early stage of the construction.

  • The successful completion of a construction project requires a thorough understanding of all stages and phases of the project, and enhanced through integration of design and construction during the pre-construction stage. Constructability is a major factor in measuring the success or failure of construction project. During the pre-construction stage, lack of construction knowledge integration in the planning and design process is a major factor that leads to constructability problems during the construction stage. this study is to find out such problems based on interview and questionnaire in the structure's work of High-Rise Office Buildings. A Study on the Prediction of Civil Construction Cost on Apartment Housing Projects at the Early Stage (사업 초기단계에서 공동주택 토목공사비의 예측에 관한 연구)

  • At the early construction project stage, the most important task is to estimate planned construction costs analyzed with detailed information. Therefore, in this study, Apartment Housing Projects at the Early Stage of Civil Construction Cost of the reasonable and accurate predictions of the Regression analysis to 170 of actual Construction Cost, and dependent variable regression to Civil Construction Cost, location based national land area based on a combination of private land, union land, public land to the use of predictive models by various analyses of the ease and accuracy. As a result, Civil Construction Cost of Apartment Housing Projects by the regression formula for the error rate estimates in national land predictive model 15.59%, private land predictive model 17.53%, union land predictive model 21.86%, public land predictive model 13.08%.
