The Re-Post Occupancy Evaluation of the Neighborhood Park -With Focus on Bundang Central Park-

  • The purpose of this study is to provide guidelines for planning, designing and managing neighborhood parks. Results form POE(Post-Occupancy-Evaluation) and RPOE(Re-Post-Occupancy-Evaluation) are analyzed for this study. Bundang Central Park in Bundang Newtown was selected for this study. This study compared the previous POE completed in 1996 with a RPOE conducted in 2001 to find out how the user, proximate environmental context, and the park administration changed in time and apply feedback for purposes of immediate problem solving. The results of this study showed that RPOE has to be initiated and utilized periodically as a device and the guideline for neighborhood park design, conservation, administration and operation.

An Analysis of the Research Trends and Improvement of Post-Occupancy Evaluation (국내 거주 후 평가(POE) 연구동향분석과 발전방안 연구)

  • The purpose of this study was to analyze research trends in post-occupancy evaluation and to explore Improvement Directions. Also this study investigated historical development of domestic POE researches and current discussions to POE in architecture and interior design fields. The results were as follows. For the purpose of this study, 55 articles from 3 journals were selected and analyzed. 55 articles analyzing POE methodology and applying POE method were published from 1990 to 2010. In the 1990s, studies on introduction of POE method, potential and limitation were conducted. In the 2000s, the research theme showed the study for evaluation of apartment measuring the residents satisfaction. Gathering the opinions of designers and people in architecture field, they have recognized the need to perform POE, indeed it has been difficult to find POE researchers and utilized POE data. Nevertheless, some of them have performed POE of their building and got feedback from residents. In conclusion, to apply POE method and develop its potential, it is necessary to minimize the barriers. It should Therefore, be performed POE by stakeholders who are designers, builders and residents and POE data would be provided a variety of types. Furthermore, POE certification system should be designed at the government level and basically, POE courses must be included in the architectural curriculum.

  • The study is a Post-Occupancy-Evaluation on newly constructed steel framed school buildings sponsored by POSCO, and presents alternative tactics for planning and programming for the kind of project. The schools in concern are Seowha Primary School(Incheon city) and Galma Primary School(Daejeon city) which were completed in February 1999 and since occupied. The POE-2000 study results had to be compared to the POE-1999 which dealt on Jigog Primary School(Pohang city) and Iwol Primary School(Jincheon township) to develop an improved project tactics. In this reason we had to use the same questionnaire forms envisaged by the former study, ie. POE-1999. To begin with the same study format, it might be appropriate to differentiate whether a 'satisfaction' comes from the 'steel framed construction' or from the 'newly built environment'. However it was difficult with the POE-1999. As the intention to compare the 4 school building were the firstly achieved objective of this study that we had to continue to apply the same format and the analysis procedure. Except this condition, everything the POE-1999 conducted were valuable to this POE-2000. The satisfaction survey form includes 36 questions for individual items and 2 questions for general items.

  • The purpose of this study is to analyze research trends in post-occupancy evaluation and to identify its Improvement strategy. Also this study suggests historical development of domestic researches on POE and current discussions to POE in architectural fields. The results were as follows. In Korea, 55 papers on POE method were published from 1990 to 2010. In the 1990s, with the introduction of POE method, researches focused on its potential or limitations and presented the barriers to the adoption of POE. In the 2000s, POE researches mainly were apartments evaluation researches by residents' satisfaction. Designers and construct companies feel it is necessary to perform POE, indeed it is difficult to find POE researchers and utilize POE data. Nevertheless, some of them have performed POE of their building and got feedback from residents. In conclusion, it is necessary to minimize the barriers to adoption of POE and to develop its potential. Therefore, it should be performed POE by stakeholders and POE data would be provided a variety of types. Furthermore, POE certification system should be designed at the government level. Basically, POE courses must be included in the architectural curriculum.

  • Despite the serious lack of parking lots, studies on parking lot expansion are insufficient; research on users' satisfaction following parking lot expansion is practically nonexistent. Therefore, this study sought to provide basic data for the parking lot expansion of old apartments by comparatively analyzing users' satisfaction before and after the parking lot expansion through a questionnaire survey that targeted residents benefiting from the expanded parking lot. Results revealed a low post-occupancy satisfaction with the parking lot expansion despite the parking lot expansion and improvement of the parking lot environment. This was because the parking lot was not expanded up to the second basement floor due to the lack of appropriate parking space. Other factors included the construction cost burden and lack of connectivity of the basement parking lot with elevators. The results actually raise the need for the establishment of an optimally suitable expansion plan and development of method and technology requiring lower cost and shorter construction period in the design and construction processes for parking lot expansion. Through post-occupancy evaluation (POE) after parking lot expansion, this study quantitatively identified the problems associated with the parking lots of old apartments and ensuing expansion effects. The findings in this study can be used as basic data to seek a suitable diagnosis and evaluation method for the parking lots of old apartments.

A Study on the POE (Post Occupancy Evaluation) according to the Residential Environment of Mixed-use Apartment Complexes In Seoul

  • In this study, POE(Post Occupancy Evaluation) evaluation indexes were selected into six categories through the consideration of theories and prior research. Therefore, qualitative supply can be achieved through POE according to the aspect of residential environment after the quantitative supply of mixed-use apartment complex by the population concentration in Seoul due to industrialization and urbanization. As the evaluation elements, detailed survey contents were selected for livability, convenience, comfort, safety, economy, and sociality. Based on the survey contents, six elements were evaluated and analyzed using Data coding and Likert scale after surveying 12 complexes (Urban areas and non-urban areas) in Seoul. As a result of the study, six categories selected as the POE showed that importance of quality of life and safety was developed in high recognition according to high satisfaction with convenience and safety. Sociality showed the lowest satisfaction in the following order : livability, comfort, economy and sociality. Residents' sense of community, interaction with neighborhood, etc., showed low satisfaction, and it seems that it is necessary to improve and supplement the system for the development of mixed-use apartment complex in the future. The detailed characteristics of livability showed high satisfaction of the living room, the front door and the main room which are main uses of housing, and low satisfaction in storage size. The analysis of convenience is that convenient public transportation was the highest, and educational environment and additional facilities were the lowest, showing the advantages and disadvantages of location characteristics. As a result of the analysis of comfort, satisfaction with the landscape area was low and it seems that green space is needed for the development of mixed-use apartment complex in the future. Lastly, regarding the safety, the satisfaction of the access control, the location of security office, etc. were high, however separation of circulation was low. Therefore, it is necessary to clearly separate the circulation between the residence and other facilities in the mixed-use apartment complex.

  • Recently in Korea, it takes place as a social phenomenon the emergency of small family(1-2 persons). The City-Type Housing is constructed new standards and facilities for them from 2009. P.O.E(Post Occupancy Evaluation) carried out the building for a period of time, making the assessment says. The aims of this study were P.O.E. of the City-Type Housing and its political implications. Four City-Type Housing located Gang-Nam, Gang-Buk in Seoul, surveyed 62 questions and interviewed for City-Type Housing office. As the results revealed transportation issues, confined space, parking space, economic issues. In Gang-Nam resident were more satisfactoried the location, the building status, the construction status, the housing size, maintenance and economical sences 95% confidence level. Thus, it should be improved. the upward limited living space, parking space qualified, defined design technical issues.

A Study on the Post-Occupancy Evaluation of the Types of the Learning Space Unit in Elementary Schools (열린 학교 단위학습공간의 구성유형별 건물성능평가에 관한 연구 - 대구광역시 소재 초등학교를 대상으로 -)

  • The purpose of this study is to find problems and to provide architectural design standards of the Learning Space Unit(L.S.U.) in Elementary Schools through the Post-occupancy Evaluation(POE). In this study, we found six major problems of the type of the L.S.U. in elementary schools. More than 50% of users expressed dissatisfactions in these items : size, safety, cooling facility, noise, privacy and primary meaning for its original purpose. After the interrelation-analysis, we checked pros and cons about each forms of L.S.U. It is the result of analysis of the layout method in L.S.U. 1) "$8.4m{\times}8.4m$" classroom unit got the highest positive responses 2) "2-classroom type" and "4-classroom type" got higher score than "3-classroom type" 3) "Whole faced type" 1) made more active Multi-space than "Partial faced type" 4) prefered prepared "Open-classroom" to "Closed-classroom" 5) 'Zoning type between L.S.U.s' couldn't influence to user's responses. Designers can consult those informations when they plan a new, remodeling and additional elementary school.

  • The block housing type is coming to fore as a 'low-rise high-density housing type', which can resolve the all sorts of problem caused in Korea apartment housing complex and single-detached residental area in terms of livability, urbanity, and community. To analyze the characteristics of the block housing, the block housing in Eunpyeong New Town, in Korea was analyzed as a sample for post occupancy evaluation. The analysis show that the block housing is useful low-rise and high-density housing type, which ensures the livability as well as the urbanity and community. In details the analysis also shows the user satisfaction from the perspective of living and facility use within the block housing and individual unit.

  • Recently, in Korea, single- or two-person households (50.5%) are becoming the primary family type due to increasing divorce rates, population aging, personal code of values and so on. Hence, small families will lead to a sudden increase of single- or two-person households. People searching for small houses are increasing because of the provision of officetels, one room and urban-life housing as well as economic recession. However, this has led to habitability problems, such as parking, storage space and decline in safety. In this study, we obtain the proper contents from LQI indicators of advanced research and use the indicators to evaluate the residential environment quality. We conduct a post-occupancy-evaluation (POE) survey and compare the habitability satisfaction level of apartment and officetel residents. According to the survey, officetel residents' satisfaction levels are low for the following factors in the order listed: ventilation, storage space, management expenses and facilities for children and the elderly.
