Estimating Construction Cost for Small-Sized Apartment Unit (소형공동주택의 적정건축비 추정방안 연구)

  • The changed Korean government law associated with the public apartment housing supply, so called the $^{\circ}{\AE}$Apartment Sales Price $Cap^{\circ}{\phi}$, requires new system for estimating construction cost in order to set appropriate price. A model apartment project was carefully designed and its construction cost were analyzed in many different ways. Based on the analyses outcomes, 1,028,000 Won/m2 (excluding cost for underground parking lot) is the most appropriate Price Cap for a smaller than $85{\beta}{\geq}$ apartment unit. Further, it was revealed that the price have to be adjusted reflecting such factors as underground size; structural system; external complex quality; and consumer preferences. Findings from this study will enable the Korean government to realize faster and better application of the related laws. The methodology for obtaining appropriate apartment construction cost will also benefit for future researchers.

  • This article reviews the current Public Records Management Act which revised in October 2006 and put in force in April 2007. Since Public Records Management Act has been enacted in 1999, the external development of record management is significant. The Road Map for Record Management Reform in 2005 and the Information Strategy Project in 2006 are prime examples. However, our legal system concerning record management is still posing a number of problems, ranging from issues about objects and definitions of record management to issues of access. These issues have been subject to serious critics from various stakeholders, including civil organizations and academics. The article analyses a legal status of the National Archives of Korea and issues concerning access to current and archival records. As a result of the discussion, the article provides alternative plans.

  • If human beings could make friends with nature, it would be a truly wellbeing. This project has selected the design concept under the supposition that human beings and the nature become friends. This residential house, which is consisted of one ground floor and two underground floors, is confronting the mountains that surround the residential complex. Residents can enjoy viewing the mountains from the living room. The garden is created by using this given environment in maximum. The walls are made up with rocks, and a small pond is formed with water from the mountain, presenting another attractive sight. Through the connection rather than the break between mountain and garden, living room and garden, and again garden and mountain, the dialogue with nature was attempted. The water of the pond in the garden flows down along the walls and creates another water space at the gate area of the house. Passing through the entrance, there are a living room, a kitchen, a bedroom for spouses, a common bathroom, and a library on the ground floor. On the second floor, there are two rooms, a bathroom, and a mini living room. The platform of living room on the 1st floor is lowered to produce the comfortable living room with the hearth. From the view of living room, the garden with full feeling of nature can give a good emotional rest for modem people who want the mental relaxation. The marble stones are used as its material to present rich texture and sophisticated image presentation. The hearth in the living room is harmonized with high-tech electronic home appliances and surrounding accessories. On the kitchen, the high-glossy materials are used to express the external appearance neatly and the depository function is more improved for housewives.

Wind Load Analysis owing to the Computation Fluid Dynamics and Wind Tunnel Test of a Container Crane (컨테이너 크레인의 전산유동해석과 풍동실험에 의한 풍하중 분석)

  • Container cranes are vulnerable structure to difficult weather conditions bemuse there is no shielding facility to protect them from strong wind. This study was carried out to analyze the effect of wind load on the structure of a container crane according to the change of the boom shape using wind tunnel test and computation fluid dynamics. And we provide a container crane designer with data which am be used in a wind resistance design of a container crane assuming that a wind load 75m/s wind velocity is applied in a container crane. In this study, we applied mean wind load conformed to 'Design Criteria of Wind Load' in 'Load Criteria of Building Structures' and an external fluid field was divided as interval of 10 degrees to analyze the effect according to a wind direction. In this conditions, we carried out the wind tunnel test and the computation fluid dynamic analysis and than we analyzed the wind load which was needed to design the container crane.

Feasibility Analysis of the Use of Architectural PC for Improving the Productivity in Apartment Housing Projects (공동주택 공사에서의 생산성 향상을 위한 건축 외관용 PC의 적용 타당성 분석)

  • In Korea, five days per week system, duration reduction bidding system, and post sale system have recently stimulated an interest in productivity improvement in construction project. However, analysis result of productivity in Korean construction industry found that the productivity is too low. APC (Architectural PC) is alternative of reveal wall and parapet in apartment housing prcjects and is used abroad broadly because of duration reduction for productivity improving. APC is used as external curtain wall in Dubai, North America, and Southeast Asia. Therefore, it is proposed that necessary to Introduce APC in Korea. The objective of this study is to draw up introduction of APC in apartment housing projects. We analysed the feasibility of the use of APC. The survey results reported that APC would be able to improve the productivity in the eight productivity factors.

Economic Evaluation Method Based on Rate of Return for Multiple Investment Alternatives (다수의 투자대안들에 대한 수익률 기준의 경제성 평가방법)

  • There are two methods for evaluating two or more mutually exclusive projects. One is a total investment approach and the other is an incremental investment approach. The former can rank projects by the criterion of the net present value, but the latter can't do it. An incremental investment approach is only possible when all pairwise alternatives are compared. Thus an incremental investment approach is superior in ranking them over an incremental investment approach. To do so, a principle of comparison must be established. Comparisons of profitability are reasonable when operating the same amount of investment over the same period of time. One principle is that all projects are invested in the largest of the projects. Another principle is that all projects are invested during the longest project life of the projects. In this paper, even if the principle is followed, it will be shown that the external rate of return fails to rank them. However, the productive rate of return criterion would prove to be able to rank them like the net present value standard, provided that the principle of comparison is kept. In addition, rate of returns can be assessed so that all mutually exclusive projects can be compared at once, such as on the criterion of the net present value. That is, it can be also compared with many other returns, such as the profit rates on financial investments or real investments.

A Study on the Analysis of Agricultural R&D Keywords Using Textmining Method (텍스트마이닝을 활용한 농업 R&D 키워드 분석)

  • This study analyzed keywords for agricultural R&D using the textmining method to examine the trend of agricultural R&D. Data used for the analysis included R&D project information provided by NTIS, and the research and development step by year from 2003 to 2018 were classified and applied. The TF-IDF approach was used as the analysis method, and ranking was derived based on score. Furthermore, we analyzed by grouping for similar keywords. The main analysis results are as follows. First, agricultural R&D trends are changing according to the introduction of new technologies and changes in the external environment. Second, keyword changes appeared with a time lag in the R&D step. The main keywords are changing in the order of basic research - applied research - development research. Third, the main keyword of agricultural R&D was 'rice.' However, the direction and purpose of the research were changing according to changes in the domestic and foreign agricultural environments.

Applying Fire Risk Analysis to Develop Fire-safe Modular Walls: Guidance to Material Selection, Design Approach and Construction Method

  • For the past decade, South Korea had experienced catastrophic building fires, which resulted in consider-ably high number of casualties. This motivated research to develop fire-safe wall assemblies. In this study Fire Risk Analysis (FRA) is conducted as part of the project designing phase to ensure fire safety of the final product. Traditional approach was to consider fire performance at the end of the designing stage, when PASS/FAIL fire test results are required to be submitted to the Authority Having Jurisdiction (AHJ). By applying a fire risk analysis to guide the designing phase, overall fire safety of a wall assembly can be achieved more systematically as conducting FRA allows designers to clearly identify elements that are more vulnerable to fire and simply replace them with other practical options. Severity of fire risk is determined by considering the fire hazards of a wall assembly such as the exterior layer, insulation, vertical connectivity, and external ignition sources (e.g., photovoltaic panels). Frequency of fire risk is assessed based on the factors affecting fire likelihood, which are air cavity and fire-stopping applied in the design, and random design changes occurring during on-site construction. Fire risk matrix is proposed based on these fire risk factors and efforts to reduce the fire risk level associated with the wall assembly are given by systematically assessing the fire risk factors identified from fire risk analysis. Current study demonstrates how fire risk analysis can be applied to develop fire-safe walls by reducing the relevant fire risks- both severity and frequency.

MODELLING HONG KONG RESIDENTIAL CONSTRUCTION DEMAND: EXPERIENCES GAINED AND THEIR IMPLICATIONS

  • The construction industry has been a main pillar and serves as a regulator of the Hong Kong economy. Subsequently, the fluctuations in the level of construction output can induce significant rippling effects to the economy. The Asian Financial Crisis started in 1997 and the SARS outbreak in 2003 both introduced major challenges and impacts to the Hong Kong economy and consequently the construction sector. Such decline in the importance of construction has suggested a possible structural change in the sector. It is worth investigating the driving forces behind the construction demand and see if they have changed after the heavy impacts in the past decade. The above considerations have, therefore, been the motivation of the present study to model the Hong Kong residential construction demand through multiple regression technique which can identify the significant influencing factors to the residential demand. The residential construction is studied as it constitutes a significant portion of the total construction volume. The residential sector has great influence to the general economy of Hong Kong. It is found that the underlying market structure and the driving factors for Hong Kong residential demand before and after the Asian Economic Crisis and SARS outbreak are different, suggesting that the residential construction sector or even the larger construction industry may have undergone a major structural change as Hong Kong's economy approaches maturity. It is also observed that the past literatures on construction demand are mostly focusing on predicting demand under a stable economic environment. Hence, it is worth examining if it is possible to model during economic hardship when the residential sector fluctuate dramatically under different external impacts, such as the recent global financial tsunami.

Estimation of Economic Value of Public Housing Parking Lot : Focusing on the Hedonic Price Approach in the Case of Hanam City (공공주택 주차장의 경제적 가치 추정 연구 : 하남시 사례의 헤도닉가격접근법 중심으로)

  • This study uses the hedonic price approach to estimate the economic value of a parking lot in an apartment building. In this study, a logarithmic function was applied to estimate the price elasticity of parking spaces. Variables were composed of an independent variable (apartment house characteristics) and a dummy variable (external characteristics). Detailed variables include exclusive area, number of floors, waterproofing, number of bathrooms, and number of parking spaces per household. Based on the results of the analysis for the entire year, the increase in the number of parking spaces affects a price increase of approximately 25.97 million won to 59.68 million won, which can be interpreted as the economic value of the parking space. However, since Hanam City was specified in this study, there is a limit to generalizing the current results and using them for project evaluation.
