Effect of Generation Age as a Determinant of National Housing Price (국민주택 가격결정요인으로서 세대연령의 효과)

  • In order to discuss the implications for demographic changes due to an aging society, this study sought to verify the effect of generational age with a focus on the case of the national housing scale transaction in Seoul Seocho-gu. For the result, variance and linear regression analysis, and when the analysis showed a significant correlation between age and transaction price, and corrected the trading region and year, it was also confirmed that the higher the age in most regions, the lower the trading price tendency. Based on the results of this analysis, efforts to improve the adequacy and fairness of pricing in trading cases, and the direction of policy change due to the aging of the population were discussed, and on the basis of this, we even proposed measures for the support of the policy authorities. In addition, the management condition of individual communal houses was an important factor in the sale and the lack of utilization of Internet-based platforms was expected to be the cause of the low price sale. However, due to the use of 2nd order data on real trading cases, the direction of subsequent research was presented together with respect to the limitations of not being able to control a wider variety of individual characteristics.

Orungsan(Goreisan) Application in Neurosurgical Field: Review of the Studies Reported in the 20th Annual Meeting of Kampo Medicine Association of the Japan Neurosurgical Society (뇌혈관질환에 대한 오령산(五苓散) 치료의 일본 유용성 - 2011년 제20회 일본뇌신경외과한방의학회 학술대회 발표논문을 중심으로-)

  • Objectives : The purpose is to discuss the clinical applications of Orungsan(Goreisan: 五苓散) as an alternative management for increased intracranial pressure in the field of neurosurgery in Japan. Methods and Results : Attention has focused on Kampo medicine(traditional Japanese medicine) for some cerebral disease including chronic subdural hematoma(CSDH) and cerebral infarction in Japan. Orungsan and one of its classes, Sirungtang(Saireto: 柴苓湯) are well known their effects on brain edema. After some studies of Orungsan has the anti-edemic effects by the inhibition of aquaporin, this herbal medicine has been used widely in the neurosurgery field in Japan. It is high time to think about where we are and we go ahead for the progress and the integration in medicine. We have reviewed the studies using Orungsan or Sirungtang, that was reported at the 20th annual meeting of 'the Japan society for Kampo medicine and neurological surgery' was held on November 5, 2011 in Tokyo. Fifteen studies related with Orungsan or Sirungtang were reported among all 32 studies at the meeting. Orungsan in ten, and Sirungtang in five among 14 studies contained specific clinical case. In the aspects of disease, thirteen papers were related with SDH, including CSDH(11), SSDH(1), aneurism clipping for SDH prevention(1), and one was acute cerebral infarction and one was multiple metastatic brain tumor. In the report style, case control study was 7(mostly retrospective), and the case report was 8. Conclusions : Orungsan may be plausible to be an alternative method to reduce brain edema after SDH and other brain injury in the field of neurosurgery.

Health-related Community Facility Characteristics Typification and Relationship to Transaction Prices (건강 관련 커뮤니티 시설 특성 유형화 및 거래가격과의 관계)

  • Recently, 'Apartment community facilities' have emerged as the most optional factor in the apartment market, and their level is becoming very important. Therefore, this study derived each type through latent profile analysis centering on health-related community facilities in 126 domestic main apartment complexes, and as a result of the analysis, it was confirmed that it was divided into a Pilates group, GX and Yoga group, Golf and Table Tennis practice range group, and overall low group. Among the four groups, Pilates, GX, and yoga groups are more likely to belong to Gangnam, Seocho and Songpa compared to complexes with many golf and table tennis practice ranges, and at the same time, the transaction price is also the highest. Through these analysis results, it was suggested that changes in the preference for leisure activities should be reflected when constructing community facilities, and that health-related community facilities should be deeply considered in residential welfare policies in consideration of high preference for fitness facilities in youth housing.

Some Academic Debates in the Geological Society of Korea (한국의 지질학분야에서 있었던 학술논쟁)

  • This article reviews a few academic discussions in our geological society. The author presents his opinion on the discussions regarding the ages of the Okcheon Group, Myogog Formation, and hominid footprints of the Jeju Island, as well as on the inaccurate reportage in mass media. The academia advances via healthy debates and discussions. The arguments for and against Darwin's "Origin of Species" and scientific debates regarding Wegener's "Continental Drift Hypothesis" are well known. In academic debates or discussions, authority should not be involved in any form. Academic research should be conducted based on scientific principles and evidence-free of personal preferences or other nonacademic factors. Opponents should challenge with scientific approaches, suggesting alternatives based on science. Opposition without scientific basis is not productive in conducting academic research in search of scientific truth. Often, the news media delivers inaccurate information to the public-intentionally or unintentionally. There must be a mechanism to immediately identify and rectify inaccurate, false, or fake information for the benefit of the public and the credibility of the news media.

Change and Characteristics of Interactions in a Heterogeneous Group in Scientific Inquiry Experiments (이질 모둠이 수행한 과학탐구실험 과정에서 상호작용의 변화와 특성)

  • The purpose of this study was to understand the change and characteristics of interactions in a heterogeneous group in scientific inquiry experiments. For this purpose, the process of students' interactions in small group activities were analyzed. This study focused on two, small heterogeneous groups of eighth graders. Students were involved in 13 scientific inquiry experiments for one year and students' interactions in each experiments were observed and recorded using video/audio and the data recorded were transcribed. The analysis of data was based on the method of making a note by looking and listening to the data repeatedly. Students' interactions in heterogeneous group changed toward that 3A (early formal operation student solved the problems by oneself and other students only listened to 3A student's explanation or copied the answer. The least able student was alienated from peers' interactions. In the meantime, new interactions of two middle level students were shaped. Educational implications of the progression of activities emphasizing interactions and the organization of grouping were drawn.

A Spatial Statistical Method for Exploring Hotspots of House Price Volatility (부동산 가격변동 한스팟 탐색을 위한 공간통계기법)

  • The purpose of this paper is to develop a method for exploring hotspot patterns of house price volatility where there is a high fluctuation in price and homogeneity of direction of price volatility. These patterns are formed when the majority of householders in an area show an adaptive tendency in their decision making. This paper suggests a method that consists of two analytical parts. The first part uses spatial scan statistics to detect spatial clusters of houses with a positive range of price volatility. The second part utilizes local Moran's I to evaluate the homogeneity of direction of price volatility within each cluster. The method is applied to the areas of Gangnam-Gu, Seocho-Gu, and Songpa-Gu in Seoul from August to November of 2003; the Participatory Government of Korea designated these areas and this period as the most speculative. The results of the analysis show that the area around Gaepo-Dong was as a hotspot before the Government's anti-speculative 10.29 policy in 2003; the house prices in the same area stabilized in October, 2003 and the area was identified as a coldspot in December, 2003. This case study shows that the suggested method enables exploration of hotspot of house price volatility at micro spatial scales which had not been detected by visual analysis.

A Study on Risks and Returns Using A Housing Capital Asset Pricing Model (CAPM): the Case of Three Gangnam Districts Apartment Market in Seoul (주택 자본자산가격결정모형(Capital Asset Pricing Model)을 활용한 위험과 수익 분석: 서울 강남 3개구 아파트시장의 경우)

  • This paper examines the tendency of housing assets to become increasingly quasi-financial assets by analyzing the relationships between risks and returns in three Gangnam districts (Gangnam-gu, Seocho-gu and Songpa-gu) apartment markets in Seoul, especially for the apartments to be reconstructed, capitalizing upon some capital asset pricing models (CAPM). A single factor CAPM model shows positive relationships between risks and returns regardless of the types of apartments in three Gangnam districts. Multi-factors CAPM models also confirm that the market and SMB (small minus big) factors are positively related to the rate of returns regardless of the types of apartments. However, the unsystematic risk factor is found to be statistically positive especially for the apartments to be reconstructed, while the momentum factor is dependent upon the regression models used. An analysis on some portfolios classified by the size of apartments and price volatility and/or beta values suggests that there are the positive linear relationships between risks and returns and the SMB factor is clearly found to be significant in determining the rate of returns. In particular, housing assets are highly highlighted as investment goods and/or quasi financial assets for the apartments to be constructed in the Gangnam housing.

  • This study is to update of vibration power generating model and to analyze electromotive force on subway. Analysis of electromotive force using power generation depending on classification of locations which are ballast bed and concrete bed. As the section between Seocho and Bangbae in the line 2 subway was changed from ballast bed to concrete bed, it could be analyzed at same condition, train, section. Induced electromotive force equation by Faraday's law was updated using Bayesian regression and correlation analysis with calculate value and experiment value. Using the updated model, it could get 40mV per one power generation in ballast bed, and it also could get 4mV per one power generation in concrete bed. If the updated model apply to subway or any train, it will be more effective to get electric power. In addition to that, it will be good to reduce greenhouse gas and to build a green traffic network.

Development of IAQ Index for Indoor Air Quality in City Buses (시내버스 실내공기질 IAQ 종합지수 개발)

  • Objectives: This study developed an index for the indoor air quality management of city buses to allow the provision of indoor air quality information to city bus users. Methods: Nine city buses in Seoul were measured for PM10, PM2.5, CO2, temperature, and relative humidity through IoT sensors. Big data collected through the sensors was analyzed to identify indoor air quality on city buses and graded through the index. Results: As a result of dividing the measured city bus data into five grades through the IAQ index, PM10 was rated "good" for 30.4% of the total measured values, and 9.2% were rated "risky". For PM2.5, 67.7 percent were rated "good" and 0.4 percent were rated "risky". For CO2, 0.9% were 'good' and 1.1% were 'risky'. The results of the classification through the IAQ index for city buses showed that the impact of good, normal, sensitive, bad, and dangerous were 2.7, 38.8, 46.0, 12.4, and 0.1%, respectively. According to the analysis by measurement area, Seocho-gu, Gangnam-gu, Seongdong-gu, Gwangjin-gu, and Dobong-gu are "normal" and other areas (Seodaemoon-gu, Jongno-gu, Yongsan-gu, Jung-gu, Seongbuk-gu, Dongdaemun-gu, Junggye-gu, Gangbuk-gu, and Nowon-gu) are all rated "sensitive". Conclusions: When analyzing cases where PM10 and CO2 indices are in the "bad" zone, the concentration is generally found to increase during rush hour, during which there are a large number of passengers. It is expected that indoor air quality management in vehicles will be necessary during rush hour.

The Influences of Teaching Mathematics for Social Justice on Students' Interest towards Mathematics and Perceptions of Mathematical Values (사회정의를 위한 수학 수업이 학생들의 수학에 대한 흥미와 가치 인식에 미치는 영향)

  • The purpose of this study was to investigate the influences of teaching mathematics for social justice on students'interest towards mathematics and perceptions of mathematical values. Eighteen 6th grade students, at B elementary school in Seocho-gu, Seoul, who wished to involved in the study participated in the 10 hour lessons. During the lessons for social justice, the researchers analyzed the students' reactions in the lessons according to the three categories: Perceiving given problematic situations of social conflicts, searching for problem-solving methods based on mathematical analysis, and changing social behaviors to solve life issues through mathematics. They also examined changes of students' interest towards mathematics and perceptions of mathematical values through the activities and reactions using the preliminary questionnaires, observations of lessons, and students' activity sheets. The research results showed that the students perceived mathematics as a tool for social justice in mathematics lessons, tried to find problem-solving methods based on mathematical analysis, and expressed their active social behaviors by cultivating the will of practice to solve life issues through mathematics. Based on those findings, the study reached the following conclusions. First, the students recognize many of the social problems in their societies as social justice regardless of their economic levels. Second, learning activities need to design in a way that students can accept the social problems as realistic situations in teaching mathematics for social justice. Third, students look at the world from a mathematical perspective, have interest in mathematics, and recognize the values of mathematics in teaching mathematics for social justice.
