An Analysis on the Characteristics of Energy and Water Consumption in Urban Rental Apartment (도심 임대아파트의 에너지 및 상수 소비 특성에 관한 연구)

  • It has been a serious problem to consume the energy of apartment while increasing to use of heating & cooling System because of residence environmental upgrades. Great attention has been shown to the problem of the rental apartment, so there are few reports of energy consumption about the rental apartment in korea. To solve the lack of housing, our country has supplied an enormous volume of apartments, and these days it occupies 75% of our buildings. As apartments occupy most of our housings, the rate of energy usage from them are also high. On this, setting apartment energy reduction as a target, by researching the actual conditions of energy consumption and drawing a basis data, we can apply this as a way of saving energy, rationalization of the scale of energy supply facilities and a standard when planning facilities. To grasp the present condition of energy usage of the urban rental apartment, this research analysed the use of electricity, gas and water monthly and annually of a rental apartment that is located in Daegu. The results showed that in 2003 the electricity usage was 1,198MWh but 1,315MWh in 2007, which means 9% of electricity usage increases every year. The average of water usage was $85,072\;m^2$ per year and typical energy consumption unit was $604.2\;MJ/m^2$ on $74.4\;m^2$ of area and $448.8\;MJ/m^2$ on $105.8\;M^2$. By showing the usage of energy and water of the urban rental apartment, understanding the tendency and preparing an typical energy consumption unit standard through this research, apartments should use energy more efficiently.

The Relations of the Life Style and Housing Selection Attributes of the Middle-aged People (중년층의 라이프스타일이 은퇴 후 주거선택속성에 미치는 영향)

  • In this study, main focus was analyzing whether the retired middle-aged people's life style and personal characteristics affect house selection attributes and there are any differences according to their life styles. The finding and implications of this study were as follows. The middle-aged people were trying to pursue leisurely and healthy life. Therefore, they prefer the high service quality of health, medical facilities, culture, leisure, and entertainment facilities. These trends were caused by the expansion of the five-days working styles, the improvements of the smart consumptions, the high levels of the education, and the high social and economic participations of the females. The overall changes in social, cultural, economical circumstances made them different from other generations. Also current middle-aged people were more challenging and active and they thought themselves young compared with the people of the older generation. In the future those middle-aged people's life style will be more diversified. Therefore new housing plans are necessary for the middle-aged popple to satisfy their diverse housing needs and housing circumstances. Based on the results of this study for the middle-aged people's life style and housing selection attributes after their retirement, more studies are necessary in new and different views. Furthermore diverse house supplies, housing marketing, housing policies should be provided for the middle-aged people for their retirement and need to study more their future housing satisfaction and their housing needs.

A Study on the Effect of Residential Environment Characteristics on Residential Satisfaction, Residential Ownership Consciousness, and Housing Movement: Focusing on MZ Generation in the COVID-19 Period (주거환경특성이 주거만족도, 주거보유의식과 주거이동에 미치는 영향 연구: 코로나19 시기의 MZ세대를 중심으로)

  • This study reviews prior studies on the residential environment characteristics, residential satisfaction, residential ownership consciousness and housing movement of MZ generation and analyze the structural equation models using the 2020 Korea Housing Survey data. Using 14 residential characteristics based on three classifications, we explore the effects on residential satisfaction, residential ownership consciousness, and housing movement. The empirical results are summarized as follows. First, based on factor analysis with Varimax of principal component analysis, parking facility items were excluded from the analysis by hindering validity, and as a result, KMO was 0.925 and Bartlett's test result showed a significant probability of less than 0.01. This indicates that the factor analysis model was suitable. Second, the results of the structural equation analysis for the MZ generation show that the surrounding environment, which is a potential variable of the residential environment characteristics, was statistically significant, but the accessibility and convenience were not statistically significant. Third, we find that the higher the satisfaction with the accessibility of commercial facilities, the more significant the sense of housing ownership appears. This suggests that the younger generation such as the MZ generation has a stronger desire for consumption. Fourth, the overall housing satisfaction of the MZ generation was significant for housing movement, but not for housing ownership. Compared to the industrialized generation, the baby boom generation, and the X generation, MZ generation shows distinct factors for housing satisfaction, housing ownership, and housing movement. Therefore, the residential environment characteristics of the residential survey should be improved and supplemented following the trend of the times. In addition, the government and local governments should prioritize actively participating in the housing market that suits the environment and characteristics of the target generation. Finally, our study provides implications regarding the need for housing-related research on how differ in special temporal situations such as COVID-19 in the future.

Measurement of Electric Power Consumption of Residences in Southeastern Fishing Village of Korea (남해안 어촌마을 주거시설의 전력소비량 실측조사)

  • To serve basic data for the design of capacity and management of Distributed(or On-site) Power Generation System using renewable energies, this study measured the electric power consumption(hereafter abbreviated as EPC) of 5 families of fishing village located at island in southeastern area of Korea. The results are as following. The maximum monthly average EPC occurred in December or January. Although the total monthly EPC of H family is 2~3 times more than J family, individual monthly EPC of J family is 10~30 % more than H family. Hourly EPC pattern shows that the maximum EPC occurred between 20~24 o'clock in summer season, but it occurred between 18~24 o'clock in winter season. Compared to summer, the height of fluctuation through a day is small. And the EPC patterns of weekdays and weekend estimated as very similar.

  • As a result of rapid economic and social change, the number of large-scale builing is expected to increase. In response to the growing increase, It will be a greater demand for up-to-date for heating and cooling, illumination, communication and disaster protection system as well as a sharp rise in overall energy consumption. Gradually the living of apartment building is increasing by growing population. In basic data will be offered for the energy conservation programs, and establishing some standards for the energy consumption in future. By understanding how energy sources are actually utilized in existing apartment houses, we can develop more appropriate strategies to maximize both the efficient use of energy and its conservation.

A Study on the Energy Consumption and the Degree of Satisfaction by Heating System in Rental Apartment (임대아파트 난방방식별 에너지소비와 만족도 조사에 관한 연구)

  • Considering the present development situation of rental apartment since 1982, the supply of homeless housing for low-income dwellers has contributed a amount of quantities, but has been deficient qualities in housing policy. To propose the energy policy for low-income dwellers, this study investigated the energy consumption and the degree of heating satisfaction by heating system through questionaries in permanent rental apartment and 50 year period rental apartment complexes. The results of this study were as follows; The annual energy consumption of heating and hot water supply is 267.2 Mca1/$\textrm{m}^2$ㆍyr in central heating system, is 163.9 Mca1/$\textrm{m}^2$ㆍyr in unit heating system. But from the view of annual energy cost and the degree of heating satisfaction, central heating system were better than unit heating system in rental apartment.

An Internet-based Survey on the Characteristics of Energy Consumption of Apartment (인터넷을 이용한 공동주택의 에너지소비특성 실태조사)

  • The purpose of this study is, by the method of the internet-based survey, to understand the relations between the residential condition and the characteristics of energy consumption. The followings are the results of this study. $\circled1$ Among 601 responses, evaluable 329s means that the user fully understanding what this survey is for. $\circled2$ Gas-or oil-burners occupy 80% of heater. $\circled3$ Contrary to expectations, we can not find out the relations between the cooling area and the cooling capacity of Air-conditioners. $\circled4$ There is no relation between the direction of apartment and the cooling capacity, neither. $\circled5$ During the summer, average and maximum monthly electric fare for cooling is ₩198/$\textrm{m}^2$ and ₩461/$\textrm{m}^2$, respectively. $\circled6$ And during the winter, average and maximum monthly electric fare for heating is ₩335/$\textrm{m}^2$ and ₩484/$\textrm{m}^2$, respectively.

  • This paper proposes and evaluates a scheme which enhances real-time performance on the Ethernet-based residential network where cable length is very short and most of traffic passes through a specific device. The scheme aims at enhancing deadline meet ratio of the real-time traffic, for example, video stream by means of applying the functionalities such as queue discrimination and early packet discard as well as maintaining network load properly. The design includes the description on hardware interfaces along with the software modules such as scheduler, device driver and connection manager. The simulation results via SMPL suggest that the proposed network can be used as a cost-effective residential network. We also measure the permissible bandwidth for non-real-time traffic without degrading the performance of real-time traffic.

Empirical Analyses on Intention to Live and Consumption Expenditure of Urban Residents in Neighboring Counties of Naepo New Town (도심 거주의향과 지역 내 소비지출에 관한 실증분석; 내포신도시 주변도시 도심거주민 의식조사를 중심으로)

  • This study is performed with the view point that a strategy to maintain the existing residents as well as to attract people outside is necessary in order to revitalize the downtown of an area. Empirical analyses of this study are focused on the residents in downtowns of the two counties, Hongsung and Yesan which are concerned of becoming hollow. According to the results, the residents who want to continue living in the downtown are the old and the owner-occupants of detached housing units while those who hope to leave to Naepo, a neighboring new town are in their 30's or high income-earners. Thus, policies such as renovating detached housing for the old are required. In addition, policies to reduce outflow of the people who are in their 30's or high income-earners are also needed. Especially, since the resident who is highly probable to leave is estimated to spend 553 thousand Korean Won per year in the downtown, on-going outflow of residents would weaken the local market and threaten the local economy. Consequently, local governments need to set up directions of urban renovation policies by considering decline in population, change in demographic structure, appropriate allocation of limited budget, and sustainable urban development based on empirical research results.
