How to develop corporate real estate? A decision support tool for CREM

  • Various forms of procurement are open to companies when constructing new owner-occupied properties. The selection of a form of procurement is an important decision-making problem for companies and their Corporate Real Estate Management (CREM) departments. With this in mind, a decision support tool has been developed to optimise the outcome and success of company's proposed real estate development projects and is presented in this paper. This model can also be used for current real estate portfolios to optimise returns in the long term. In pursuit of this objective and in order to provide an academic basis for this study, decision-relevant goals and parameters were initially identified from the referenced literature used in our research. These were subsequently evaluated in a case study of a corporate development project and identified as specific decision criteria from the perspective of the CREM. The investigation identified 15 criteria that are relevant to the corporate decision-making process in procuring and/or developing property. A model for supporting and resolving decision-making problems of this type was derived from decision theory. In this paper, a decision-making tool is presented that takes into account all the decision criteria from the CREM point of view for the first time. This model should therefore serve as an aid in implementing the decision-making process for the development of real estate projects in a more structured and transparent manner.

  • As of June 2014, the rate of mobile internet users aged 6 and over is estimated at 98.3% (up by 2.8%p from the previous year). The vast majority of the teens (99.7%), the 20s (99.8%), the 30s (99.8%), and the 40s (98.1%) answer they use the smart phone. The existing notice methods have utilized noticeboard in the apartment. It is difficult to support real-time notice. The App has a merit to be accessed in anywhere, so that it is quite suitable for services requiring real-time support. This paper describes a development of apartmenrt notice and decision-making service using smart phone. We study previous researches about apartmenrt notice Apps. Then, we described the notice flow diagram and decision-making flow diagram. Apt admin sends the important notice message to residents using apt notice app in real-time. Apt admin writes the decision item in the admin web site. It pushes decision item to residents using apt notice app in real-time. The residents vote and send it to Apt admin. Apt admin counts the votes and send the collect the vote result to to residents.

Influence of time pressure on the purchase decision making process in apparel shopping

  • Studies show that time pressure affects the purchase decision-making process of consumers. However, in the case of apparel shopping, few studies have looked into the influence of time pressure on the purchase decision-making process. This study aims to determine how perceived time pressure in apparel shopping, time pressure situations, and product type and the interactions between these variables influence the clothing purchase process. An empirical study was conducted among males and females in their 20s and 30s. Perceived time pressure in apparel shopping was measured using four items. Time pressure situations and product types were given in the form of scenarios. A $2{\times}2{\times}2$ experimental design was used, and perceived time pressure in apparel shopping, time pressure situations, and product type were used to create eight different situations. The dependent variables included decision-making speed, anticipated regret, and anticipated purchase satisfaction. Data from 512 subjects were collected through an online data collection. Results showed that the high perceived time pressure group and the shopping situation with time pressure involved a significantly high level of decision-making time, anticipated regret, and anticipated purchase satisfaction. Marketers must understand the real-time pressure situations of consumers.

  • We note that the time of adolescents is very important time for obtaining informations about their jobs, exploring and making appropriate their career decision. In order to understand the career decision level of adolescents, we needed a study on effects of personal variables and family variables affecting the career decision level. For this, we provide direct, indirect and total effects of family variables and personal variables on the career decision level using the path analysis. Therefore, in this study, we give the real usefulness for making a different diagnosis and strategy solving some problems of career decision level.

  • This paper introduces several decision-making problems that need to be solved in order to facilitate the efficient operation of container terminals. These decision-making problems include the berth planning problem, the quay crane scheduling problem, the unload/load sequencing problem, the yard allocation problem, and the short-term scheduling of transporters and yard cranes. These problems can be classified into strategic decision problems, tactical decision problems, and real time operational decision problems. This paper proposes definitions of the problems that can be used to develop mathematical models for the problems.

  • Increased competitive challenges are forcing companies to find better ways to bring their applications to market faster. Distributed development environments can help companies improve their time-to-market by enabling parallel activities. Although, such environments still have their limitations in real-time communication and real-time collaboration during the product development process. This paper describes a web-based collaborative framework which has been developed to support the decision making on a 3D design developing process. The paper describes 3D design file for the discussion that contains all relevant annotations on its surface and their visualization on the user interface for design changing. The framework includes a native CAD data converting module, 3D data based real-time communication module, revision control module for 3D data and some sub-modules such as data storage and data management. We also discuss some raised issues in the project and the steps underway to address them.

  • This paper is aimed to design an intelligent military decision aiding system in a network computing environment, especially focusing on designing an intelligent analytic system that has data mining tools and inference engine. Through this study, we concluded that the intelligent analytic system can aid military decision making processes. Highlights of the proposed system are as follows : 1) Decision making time can be reduced by the On-line and Real-time analysis ; 2) Intelligent analysis on military decision problems in network computing environments in enabled; 3) The WWW-based implementation models, which provide a standard user interface with seamless information sharing and integration capability and knowledge repository.

  • Self-adaptive systems (SASs) can change their goals and behaviors to achieve its ultimate goal in a dynamic execution environment. Existing approaches have designed, at the design time, utility functions to evaluate and predict the goal satisfaction, and set policies that are crucial to achieve each goal. The systems can be adapted to various runtime environments by utilizing the pre-defined utility functions and policies. These approaches, however, may or may not guarantee the proper adaptability, because system designers cannot assume and predict all system environment perfectly at the design time. To cope with this problem, this paper proposes a new method of dynamic decision making, which takes the following steps: firstly we design a Dynamic Decision Network (DDN) with environmental data and goal model that reflect system contexts; secondly, the goal satisfaction is evaluated and predicted with the designed DDN and real-time environmental information. We furthermore propose a dynamic reflection method that changes the model by using newly generated data in real-time. The proposed method was actually applied to ROBOCODE, and verified its effectiveness by comparing to conventional static decision making.

  • In this paper, robot navigation experiments with a new navigation algorithm are carried out in real environments. The authors already proposed a reactive navigation algorithm for mobile robots using optimal via-point selection method. At each sampling time, a number of via-point candidates is constructed with various candidates of heading angles and velocities. The robot detects surrounding obstacles, and the proposed algorithm utilizes fuzzy multi-attribute decision making in selecting the optimal via-point the robot would proceed at next step. Fuzzy decision making allows the robot to choose the most qualified via-point even when the two navigation goals-obstacle avoidance and target point reaching-conflict each other. The experimental result shows the successful navigation can be achieved with the proposed navigation algorithm for real environments.

  • During the last few decades, several companies and research laboratories have developed construction robots in an effort to improve productivity, quality, and reduce construction time and safety concerns. Recently, domestic construction industry is also interested in developing the construction robots. However, the studies on the research and development process is impossible in real field. A existing research's object is the development of the research on the assumption that construction's environment is a fixed form, But real construction's environment is very dynamic and atypical. So it is very difficult that we apply construction automation and robots. In order to solve this problem, this study deduce influential factors on decision making of frame construction scheduling for automated construction.
