  • In the construction industry, due to the nature of the job, the need for job training to maximize the performance of the job and to improve the organization's qualifications is needed to acquire professional knowledge that is practiced according to the training needs of the members of the organization. In the form of education, the government or the government or the government provides systematic and planned professional job training that is implemented to improve qualifications and instill pride in the profession by helping the employees of the design office acquire new knowledge, skills, and attitudes necessary for professional performance. Although it is recommended at the organizational level, as a result of examining the implementation, it was found that most workers did not receive job training activities. Therefore, follow-up studies that can maximize work efficiency at the individual and organizational level of design office workers should be continuously performed.

  • Nowadays the importance of Building Remodeling as a means to create an architectural environment capable of responding to the social, economic changes has increased more than before. After long time pass, the aged building have faced the need for the overall repair of the structure and function. Remodeling is much more saving the time and cost than new construction in the office building. This study was focused in functional and efficient evaluation. Based on these points, we developed the evaluation factors, and verified a validity of evaluation factors through a survey. The purpose of this study was focused on the Analysis for Recognizing the priority of Indoor Environmental Factors in office Remodeling. This study provides us the competitive guidance of remodeling. The owners and tenants take the maximum efficiency with the minimum cost.

사무소 건축물의 건축기계설비 배관 부속자재 요율 산출 (Calculation of the Attached-Piping-Material Rate for the Building Mechanical-Service System in Office Buildings)

  • Currently, in comparison with other architectural estimations, the estimation work regarding building mechanical-service systems is time-consuming, and the process is continuously becoming more difficult because of the increased usage of the attached piping materials such as fittings and hangings in addition to their complicated construction processes. To improve this problem, the Korean authority provides a simple estimation method for the attached-material rate regarding the main piping material, which is the most time-consuming work in the architectural-mechanical estimation. However, to be an applicable method on construction sites, a proper conversion rate of the attached-piping material is still required for the proposed method regarding building usage and working types. Therefore, the purpose of this research is the calculation of the rate of the attached-piping materials such as the fittings and supports through the building of the mechanical-service work types of mechanical rooms, air conditioning, domestic water and hot-water supplies, and the drain-, vent-, and gas-piping work in office buildings that have been designed after 2010.

  • 이 연구는 프로젝트 기획단계에서 발주자가 실적자료를 활용해 공공건축물인 관공서의 총공사비를 견적하는 방법에 대한 것이다. 최근 공공건축물의 종류 및 용도가 다양화 되면서, 공사비 산정 시 고려해야할 요소가 증가하여 공사비 추정에 대한 논리적인 분석이 어려운 경우가 많다. 이로 인해 경우에 따라서는 건축물이 과다 또는 부실하게 계획되는 사례가 발생하고 있어 예산이 낭비되기 쉽다. 특히, 학교, 관공서, 체육시설 등의 공공건축공사에 BTL(Build Transfer Lease)방식이 도입되어 활성화되면서 건축물의 기획 단계부터 적정규모 산정 및 공사비에 대한 체계적 예측 및 관리가 필요하며, 효과적인 건축물의 기획을 위해서는 장기적인 건축물의 이용자 및 건축물의 수명주기(Life cycle)를 예측한후 건축물의 규모를 산정하는 것이 바람직하다. 그러나 현실적으로 모든 변수들을 종합한 결과를 토대로 건축물을 기획하는 것은 용이한 일이 아니다. 따라서 본 연구에서는 발주자가 건축물의 기획 단계에서 공공건축물의 예산 수립을 쉽게 검토할 수 있는 방법론을 제공하고, 과거에 수행된 유사한 용도의 건축물 실적자료를 활용해, 총공사비를 견적할 수 있는 회귀분석모델을 제안하고 모델의 적용성검토를 위해 일본의 관공서 건축데이터를 통해서 검증하였다.

  • The purpose of Green Building Certification System is to promote the environment-friendly building construction as the life-cycle environmental performance of a certain building is assessed and certified nationally(domestically). By the way, a building can get the green building certificate just with the minimum standard in prerequisite assessment criteria and with the designated scores in totals. GBCS consists of 9 assessment issues and it has 4 grades. Nevertheless the 1st. grade green building has uneven scores in each issue. In other words, it has even 0 point in a special issue. Due to the above problem, the discrimination and reliability in the GBCS grading and scoring has to be secured. This study aims at a new grading and scoring system equipped with the discrimination and reliability through analysing the scores of prerequisite assessment criteria and the scores by issues in the actually certified green office buildings.

  • For deciding the profitability and feasibility of the construction project, the schematic estimation has to not only link the design decision-making but also estimate the cost with reliability. The Object-based schematic estimation system was developed for easily linking with design-making and supports to evaluate the design alternatives in the design development stage but didn't consider the cost estimated by object supplementary and parameter work item. This research presents the Integrated Object-Parameter Schematic Estimation Model in the design development stage that can lead to more accurately estimate the cost through analyzing historical data from the high-storied office buildings. For the development of the proposed model for schematic estimation, after analyzing and classifying the work items from the Bills of Quantities(BOQs) and drawings of historical data, this research proposed the methods of estimating cost in accordance with attributes of each work item using regression analysis. In addition, a case study is performed for the effectiveness as comparing the proposed model with the previous estimating model.

  • Domestic architect office from a period of high growth from the 1970s to the '80s has been established as some of the large corporations or publicly traded corporation. 1997 IMF has pointed out there is a lot of need for improvement activities in accordance with the construction recession since the 2008 global financial crisis. In order to address these causes, the company's continuous efficient operation for accurate efficiency and competitiveness analysis was required. Leverage financial ratio indicators Study Using Data Envelopment Analysis Data Envelopment Analysis (DEA) model, how to find a benchmark for the improvement of the efficiency of inefficient enterprises in various sectors being. In this study, a comparison of the conventional DEA model and the DEA-AR model is used to analyze the efficiency and domestic architect office is to improve the management efficiency.

Ultimate strength of long-span buildings with P.E.B (Pre-Engineered Building) system

  • With the improvement of the quality of construction materials and the development of construction technologies, large-scale long-span steel frame buildings have been built recently. The P.E.B system using tapered members is being employed as an economically-efficient long-span structure owing to its advantage of being able to distribute stress appropriately depending on the size of sectional areas of members. However, in December 2005 and in February 2014, P.E.B buildings collapsed due to sudden loads such as snow loads and wind gusts. In this study, the design and construction of the P.E.B system in Korea were analyzed and its structural safety was evaluated using the finite element analysis program to suggest how to improve the P.E.B system in order to promote the efficient and rational application of the system.

  • It is important to manage an educational facility used by many students. The office of education has responsibility to manage public school facilities instead of most elementary, middle, and high schools. Some school or university outsources facility management and maintenance. An international school in Jeju is established by BTL (Build-Transfer-Lease) that includes construction and maintenance. This research objective is to analyze the case of facility management in the international school, and to provide improved method for school maintenance.

Sustainable Design and Its Cost: Case Study of Nanning China Resources Tower

  • Sustainability is becoming more and more important in our everyday lives. Thus, it is apparent that more sustainable initiatives are incorporated in a building design concept to reduce operation costs and environmental impacts. However, will the construction cost go up if the building is going green - especially if it is a tall building? This is the question on everyone's mind. In the following paragraphs, we will look into a case study of a skyscraper in Nanning, China. That 411-metre skyscraper, Nanning China Resources Centre East Office Tower, is currently under construction. Designed to LEED-CS Gold standards, the building has adopted a number of sustainable design elements and operation practice, which indeed only accounts for a small percentage of the total construction cost.
