  • In this study, we present a methodology and model to estimate land prices and the value of land assets in North Korea in the absence of any data about land characteristics from North Korean authorities. Using this framework, we experimentally make market price-based estimates for land assets across the entire urban area of North Korea. First, we estimate the determinants of land prices in South Korea using data on market prices of land from the late 1970s, when it was estimated that the income level gap between South Korea and North Korea wasn't relatively large, and from the early 1980s, when urbanization levels in both of them were similar. Second, we calculate land prices and their relative ratios for each city and urban area in North Korea around 2015 by substituting proxy variables of determinants of land prices derived through a geographic information analysis of North Korea into the function of land prices that we have already estimated. Finally, we estimate the value of land assets in urban areas across North Korea by combining the ratio of housing transaction prices surveyed in several cities in North Korea with the relative prices estimated in this research. As a result, land prices in urban areas in North Korea, looking at the relative ratio of price by city, are estimated to be the highest, at 100.00, in Tongdaewon district of Pyongyang, and to be the lowest, at 1.70, in Phungso county, Ryanggang Province. Meanwhile, the value of land assets in urbanized areas was estimated at $21.6 billion in 2015, which was 1.2 to 1.3 times the GDP of North Korea that year. This ratio is similar to South Korea's in the 1978-1980 period, when the South Korean economy grew at an average rate of 6%. Considering North Korea's growth rate of about 1% in the 2013-2014 period, its ratio of land assets to GDP appears very high.

  • The purpose of this study is to analyze the factors contributing to the wage inequality between employment of persons with disabilities. Among the raw data provided by the Korea Employment Development institute for persons with disabilities, 3,546 cases were studied, excluding cases in which major variables were missing, in the 『2018 survey on the employment status of the disabled in business』. Data analysis was conducted using SPSS 25 and STATA 14 to analyze wage inequality among employment companies for persons with disabilities. Data analysis was conducted using SPSS 25 and STATA 14 to analyze wage inequality in employment companies for persons with disabilities. The study found that factors contributing to the wage inequality in employment companies for the disabled include 'minimum level of education'12.63%, 'asset level'6.37%, 'level of work required'4.87%, 'ratio of female employment'3.30%, 'sales profit'2.33%, 'education training for employees'1.19%, 'labor union membership rate'0.67%, 'work type'0.42%, 'average working hours'0.41%, 'recognition of work level of disabled people'0.34%, 'recognition that employment of disabled people is helpful to companies'0.23%, 'positive recognition of work cost of disabled people'0.17%. Based on these results, this study proposed access at the level of employment business for the disabled, social level, and worker level for the disabled.

  • This study attempts to identify the structure of class conflict in Korea and to suggest an alternative framework for a empathetic society. The objective and subjective level of satisfaction with life and class consciousness are in direct proportion, and status consistency signifies polarization. Distorted distribution structures and cultural values make income disparity and property disputes widen, which in turn lead to educational divides and status fixations, refracting or blocking the possibility of social mobility. By overcoming the COVID-19 crisis, it is not appropriate to go back to the past but to correct wrong consciousness and practices in the past, and the consistency between the state and members of society must be re-established. Through the process of innovation at the economic, global, and digital level, a major transformation is required in the new normal era, which prioritizes social development for human values. The conflict resolution depends on the solidarity of the community as a social foundation, since an empathetic society needs the trust and communication of the members of the society.

  • A test on the significance of style factors which were revealed to be significant in U.S. and U.K. literature is conducted in this study using appraisal-based returns of offices in Korea. Region, size (appraisal value), value-growth propensity (yield gain gap) and leasing conditions (the number of tenants, the length of average leased period and the proportion of key tenant) are included in the analysis model as style factors. The empirical result suggests that firstly core region and large size are significant but they increase risk as well as return contrary to general belief, secondly value propensity significantly decreases risk as well as return as it does in U.S. and U.K., finally the number of tenants among leasing conditions decreases risk as well as return but the length of average leased period and the proportion of key tenant are not significant.

  • This paper investigates the effects of inflation on real estate prices, particularly the discrepancy between the sales and chonsei prices of housing, in an economy in which real interest rates are secularly declining due to the fall in capital productivity. When real interest rates fall, real estate prices rise relative to chonsei prices, and thus the well-known adverse effect of inflation, or the discrepancy between the value of financial assets (or chonsei principal) and the value of real assets (or real estate), is aggravated although the monetary authority maintains the same rate of inflation. This theoretical prediction can help explain the trend of the ratio of apartment sales prices to chonsei prices. That is, the stabilization of inflation relative to real interest rates appears to have contributed to the secular stabilization of this ratio in the 1990s, while the fall in real interest rates appears to have led to the rise of this ratio since 2001.

  • This study examined the social capital and geographical gaps of local television stations using web data gathered through website crawling. URLs for 16 local MBC websites were collected. MBC is an abbreviation for Munhwa Broadcasting Corporation, one of South Korea's largest television and radio broadcasters. Munhwa is a Sino-Korean term that means "culture." It initially determined which institutions local broadcasting stations were linked to using a Web Impact Report. To investigate the specific connection type, URL information was classified using the n-tuple helix model, followed by 2-mode network analysis. The n-tuple helix model is an analysis method that extends the standard university-business-government triple-helix model by including a new network innovation originator. As a result, local broadcasting stations relied heavily on activities like as festivals, performances, and exhibitions to engage the local community. Local stations in Daegu-Gyeongbuk area and the Busan-Ulsan-Gyeongnam area were identified as having the most diverse connections to the local population among other regions.

  • Recently, the comparative gap of technology and product has been decreased in the global market, and the globalization has been extended rapidly. Industries try to get de facto standard as the global standard. De facto standard has become a standard not because it has been approved by a standards organization but because it is widely used and recognized by the industry as being standard. Advanced countries already have their own organizations under the government, and they cooperate tightly with companies. As a result, we also try to have the organization and build the good relationship between companies and the government to get de facto standard in the global market.

  • Individuals and organizations in the modern society produce diverse digital objects everyday, which are not only valuable information resources at present but also will be invaluable digital heritage for the future generation. TRAC(Trustworthy Repositories Audit & Certification: Criteria & Checklist) is one of the evaluating tools against which digital archives could be assessed for their preparedness to perform the task of long-term preservation. The current study uses TRAC to assess OASIS(Online Archiving & Searching Internet Source). The results show that the web archive has a greater room for strengthening in the object management infrastructure than in organizational and technical infrastructures.

  • As the capital of knowledge becomes more important than traditional capital like land or labor in the 21st century, the most competitive resource for corporations is knowledge. Furthermore, corporations may evaluate and improve latent knowledge of 'intellectual capital(IC)' within organizations, which will enhance their performance in the future. However, most Korea Distribution Companies have evaluated only tangible assets, ignoring latent capital. Since enterpreneurs have recognized that they cannot explain the difference between maret value and book value, the major advanced states lead to more sophisticated techniques to evaluate IC value. Although it is extremely important and urgent to evaluate IC value, the indexes of evaluating IC have never been examined and have been adopted by many corporations. Therfore, this study intends to develop a index for IC valuation. This study hopes to give some insights into the practical use of intellectual capital for the Korea Distribution Companies and help them develop a strategic perspective to enhance their competitiveness.
