An Analysis of the Preferential Unit Planning Components of High-rise Residential Buildings Across Family Life Cycle Stages (가족생활주기별 아파트 단위주호 계획요소 선호분석)

  • The purpose of this study was to examine preferential unit planning components of high-rise residential buildings across family life cycle stages. The questionnaire survey was adopted in this study, and 110 cases were used for data analysis. Based on the age of the oldest child, the family life cycles used in the study were divided into four stages: early childhood, elementary school, adolescence, and adulthood. The findings showed that the preference of the unit planning components across the stages was distinct; families in the stage of early childhood and adolescence had the growing needs for spatial features, and regarded living-related features as important. Families in the stage of adulthood tended to have larger spaces. It was noticed that unit planning components needed to be more differential when the combined effect of both family life cycle stages and housing size was considered.

  • The National Rental Houring has been built for solving the lack of house for the low-income group. However the national rental housing that the low-income group didn't feel aliention' we should improve the quality of National Rental housing. The purpose of this study aims to identify the facts for improving the social integra as the preference of Rental lived in Gwangju. The findings are as follows. The residents had marginal characteristics such as low income, the aged and were satisfied with the residential environment so they want to stay there as long as they can. However, they were dissatisfied with the scale of housing, housing facilities. Therefore, It is important to improve housing condition witch they enhance their self existence.

  • With the life style changing and the income level improving in our society, the composition of apartment residents and the preference are diversifying. For that reason, various residential plans are desired. However in bearing wall system the existing apartments have a clear attribute of a fixed system, consequently, they have a difficulty in being adapted to the social requirement. In this research, 1 would like to put a variable apartment to practical use in which with a suitable structure system applied to a variable apartment considered as remodeling system various residential requirements are accepted and the change of the family life cycle and moreover, effective and systematic remodeling are accomplished.

  • With the change of construction environment, the main body of construction industry was moved from project suppliers to consumers. Accordingly in order to strengthen competitiveness, project suppliers have to concentrate on marketing for diversification. Thus, it is required to utilize real estate marketing from the beginning of development project to introduce 'consumer-centered marketing strategies' instead of 'supplier-centered marketing'. This study aims to find out what consumers consider the most important factors when selecting apartment. According to the study, when residents select their apartment in residential area, they valued those attributes with investment, location, dwelling attribute, apartment complex attribute, unit price per square meter, in order. This result will contribute to qualitative improvement of housing development project.

  • The domestic construction industry is changing its preference for demand and supply along with urbanization and economic development. Accordingly, initial risk assessments is more important than before. Currently, the research related to risk analysis except for apartment studies is insufficient. Therefore, the objective is to suggest a basic study on financial analysis model development by applying optimization method in residential officetel. To achieve the objective. first, the previous studies are investigated. Second, the causal loop diagram is structured based on the collected data. Third, the financial model is developed by using optimization method. In the future, the proposed model can be helpful whether or not conduct execution of an officetel development project to the decision makers.

  • As the residential culture of Korea is transformed from house oriented to apartment oriented residential environment these days, the bedroom closets are changing into the built-in furniture such as built-in closets. As the life style of consumers become richer and wealthy, the bedroom furniture is changing to respond for the forms, function, and design characteristics of the consumer's demand. Therefore, in this study, the characteristics of the built-in closets such as structure, function and material were studied to analyze the basic changes and compared the normal closet to the built-in closet to analyze the elements in terms of environment and convenience. Moreover, to develop forms and designs to fit various characteristics and differences of the consumers, various forms of consumer demand were analyzed. Therefore, this study intended to provide the basic information for providing the efficient form and structure that enables the use of internal space as the consumer wishes to change the design elements, and other spaces to fit the changed residential environment.

A Study on Factors of Elderly Residential Care Service Utilization for using Decision Tree Regression (의사결정분석을 이용한 우리나라 노인의 요양시설서비스 이용 결정요인에 관한 연구)

  • This study examined the factors affecting service utilization of elderly residential care among long term care services recipients during long term care insurance pilot project period in Korea. Help-seeking Behavior model developed by Andersen and Newman(1973) was used to analyze the factors affecting their utilization residential care service among 1,939 long term care services recipients. Frequency and Decision Tree Regression analysis on SPSS 13.0 used. Analyses show strong significant factor is service preference(predisposing factors), and then significant factors are enabling factors such as co-residence type, household income. According to this results, need factors such as cognition disorder, problem behavior, ADL and IADL disabilities are affecting utilization behavior of elderly residential care services. These findings provide implications and suggestions about how long term care service system would be settled in Korea. And these finding provide information about target-efficient long term care continuum system to policy makers and helping professionals.

A Comparative Study on the Population Change and the Aged in Korea and Japan (인구변화 및 노년인구에 관한 한국과 일본의 비교연구)

  • This study has three objectives. One of them is to debate on the incompatible Neo-Malthusianism and Comucopianism, which give us a comparative gauge for analysis of the population elements in Korea and Japan. The other is to investigate how a variety of population elements are related to specific regions, Korea and Japan. And the last is to compare and analyze the residential preference pattems and the degree of care for the future life for the aged over 50 ages. Various elements in population show that Japan is of type superior to Korea, and that the gap between two countries is getting narrow every year. Wiber's migration expectancy is much higher in Kwangiu-si and Chollanam-do than in Hiroshima-ken. Burial customs in funeral ceremony has been vanished in Japan, but only 30 percents in Korea is crematory. This burial customs being much stiff existent in Korea, the effect of the population decrease caused by the death is reduced. A case study through questionnaire on the residential preference patterns for the aged over 50 years old shows that Japanese than Korean are more dependent on their sons and daughters, and ‘loneliness of solitary life’is the first reason in both countries. The degree of care for the future life is also remarkably higher in Japanese than in Korean. These are related in various ways to their ages, scholarships and local areas(si or gun). A general cognition in which the shortage of labour forces comes into existence in aged society is of misconception, because it comes from taking labour forces away from the aged, not from being old society. Even a minute population change is worth notice since the inertia law is also applied to the population phenomenon. Malthusinism hold fairly good even now, and the notion is very important in which population, resources and environmental problems are no longer personal or a regional matters, but the global family's issues.

A Study on Space Condition and Preference for Home-Office (재택근무를 위한 주거공간 실태 및 의식에 관한 연구)

  • The need of Home-Office is increasing according to the technology and communication system being developed. It is necessary to develop space program and home furniture design for Home-Office. The purpose of this study was to investigate sjpace condition for Home-Office and Home-Office furniture, and to examine preference and opinion on Home-Office. The results this study can be summarized as follows: 1) An isolated space such as a study was the most preferred for Home-Office. The proper size of Home-Office space in residential interior was over 3.3m$\times$3m. 2) The system furniture which is enable to store OA system, and to have efficient work space was preferred. 3) The preferred color of system furniture was natural wood tone, and the most preferred color of chair was blue. 4) It was assumed that the possibility of Home-Office is increased in the new future.

Preference for Urban Residence of People working in the CBD Area (도심 근무자의 도심주거 선호성향)

  • The purpose of this study is to analyze the preferences for urban residence. Data was collected from the people who are working in the CBD area. The results of this study are as following; 1) The 40.3% of people working in CBD area prefer living in the CBD area. It contains 5.6% of people who are working in the CBD area. It can be interpreted that there are some potential residential preference in the CBA area. 2) People who prefer living in the CBD area are shown that they have been working in the CBD area for a long time with their living status of the middle class and their ages over 50. 3) The favorable area for CBD workers is located within 10 minutes by bus or within working distance. 4) Their favorable housing types are respectively apartments, mixed, and single housing. It means that they prefer the mixed functioning type of housing to the apartment. It tells that it is necessary to develop the new types of housing.
