A Study on Preference Characteristics and Evaluation Factors of View by Layout Types of Apartment Houses (공동주택 배치유형별 경관 선호특성과 평가요인에 관한 연구)

  • Large-scaled apartment housing complex at outskirts of downtown which has direct influence on urban view concentrated on improving the space outside the complex like spatial composition of individual plan design, but neglected the contribution of urban view. However, as people's orientation toward urban areas was changed to quality from quantity, concerns on urban view have been gradually increased and planning of apartment housing has been extended to complex with view contributing to urban people as a factor composing the city in resident centered spatial composition. This study is therefore to examine the characteristics of view components of 13 apartment housing complexes at Sangmu District in Gwangju Metropolitan City and their influences on evaluating view image.

  • This study suggested the following several possible ways to develop Busan New Port as a comprehensive port area which comprises logistics functions, water front(for relaxation and leisure of citizens) and living zone (for dealing with daily works and chores): First, install extra facilities(e.g. plaza or landscape architecture facilities) for environmental cleanup of fishery port in the vicinity of logistic and housing complex. Second, develop water front for better benefits of users. Third, build a water land in leisure facilities for foreign tourists. Fourth, build a landmark in Port Hinterland. Finally, develop appropriate esthetic area for Port Logistics Hinterland.

  • This study analyzed the physical characteristics and change characteristics of urban detached residential area. In the reality of South Korea in which the history of modern urbanization is not long, the densification that progressed together with sudden population growth without any consideration of city plans became to reveal many problems. Thereafter, apartment-centered large scaled development plans have been implemented until now as an alternative for the foregoing. As the residential environments of old downtown areas that were excluded from the development have been gradually deteriorated, large scaled re-development and reconstruction projects have been adopted as ways to solve the problems of the old downtown areas. On one hand, the development methods that damage the history of the detached housing areas have been resisted. With such a background, this study attempted the analysis of the change characteristics of the Kookmin Housing Complex in Suyu 1-dong, Seoul with a view to playing the role of evidentiary materials for the disappearing urban detached housing areas or those urban detached housing areas that may be revived. This author hopes and the results of this study will lead to careful development that presents measures to maintain and develop modern urban residential areas where the history of past residential areas and culture are disappearing due to full-scale redevelopment.

Korean University Students' Preferences for the Rental Apartments and Housing Location Factors - Comparative Analysis between Korean and US University Students - (국내 대학생들의 임대 아파트에 대한 인식과 주거입지 선호 특성에 관한 연구 - 미국 University of Washington 사례와의 비교분석 -)

  • This paper aims at, firstly, analyzing the preference of rental apartment owned by real estate companies, and the characteristics of housing location factors which Korean university students prefer, secondly, examining the effect of location factors to housing preferences. Especially, comparative analysis between this study and US students' precedent case study are used, in order to derive the implications about the housing policy. The main results of this study are as follows. Firstly, according to the questionnaire survey results, a great part of Korea and US university students prefer rental apartments owned by real estate companies as next housing after graduation. And a meaningful part of them prefer rental apartments owned by real estate companies as permanent housings. Secondly, according to factor analysis, five new factors such as (1) housing condition, (2) facilities and management, (3) neighborhood, (4) reputation and policy, (5) accessibility are extracted. Finally, according to logistic regression analysis, "facilities and management" and "reputation and policy" factors influence the preference of rental apartment. Therefore, provisions of "facilities and management" and "reputation and policy" factor are important to activate rental apartments owned by real estate companies for young generation.

  • Since the 21st century, major cities in Vietnam faced housing shortage and there was a lack in office spaces. As a result, construction companies from over seas provided mixed-use apartment as a new type of urban housing. A large number of mixed-use apartments are built in big cities such as Hanoi and Ho-chi-minh City. However, research on mixed-use housing in Vietnam is insufficient. Therefore, the main purpose of this study is to understand the characteristics of mixed-use apartments and have an effect on the development of urban housing in Vietnam. This study focuses on examining the planning characteristics of mixed-use apartments in Hanoi. The research will be based on 10 mixed-use apartments that are already built or expected to be built in a few years. Therefore, this study starts by looking into the history of the Vietnamese urban housing. The study focuses on the transformation of urban housing since 2000. Then, the study will mainly focus on examining the mixed-use apartments in different aspects, in order to analyze the planning characteristics.

  • Owing to the mass-housing policies of high-density and high-rise, the residential environments in Korea have come to be uniform and monotonous. Nevertheless, the design competitions introduced for the first time in 1980s have Played significant roles in developing the fresh ideas and concepts in housing design. And in our country, the land of the gradient $0-9^{\circ}$ that is able to plan as level sites come up to 32.5% of the total land and the land of the gradient $10-29^{\circ}$that should be designed by considering the characteristics of the sloping sites is 53.2% of the whole. For that reason, the development of the apartment housing in the sloping site has been done largely to solve the issues associated with the scarcity of the land. Therefore, it is very meaningful job to see the various design methods on the basis of the characteristics of the sites, particularly gradient, by analyzing the prizewinners in the design competitions. In this context, the research analyzed the works that won the design competition after 1990, and organized the types of the block plans and the design characteristics applied in our residence housing. Secondarily, it classified that types by the gradient and analyzed statistically and compared the numerical value.

  • Purpose : An aging phenomenon was recognized as only negative aspect, which impediment a development with the decrease of a developing population and increase of social burden. Nevertheless, the problem of aging cannot be treated as a problem of individuals or social burden. Because Every mankind sometime will be the person directly involved the aging. Methods : Korea, predict to reach the aging society with over 20 percent of elderly in the whole population in 2020, should find an active political plan for responding. Because a previous discussion about the aging phenomenon focused on social welfare, the housing plan for the elderly with a consideration of the physical environment for sustaining elderly's life with happiness will be primary task. Results : This research considers housing policy, focusing on the medical service. It is because statistics, which 85 percent of elderly people suffer from chronic diseases because of physical aging signify the importance of medical service to the elderly in every-day-life. Implications : We prescribe the elderly as a population over 65. In this duration, the elderly retirees from the workplace e and spend the majority of time in their home. Thus, for the elderly, the residential space is a field of action and passageway connecting with the surroundings For the solution of physical space preparing the aging phenomenon, the combination of residential and medical function creates a new type of a lifestyle.

  • In this study we analyzed flood runoff and flood characteristics of an small urban river basin which is in an apartment complex in Yewol-Dong, Buchun-Si, Gyunggi-Do. A little discharge normally flows in the river, however this small river has a relatively high potential of flood damage risk in the flood season due to the high flood level and velocity. Therefore we used the GIS data, cross section data in the river, HEC-RAS model, etc. for investigating safety of a river against flood runoff and also we investigated the stability of hydraulic structures and ability of flood prevention in the river. As the result of investigation, we found that the river had the risk of flood damage occurrence due to the hydraulic structures constructed for various purposes in the river. So we should analyze backwater effect by the structures and consider the risk factors can be occurred by the flood runoff and velocity for more safe design of a small river basin in the residential area such as an apartment complex in the urban area.

  • 1970년대 이후 도시 중심의 급속한 공업화 정책을 추진한 결과, 농촌의 저발전 문제에 직면하고 있다. 1980년대 중반부터 이에 대한 대응전략으로서 농공단지 개발을 통한 산업유치, 농산물 가공산업 개발 및 유통체계 개선, 관광농업 개발 등이 논의되어 왔다. 오늘날에 와서는 WTO 체제 하에서 농산물 무역자유화가 보편적인 규범으로 자리잡아 가면서 이러한 변화를 더욱 재촉하고 있다. 이 글의 목적은 농공단지와 관광농원을 중심으로 우리 나라 농산업 발전과정을 고찰하고, 향후 발전 방향을 제시하는 데 있다. 농공단지와 관광농원 육성사업의 특성과 성패요인을 분석하는 데 있어서 이용된 자료는 주로 2차자료이다. 농공단지조성사업의 성과에 대한 많은 논란에도 불구하고, 개량적인 지표는 그것이 농촌지역경제 활성화에 직간접적으로 공헌하였음을 보여준다. 농촌노동력의 66.1%를 고용하고, 이들에게 1인당 월 평균 70만원 이상의 소득을 제공해 주었으며, 서비스업 등 관련산업의 성장에도 영향을 미쳤기 때문이다. 그러나 농공단지조성사업은 많은 문제점도 안고 있다. 농촌지역에 숙련 노동자가 부족하며 직업훈련 기회 및 창업지원 프로그램이 도시지역에 집중되어 있다. 또한 입주 기업이 농산물이나 골재 등 현지 자원을 활용하는 경우가 매우 적은 것으로 나타나고 있다. 이에 대한 대응책으로서 농촌 주민들이 손쉽게 참여할 수 있는 직업훈련 프로그램을 개발하여 제공해야 하며, 경영과 시장정보 분석 등을 기술적으로 지원할 수 있는 효과적인 지도체계를 구축해야 한다. 관광농업은 새롭게 떠오르는 산업이다. 아직 기반이 취약하지만 국가 경제성장과 도시화 진행 추이에 비추어 볼 때 관광농원은 점차 증가할 것으로 전망된다. 하지만 이 산업의 지속적인 발전을 위해서는 정책의 유연성을 확보해야 하고, 농원운영자의 경영능력이 향상되어야 하며, 수요의 계절성을 극복해야 하는 등의 과제를 안고 있다. 또한 공동운영 형태의 농원에 있어서는 참여자들을 효과적으로 조직하고, 토지소유권 분쟁을 해소해야 하는 문제가 있다. 무엇보다도 아직 이 산업의 기반이 취약하다는 전제 위에 점진적이고 지속적인 재정과 기술지원이 요청되고 있다. 다양한 운영 프로그램의 개발과 지역내 네트웍 형태의 연계개발 방식의 채택이 필요하며, 관광농원이나 농어촌휴양지 개발지역에서는 산업개발 및 주거지 개발계획이 관광여건 조성과 총체적으로 연계되어야 할 것이다.

A Study on the Residential Environment and Residents' Consciousness of the Housing Complex Located in Waterfront -Focusing on Nishimiyahama and the southern part of Lake Biwa, Japan- (워터프런트에 입지하는 주거단지의 거주환경과 거주자의식에 관한 연구 -일본 니시미야하마지역과 비와코남부지역을 중심으로-)

  • The residential complexes in waterfront provide the residents with pleasantness and comfort with their scenety and view in the surrounding watersides. However, it is currently true that there has little been established any designing plan utilizing the environmental characteristics of the waterfront. In this study, a survey was conducted on the residents of a Japanese waterfront. in Nishimiyahama and Lake Biwa, and conducted a comparative and analytic investigation regarding water-friendly activities, residents' consciousness of the housing environment, and reasons for the choice of residenve. From the results, we were able to obtain some suggestive points resulting from the differences of the aforementioned. We also fully comprehended that there are some issues and needs for solution for the environmental characteristics in the waterfront as well as for the damage incurred by salt breeze and insects. In addition, we realized that scenery and view toward watersides are becoming the important factors in the residents' consciousness regarding the housing environment. In case of planning housing complexes located in the waterfront, we keenly understood that "the size of a room", "ventilation", "view and daily lighting", and "securing privacy" are having effects on the residents' consciousness of their housing.
