  • This study focuses on the design guidelines for planning and implementing the spatial characteristics in the living environment for the New Silver-Generation through the case analysis of "Serviced Residence", which has recently become very popular due to active demands for handy functions and services in flew Silver-Generation living environment. Nowadays, with relaxation of the phenomenon of lack of available houses, the focus of the construction market has shifted from builders to customers. Also, with the advent of the New Silver-Generation with money to spend to improve the quality of their lives, there has been high demand for living environment that provides high-quality services for comfort and convenience. Means to provide high-quality services for comfort and convenience in New Silver-Generation environment warrant much consideration, and hence the current study on Serviced Residence, which has become very popular has been taken up. This study on Serviced Residence will point out the problems found in the current Silver Residence environment and it will serve as an alternative for the living environment of the Silver Generation.

고객 특성에 따른 서비스드 레지던스의 서비스 품질 차이 연구 (A Study on the Service Quality of Serviced Residence according to Consumers' Characteristics)

  • 본 연구는 서비스드 레지던스를 이용하는 고객의 특성에 따른 서비스 품질 인식 차이에 대해 조사하여 서비스드 레지던스 기업이 마케팅 전략을 수립하는데 기초적인 자료를 제공하는데 있다. 총 317명의 고객을 표본으로 하였으며, 빈도 분석, 신뢰도분석, 탐색적요인분석, t-test, ANOVA를 사용하여 통계 처리하였다. 연구결과 서비스드 레지던스의 서비스 품질은 시설 및 가격, 다양성, 신뢰성, 전문성, 친절성 등의 5가지 요인으로 구분되었고, 성별, 국적, 결혼 유무, 연령대, 내 외국인에 따른 평균차이 분석결과, 각 요인의 변수 등에서 유의한 차이가 있는 것으로 조사되었다. 이러한 연구결과로 서비스드 레지던스 기업은 고객 특성에 맞는 차별화되고 특성화된 마케팅 전략으로 경쟁력을 높여 나가야 할 것으로 사료된다.

서비스드 레지던스의 선택속성 (A Study on the Selecting Attributes for Serviced Residences)

  • The purpose of this study was finding selecting attributes of serviced residence and suggesting right direction of serviced residences. Research methods weresocial survey research with questionnaire and field survey. Field survey was conducted from September 20, 2010 to November 9, 2010 on 6 serviced residences. 106questionnaire survey data collected near by CBD. SPSS 18.0 program was used for Statistical analysis. Majorfinding were following; analysis methods were Frequency, $x^2$-test and ANOVA. Selecting attributes were divided into general attributes, facilities, services and individual units. First, pleasant atmosphere was the most important item amonggeneral attributes. Second, buffet restaurant was the most important items among facilities. Third, mail delivery service was the most important item among services. Fourth comfort was the most important item among individual units. In conclusion, serviced residences need more elaborate management, improvement of lobby lounge, provision of optional services and comfortable environment of individual units.

시설연계형 주택사업방식 활성화를 위한 제도 유연화 방안 (The Legal Flexibilization Method to Vitalizing Housing-Facility Correlated Developments)

  • Recently housing demands are going to be diversified, and many suggestions are driven for the housing consumer's right of choice and expectation for welfare services. These require the policy change from the clear division between houses and facilities toward more market-oriented concept capable of mixed-use development of houses with facilities. The research explores the possibilities to provide various types of mixed-use developments of houses and facilities in the level of architectural design and political implication. Major case studies focus on the elderly welfare housing with serviced residence with the comparison of similar cases in Japan. The policy implications are, first, expanding the production of elderly housing with more elderly care services, second, challenging time-sharing residence composed of serviced residence and small dwelling units, third, activating the production of small scale housing development with small public facilities. The simulation shows the merits and demerits of this concepts and the efficacy of the policy implications.

  • A tendency of active exchanges of newly-generated culture and mind following with the world globalization has been leading totally new concept of social level, its life style and spending habit. According to these social movements, people's way of thinking has been shifted from we-centered to I-centered, which generate (cause) individualism. The tendency of putting much weight on individuality prevailed in the society grows the social awareness on individual's needs and tastes and ultimately lead overall movement of longing for single life style. The rate for singles also has been dramatically increased these days, and expects reach 30 percents of overall popularity in 2010. Therefore, various new concepts of residences for singles have been introduced recently, such as an office apartment, condominium and serviced residents, which combines concepts of both a hotel and an apartment. In this thesis, six examples of newly-styled residence for singles would be researched in every aspect, such as its service, facilities and so on. Although the fact of that overall service quality of new type residence now is well constructed and performed is derived from this research, I expect to contribute more various and advanced service quality into new social movement and new type of residences for single life, and finally provide satisfactory life style for singles.

  • F&B(food and beverage) in accommodation industry is a key service that determine the satisfaction of customers in tourism industry. As the importance of the management of quality gets increasingly highlighted in service industry, the innovation in the management of service quality and satisfaction in tourism industry is gaining high attention. In this research, we focused on the improvement and innovation of the management of procurement process for F&B service based on the smart use of information technology. A case and scenario analysis of the improvements in the management of procurement process is performed focusing on a medium-size accommodation business. Future opportunities and potential of further IT-based innovation is discussed.

  • We studied the example of various side on effect the aging of exterior materials for concrete structure by analyzing the reason of water leakage in exist serviced skyscraper apartment. For this side, we would like to suggest the proper waterproofing materials and construction methods resulted in the mechanical performance test. So, it could be ensured the leakage safety for using residence facility and crowd utilization after repairing. It may maximize the durability for the concrete structure.

인공신경망 기반 호텔 부도예측모형 개발 (A Development of Hotel Bankruptcy Prediction Model on Artificial Neural Network)

  • 본 논문에서는 호텔경영을 위한 인공신경망 기반의 부도예측 모형을 개발한다. 부도예측 모형은 호텔에서 관리하는 사업장의 사업성과 이터를 바탕으로 부도 가능성을 평가하여 호텔 전체사업의 부도를 예측하는 특징을 가진다. 부도예측을 위한 전통적인 통계기법은 다변량 판별분석이나 로짓분석 등이 있는데, 본연구는 이들보다 우수한 예측정확성을 갖는 인공신경망 기법을 이용해서 연구를 진행하였다. 이를 위해 우선 우수기업 100개와 도산기업 100개를 선정하여 전체 실험데이터를 구성하고, 뉴로쉘이라는 인공신경망 도구를 이용하여 부도예측모형을 구성하였다. 본 모형 설계와 실험은 서비스드 레지던스 호텔에서 관리하는 각 브랜치의 부도예측과 재무건전성을 판단하기에 효율성이 높아 호텔 경영의 의사결정에 많은 도움이 될 것이다.

오피스텔의 생활형 숙박업 용도변경 활성화를 위한 제도적 개선방안 연구 (Legal Institutional Improvement Measures for Revitalization of Change in Building use Officetel to Lifestyle Lodging Industry)

  • 본 연구는 오피스텔의 생활형 숙박업으로의 용도전환을 활성화하기 위해서 어떠한 제도적 개선방안이 필요한지 연구하였다. 연구방법으로는 첫째, 오피스텔의 생활형 숙박업 용도 전환 저해요소를 정립하였다. 둘째, AHP방식을 이용하여 향후 오피스텔을 생활형 숙박업으로 용도 전환하는 것을 활성화할 목적에서 제도적 혹은 운영적 측면에서 개선이 시급한 중요도를 분석하였다. 분석결과, 오피스텔의 생활형숙박업 용도변경 저해요인으로 4개 항목 13개의 세부지표가 도출되었다. AHP 결과, '기존 분양계약자 100% 동의 요건'이 1위, '용도지역지구 중 상업/준주거지역' 2위, '전문 위탁운영업체 부족' 3위, '상대정화구역' 4위, '복잡한 인허가 절차로 용도변경 지연' 5위, '위탁운영사 운영 리스크' 6위, '시설물 관리 부담' 7위, '관련 제도 홍보부족' 8위, '건축법 내 생활형 숙박시설 개념 미비' 9위, '주차장, 하수도, 소방시설 등 기본 건축 요건' 10위, '환기시설 설치' 11위, '객실별 욕실 또는 샤워실 설치' 12위, '취사시설 설치' 13위로 나타났다.
