The cost of the construction and management of new apartment buildings was evaluated using a monetary analysis and an emergy concept to provide a new perspective regarding the housing policy of Korea. The systems of analyses were typical apartment buildings with an area of $76.03m^2$ per household in Korea built on the same size of land area. Three apartment buildings with different stories were evaluated and compared; 5-story, 15-story, and 20-story apartment buildings. The durable years of those apartments were assumed to be 40 years. The total cost of the construction and management of an apartment building was divided into three categories of construction, land purchase, and management. A 20-story apartment showed the highest cost and a 15-story apartment the lowest in the monetary cost analysis. In contrast, the emergy evaluation revealed a different pattern in the cost of construction and management, the cost increasing from a 5-story apartment to a 20-story one. This means that the higher the apartment constructed, the greater the cost in terms of real wealth. This result suggests that new evaluation methodologies like the emergy analysis should be used together with the monetary analysis to provide better insights on the national housing policy.

The main results are as follows: First, the higher the office managers servant leadership is, the higher the residents' satisfactions. Second, the number of apartment units and the average size have moderating effects on the relationship between the office managers' servant leadership and housing management company contract renewal ratio. Finally, the summary, implications, and limitations of this study, and the future research direction were discussed in the conclusion.
In Korea, an environment-friendly concept of "rain re-cycling" was initially introduced in apartment complex planning and designs in the late 1990s. Although its application cases are extremely few, with the growing importance of rainwater utilization, introduction of rainwater management facilities in urban areas began to drawn keen attention. In urban areas also, plans to introduce rainwater management facilities in apartment complexes as infrastructure improving living environment, such as sewage treatment facilities are very urgently required. In order to introduce rainwater management facilities as infrastructure in an apartment complex, apartment complex cases that had introduced the facilities were reviewed first. In this study, a few applied rainwater management facilities in an apartment complex were surveyed(Infiltration barrel, Rubble porosity storage tank, Underground storage tank). As a result, problems in introducing rainwater management facilities in apartment complexes in Korea were identified.
The purpose of this study is to develop framing principles for the standard form of the apartment management expenses levy. The researcher with apartment managers and executive secretaries of Busan Citizen's Coalition for Economic Justice made framing principles for standardization through discussion of 5 times as well as investigation of several lists for the apartment management expenses levy. These framing rules are as follows. First, to arrange the expenses and amounts used. Second, to standardize items of expenditure. Third, to present basic contents of apartment such as the characteristics, the amounts of bank deposits, extra incomings and outgoings, and all-inclusive table of apartment management expenses. Fourth, to show the obvious explanation of items.
The primary purpose of this study is to provide the managerial guidelines for the comprehensive apartment improvement planning. This plan will consider the time-serial apartment management plan. Through a questionnaire survey, residential satisfactions and demands on apartment units, apartment building and site amenities were investigated. Based on the statistical analysis, residents' demands were assessed. The resident groups were categorized into the three groups considering the apartments' life span where they were living. The results from the statistical analysis were finally compared with the long-term apartment management plan demonstrated in the Housing Code of the Ministry of Construction and Transportation. The major findings of this study were as follows. First, residential satisfaction on the equipments in apartment units was higher than that on the unit plans. Residents' satisfaction on the communal facilities in apartment sites was lower than that on the other factors. Thus, apartment unit plans and communal facilities in sites need to be improved. Second, though we had the three residents' groups, for the results of the residential satisfaction, the groups were divided into two groups: 'less than 10 years group'and 'over than 10 years group'. Considering the residents' demands for the apartment improvement according to the life span of apartment complexes, the habitability factor was demanded by 'the less than 10 years group' and the safety factor by 'the over than 10 years group'. Compared the residents' demands for apartment improvements with the long-term apartment management plan demonstrated in the Housing Code, the improvement cycles demanded by residents were shorter than those in the code. Thus, the management plan in the code should be reconsidered.
The aged small-sized apartment housing threats the safety and comfort of the residents. It is excluded from the scope of mandatory management under the Article 34 of the "Apartment Housing Management Act". According to various domestic statistics, the number of small-sized apartment housing is 261,203, which is about 66% of the total 396,076 residences in Korea, so it is urgent to formulate a systematic management plan including remodeling. However, support programs for old-aged small-sized apartment housing of the central government and local governments are not enough to solve the problems. This study aims to propose useful policy ideas to promote remodeling for small-sized apartment housing based on the analysis on the housing status in our country. The first suggestion is the diversification of government programs. Second is the development of remodeling industry technology, and third is a complement of the law about the remodeling of small-sized apartment housing.
This research is carried out to inspect the Apartment Management System of Japan, to examine the similarities and differences between the Korean Apartment Management System and the Japanese Apartment Management System. First, as the basis law of apartment management, there exists the Building Unit Ownership Act, the Promotion Law fur Adequate Mansion Management of Japan, the Housing Law, Housing Execution Law and Rule of Korea. Second, the Association of Apartment Owners, an organization of owners of apartments in Japan and the Commission of the Representatives of the Occupants in Korea become the subject of maintenance. The Japan structure is made of the Assembly, the Director and the President. The Korean structure is made of Regular and Temporary Conferences and elected Officers(1 president, at least 2 directors and at least 1 inspector). The Commission of the Representatives of the Occupants and the Organization of Owners of Apartments make bylaws and diverse maintenance rules. Third, the foremost reason why the Korean structure of maintenance of apartments is less efficient than Japan is because of the small number of people dispatched to the living-environment maintenance team and their short terms. It is necessary to grow professionals related to this sector and to have enough public servants that specialize in this. Fourth, although it is compulsory to make long term plans for maintenance based on the Housing Law, because the reserve fund is decided by the maintenance rule(with no compulsory standards of reservation) of each apartment, it is difficult to reserve an adequate amount of reserve fund. So as in the example of the state of Hawaii in America, based on long term plans for maintenance, an execution rule of the Housing Law should be made which enforces to reserve at least 50 percent of future maintenance expenses.

The management works are classified and compared, analysized with foreign cases. 1) It is 13 hour a day to carring out the management works in the Board. 2) Compared the management works in the Apartment House with England and the united states, the leaders, they are the first I performing all of management. The secondaries are the Japan and Korea. Specially Japan is collecting data in the maintenance. In case of Korea, they are performing all of management but little. We expect a more thoroughgoing preinvestigation, control of planning and management of community life for the inhabitants in time to come. 3) the management works of the Apartment House are classified three types. \circled1management of administration \circled2 management of maintenance \circled3 management of community life control.
