A Study on the Present Condition of the Custom-built Apartment (국내 맞춤형 아파트 적용 현황에 관한 연구)

  • As the consumer's consumption standard has raised, occupants' needs for the apartment is diversified and complicated. But the existing mass housing supply method has many problems and it couldn't satisfy the dwellers' various needs and overall expected life span. In order to correspond those needs, construction firms have introduced several method, such as plus option, minus option, on-time option, change up service and so on. The custom-built apartment is more supplementary and it can reflect the consumer's needs to the apartment directly. But after running the custom-built apartment, several problems is revealed. So. in this study, I defined the general idea of the custom-built apartment and then collect the case of the custom-built apartment.

  • Most of customer satisfaction researches that have announced by mass medium about an apartment house intend to do not fairly consider the premium of an apartment house. Thus, the researches offer the wrong information to a lots of companies and customers that want to objectively assess quality of an apartment house through comparing an apartment complex with another and construction ability of company. Therefore, this study analyzes that the premium of an apartment house affects customer satisfaction, derives indexes which affect premium of an apartment house, and do an importance analyses with each other. Then this study purposes to be of use with the foundation material for the objective index assessment of premium of an apartment house.

  • This study is focused first on considering the factors which invigorate the community in an apartment complexes from the precedent study and on identifying the specific factors, necessary to run vigorously the community in an apartment complexes. After that, the study is devoted to develop the management scenarios suitable for each type, through identifying, on the basis of the factors, the operation type of the 15 apartment complexes, in which the Seoul city community experts exist. The study result could be the basis to find out an effective method to run and manage community facilities and programs according to the features of an apartment. On the study, the 1:1 in-depth interviews were conducted on the community experts, who supported the community management in the five autonomous districts in Seoul. The study found followings. 1) The community factors needed to be readjusted in respect of operation and management. to estimate how active the community in an apartment complexes was. After identifying the community operation factors, the factors in human resources, material resources, and financial resources, were figured out. 2) The five groups were drawn from the 15 apartment complexes. The grouping was based on the relation between the main operators in each factor which invigorates the community operation. As the result, the relationship between the main operators was vertical. In addition, the more operators. 3) Six types were drawn after grouping the operation status of the 15 apartment complexes on the factors which affected to the community invigoration: human resources, material resources, and financial resources. Consequently, the managing scenarios to invigorate the community in each type were suggested.

  • This study was carried out about construction management plan to reduce water leakage of underground parking lot in the apartment housing. To minimize effect of upper working load, installation position of jack support and paving with rubble on the top of underground parking lot were studied. By calculation shrinkage strain of underground parking lot scale, water leakage risk in design of level difference was studied. In this study, the basic data about construction management was provided to reduce water leakage of underground parking lot in the apartment housing.

A Study on the degree of Residents' Dissatisfaction and Recognition to the Apartment Management Fee (아파트 관리비에 대한 거주자의 인지도 및 불만족에 관한 연구)

  • This study is intended to analyze residents' dissatisfaction and recogonition to the apartment management fee. The subjects of the study were 244 female residents who live in Seoul and who were surveyed by questionnaire from 15th of Nov. to 20th of Dec., 1997. Satistical method used were: frequency, percentage, mean, Cronbach's α, Factor Analysis, one-way ANOVA, DMR test, t-test Pearson Correlation and Regression by SPSS program. The main results of this study are as follows: 1) The resident didn't mostly know how to account the apartment management fee. 2) The degree of recogonition to distribution of the special maintenance contracts was the lowest level. 3) It was the most dissatisfactory factor not to show items of the special maintenance contracts. 4) The correlation coefficient of residents' dissatisfaction and recognition to the apartment management fee was negative.

  • Decree on the Management of Apartment Houses. Article 36 (Liability for warranty Repair Defects), Article 37 (About Repair Defect, etc), and its implementing ordinances, Article 36 (Term of warranty liability) Article 37 (Defect criteria), Article 38 (procedure of Repair defect), Article 39 (type of warranty liability), Enforcement Rule Article 17 (Certifiation of warranty liability). On the basis of the upper Decree, In spite of Standard and forms of 'Completion of Repair Defect' was exist, it was hard to receive 'End of Confirmation' in practice. The purpose of this study is to propose basics in order that Practitioners can apply problems and improvements about Decree on the Management of Apartment Houses.

  • The Korean construction market and housing policy have been increasingly focusing on supplier. As opposed to houses in private areas, Apartment House using the common infrastructure such as elevators, electrical facilities, heating system and hot water supply system need joint management. Their management usually depends on the resident cooperation or outsourcing. On this study, I investigated the level of satisfaction of Apartment House residents and its managing personnel, the conditions of its management, and analysed the important factors which influence the degree of residence satisfaction with respect to its maintenance and management.

  • The purpose of this study was to develop a scheme for standardization of the apartment management expenses levy focused on the apartments of the local heating system in Busan. The researcher with apartment managers and executive secretaries of Busan Citizen’s Coalition for Economic Justice performed a scheme for standardization through discussion of 30 times as well as investigation of theoretical literature. This scheme for standardization was based on the Act for Community of Dwelling Houses. It is to show the scheme for standardization of apartment management expenses levy all-inclusive.

  • With the recent global trends in environmental preservation, the importance of sustainable construction is being highlighted in Korea. In particular, the trend is being discussed about life cycle of the apartment houses in various aspects. However the Korean construction market and housing policy have been increasingly focusing on supplier. Structures become progressively obsolete after a certain period, but their durability can be extended with proper maintenance management. Accordingly, if maintenance management on the structures is made efficiently, waste of construction energy and damage to the environment and economic loss due to early demolition and reconstruction can be effectively prevented. Therefore, this study aims to suggest the user manual design for the efficient maintenance in apartment housing

  • The purpose of this study is to analysis for maintenance satisfaction of Apartment Building residents in Bundang. For this purpose, questionnaire survey about the level of maintenance satisfaction of Apartment building residents and condition of management. and secondary statistical analysis the important factors which influence the degree of residence maintenance satisfaction. The results of this study are as follows : the maintenance satisfaction of Apartment building residents high correlation with satisfaction of residence. and outsider entrance control level and the head of superintendent's office integrity gives high influence on maintenance of Apartment Building.
