  • In the case where the building's rooftop was laid without any foundation, the combined deterioration, such as the repetition of shrinkage and expansion caused by temperature changes, caused further cost generation and damage. To prevent this, the concrete mixing design and construction process shall be established to resist combined deterioration.

  • The concrete structures are hardly ever built under ideal conditions. So many defects may occur for a various reasons such as unsuitable and defective materials, construction methods, poor workmanship, particular structural form and prevailing weather conditions. Some structural form can greatly increase the risk of occurrence of defects. Therefore we investigated the actual condition of the deterioration factors for reinforced concrete apartment, which was composed of 85 apartments with various building ages in different regions with five evaluation the deterioration factors of apartment building to establish the overall evaluation system of deterioration degree for reinforced concrete apartment in Korea.

  • A fire outbreak in a reinforcement concrete structure looses the organism by different contraction and expansion of hardened cement pastes and aggregate, and causes cracks by thermal stress, leading to the deterioration of the durability. So, concrete reinforcement structure is damaged partial or whole structure system. Therefore accurate diagnosis of deterioration is needed based on mechanism of fire deterioration in general concrete structures. Fundamental information and data on the properties of concrete exposed to high temperature are necessary for accurate diagnosis of deterioration. In this study, consider case of investigation methods and repair work in fire damaged structure concrete.

  • 1960~70년대에 시작된 대도시 인구 집중화로 인해 다수의 조적조 건축물이 시공되었으며, 현재 이들은 상당수 구조 성능 저하 현상이 발생하고 있다. 노후 조적조 건축물의 특성 분석을 통해 벽체에서 발생하는 균열들이 가장 큰 열화요인이며 그 다음으로 큰 영향을 주는 요인은 기초로 분석되었으며, 열화 정도와 진행 속도는 사용유형, 시공년도와 큰 상관관계가 있는 것으로 분석되었다. 또한, 건물의 존치기간이 길어짐에 따라 전체적인 안전수준을 떨어지게 되는데 조적조 건축물에 있어서 열화 정도의 한계에 이르는 시기는 존치기간 30년으로 분석되었다.

  • In this study, the tensile properties of sealants by heat deterioration were measured and analysed to gather the basic data of sealant because these studies do not have been investigated in Korea. Most general one-component silicone sealants were used and test specimen was I-type. The test parameters are sealant types which have different density and heat deterioration time in 80℃. As a result, the rat of reduction in area by heat deterioration was considerable increased at SR-A compared with SR-B. The tensile properties by heat deterioration decreased at SR-A because the specimen by deterioration occurred adhesive failure before tensile test. However, SR-B specimen was increased at maximum tensile stress but decreased at elongation in maximum tensile stress. Also, Maximum principal stress was measured at the edge of specimen by FEM simulation in order to find out failure points.

Public Building Value Evaluation Using Contingent Valuation Method Based on Market Value Estimation

  • Building deterioration reflects the degradation of basic building performance including structural performance, energy performance, durability, and safety, and it also includes perceived deterioration, which considers a user-based perspective. More than 50% of the existing buildings in Korea are over 15 years old and public buildings compose 2.5% of all buildings domestically. Therefore, there are several different problems, such as poor energy efficiency, structural performance, and safety. To address the challenges of increasing stock in deteriorated buildings, it is necessary to make decisions about reconstruction or renovation. In this study, we propose a new method to evaluate public building value with a contingent valuation method (CVM). By estimating willing-to-pay (WTP) from users of private buildings in similar situation with the public building, it is possible to compare market prices and calculate a correction factor to adjust the WTP data. Finally, we apply the correction factor to the WTP of a public building and estimate market price, willingness to pay (WTP).   • Recently, 67% of defect and tenant lawsuits were identified as leaks due to cracks. In particular, when the final finish of the roof of a building is designed with base concrete, complex deterioration occurs due to the harsh environment such as shrinkage and expansion due to external temperature changes, freezing and thawing, and the use of calcium chloride due to snow accumulation. Therefore, it is intended to secure long-term durability by reducing cracks in the base concrete by using waste fibers, which are industrial by-products.

  • In this study, the deterioration of concrete subjected to high temperature was evaluated using harmonics. When concrete is exposed to high temperatures, its mechanical properties deteriorate. In order to evaluate this deterioration, a method of analyzing the waveform of elastic waves was applied. As the heating temperature increased, the fundamental wave of the 50 kHz elastic wave passing through the concrete decreased. In addition, harmonics were generated at each temperature, and the higher the heating temperature, the greater the ratio of harmonics. The higher the compressive strength, the greater the amplitude of the fundamental wave, and this phenomenon is thought to be due to the internal structure of concrete.
