For this purpose, a number of apartment dwellers in Seoul were surveyed to examine their housing satisfaction, difference in housing satisfaction according to variables, and any relevant correlations. In detail, 500 apartment dwellers in Seoul were surveyed from September 1, 2009 to September 20, 2009 to gather resources that were processed through SPSS 14.0 to find percentage of frequency, mean, standard deviations, t-test, ANOVA, and Duncan Multiple Ranger's Test. The following were the findings of this study: First, housing satisfaction of apartment dwellers in Seoul was above average with the highest satisfaction with neighborhood environment. Second, satisfaction with amenities was significantly affected by dweller-related variables. Gangnam dwellers were more satisfied with housing environment and community environment than Gangbuk dwellers. By age, people in 20s and 30s showed high satisfaction with housing environment. Satisfaction with community environment was high among 20s, 30s and 40s. Satisfaction with management conditions was high among 20s. Also, satisfaction was high when housing period was between 1 and 10 years. By size, dwellers in 40py or larger homes showed high satisfaction with housing environment and management conditions. Dwellers in 30py and 40py or larger homes were satisfied with community environment. By ownership, dwellers with ownership of their homes showed high satisfaction. Third, there was a significant difference in satisfaction with neighborhood and social environments according to dweller-related variables. By region, dwellers of Gangnam area showed high satisfaction with neighborhood environment. By age, people in 20s, 30s and 40s showed high satisfaction with neighborhood environment. Also, satisfaction with neighborhood environment was high when housing period was around 10 years. By size, dwellers in 30py and 40py or larger homes were satisfied with neighborhood and social environments. Fourth, there was a close correlation between satisfaction with housing environment and satisfaction with community environment, and between satisfaction with community environment and satisfaction with management conditions. Thus, most dwellers that were satisfied with one variable of housing environment showed high satisfaction with other variables.

  • Purpose: This study explores the impact of discrimination experience on stress levels among Seoul's public housing complex residents, emphasizing the moderating role of social capital. Research design, data and methodology: Utilizing the 2019 Seoul public housing (PH) panel data and an ordered logit model, the research categorizes residents based on personal and environmental factors, contrasting them across different local housing price levels. Results: We find that public housing residents' experience of discrimination has a significant impact on stress, and local housing prices are positively related to stress. Interestingly, stress due to discrimination is more pronounced in high-priced neighborhoods, which are associated with real estate inequality. Conversely, this impact is less pronounced in lower-priced neighborhoods. Importantly, social capital not only has a significant moderating effect on stress for all residents, but in high-priced neighborhoods, it also moderates the stress caused by experiences of discrimination for social housing residents. Conclusions: These findings highlight the need for policy interventions to strengthen social capital and address socioeconomic disparities in public housing, and are significant for analyzing the nuanced relationship between neighborhood, housing affordability, discrimination, and stress in urban communities for public housing residents, which is a socially problematic issue.

  • This study aims to enhance the accuracy of effective demand analysis for publicly supported private rental housing by integrating the RIR into the traditional Mankiw-Weil (MW) model. Traditional models like the M-W model, which account for household income, housing costs, and household size, often fall short in estimating demand driven by large-scale development projects. By integrating the RIR factor, this study introduces a more accurate and practical approach to analyzing effective housing demand. Findings show that the modified M-W model incorporating RIR predicts effective demand with greater precision than traditional methods. This advancement allows developers to plan projects more efficiently and aids governments and local authorities in implementing more effective housing policies. Furthermore, the study assesses the real housing cost burden on households, elucidating their capacity to pay housing costs based on household size and income quintile. This information enables policymakers to design targeted housing support policies for specific demographic groups. Additionally, the research provides comprehensive policy recommendations tailored to various regions and housing types. Overall, this study lays a vital groundwork for the long-term analysis of the effects of economic changes and housing market trends on effective demand.

  • The modular construction means that more than 70% of the parts such as walls, windows, electrical wiring, facility piping, bathrooms, and kitchen appliances are pre-assembled at the factory and transported to the site. It is possible to shorten the construction period than general construction work and to secure high quality through modular mass production since the modular construction works in the field at the same time as the modular production. However, there are only four domestic modular manufacturers, and each company's modular components and construction methods are different, so it is necessary to standardize them. Therefore, this study investigated the construction process centering on the stacking method of modular housing construction work applied to D site in Cheonan-si, and proposed the key points of quality management by construction stage. As the project was conducted as a pilot project for government R&D projects, some differences may occur from general modular housing construction. However, the construction process and quality control focus of each unit box type modular house analyzed in this study can be used as basic data in the future of modular housing construction. In addition, the results of this study can be used to establish construction standards, such as the development of checklists and establishment of standard processes.

  • This study is designed to derive a cost estimation method for the management of green areas in apartment housing blocks. For this purpose, quantity of green areas, their usages, management techniques were analyzed through a survey of residents. In this process, contingent valuation method(CVM) is utilized to evaluate the cost of green areas. The survey was conducted for about two weeks in June of 2002. The amount of willingness to pay(WTP) for green area management is calculated by the CVM program. The findings are as follows; First, the residents want more green areas in their apartment blocks, as well as in the surrounding urban areas, due to the shortage of green areas in their living environments. Second, the residents' opinion on green area is summarized as that of natural environment protectionist - it helps living environment to be more amenable and contributes the preservation of urban and global environments. This fact can be interpreted as the peoples profound recognition toward green areas. Third, the contingent valuation method(CVM) is suitable to evaluate WTP for management costs of green areas. Fourth, more than half of the residents(61.6%) agreed upon the costs of green area supply and management. calculated by the CVM. Estimated WTP is ₩ 1,900~2,400 per month per household.
