Therefore, this study focuses on developing a decision making index for residents in remodeling required apartment houses. The suggested methodology involves surveying actual residents, survey analysis by AHP and decision model development using logistic regression analysis.

  • This study was intended to suggest that new small-sized apartment houses should be designed and provided on the base of the concept of universal design. This is based on the diversity of each resident, that is, resident of not as a family, but as an individual. On the background of this, this study evaluated the small-sized apartment house in aspects of universal design. The walk-through and the residents' evaluation were carried out by using 60 items related to the principles of universal design. The 18 pyung apartment complex and housing unit in Jangyou new town area was evaluated. Also, 100 residents living in that apartment housing unit were asked to evaluate these 60 items by using 5 point Likert scale. The walk-through with measuring and taking pictures was carried out by researchers. In general, the apartment house was not met the fundamental elements of universal design. Thus, it was not appropriate for the disabled or the elderly to live in. Specially, the door width of bathroom and kitchen balcony was too narrow to pass through. Also, the floor of entrance and bathroom was not flat, so that the wheelchair user cannot enter by alone. The residents evaluated negatively many items related to design, such as shape, color, and material. Therefore, in order to provide the living environments for diverse residents such as the elderly, or the disabled to live together, the new small-sized apartment houses should be designed on the base of the principles of universal design.

  • This study aims to find out the present conditions of pilotis space, and the usage and requests of it by residents as to suggest the direction in planning pilotis spaces in apartment housing. This study selected six apartment complexes, and conducted case-studies and surveys of them. The study findings are as follows. 1) The types of pilotis spaces of the apartment housing can be categorized into an entry type, a community type, a recreational type, a bicycle storage type, a pedestrian passage type, a parking type, and a visual passage type. As a result of studying the present conditions, pilotis spaces of a recreational type were the most, and a community type and a parking type were not found. It was found that diverse types of pilotis spaces need to be planned in consideration of the characteristics of an apartment complex and its residents. 2) As for residents' time spent in using the pilotis space, they spent little time. This can be attributed to the fact that most pilotis spaces were designed only with simple flat benches, and gazebos, which seemingly failed to draw residents' attention. Therefore, the spaces need to be planned for diverse purposes after examining residents' needs, which can include indoor exercise equipments and children's play facilities. 3) Regarding the residents' requests about pilotis spaces in the apartment housing, the most widely requested was using it as a community space. Also, many requested to use it as a library, and a children's play space. Therefore, it needs to be considered to plan the pilotis space for providing diverse programs.

  • As the increase in quantity of apartments has been stable, consumers' needs in housing quality become more diverse. According to the changes in the tendency of residents, construction companies has developed brands of apartment buildings with the concepts of LOHAS, well-being, ergonomics, ubiquitous. However, these trends has been focusing on the Capital area, and becoming fixed and typical in the way of delux quality, large-sized houses and a healthful residence. For that reason, this research is about survey on the needs of the local apartment residents, especially in Daegu. This analysis of their preferences will furnish basic data and offer possible interior plans to building companies making inroads into the Daegu apartment market. This research is based on the questionnaire forms which had been collected for two months(in Aug.-Oct.) of 2005 in Daegu and the amount of the samples is 135. All of them are the residents of the apartments where they moved in after 2000. The contents of this research include the evaluation of plane composition and practicality, interior finishing and design, and spaces for items. The results of this research show that the interior design and finishing materials of apartments in Daegu should be improved and the drainage and uncleanness of bathroom also need to be considered, much like the results of Seoul area. However, regarding the higher age range and life stage, the bedroom 2 needs to be planned for a study and the design of livingroom is prefered to be widely open. Besides, comparing with those in Seoul, the residents in Daegu demand that spaces for things (especially those in secondary kitchen and dress room) be more organized and convenient.

The subject was 150 elderly residents who lived in apartment houses in Jangyu new urban area, Kyungnam. The individual interview was done for this POE by six interviewers. They asked about how degree they were satisfied with 30 design elements of apartment houses. Those consisted of 8 elements related to outdoor environments, 16 ones to indoor environments, and 6 design evaluative elements for the elderly housing. The conclusions were as followings; 1) In general, the elderly subject was very satisfied with their apartment design. However, more considerations of the design evaluative elements for the elderly were needed in order to be apartment houses for the old generation. 2) Natural facilities such as small parks and walks, and local amenities should be arranged systematically to be used easily by the old residents. 3) The design solutions for reducing noise should be added. 4) The same quality of housing environment should be provided in all sizes of housing units.
