Location Factors Determining Hair-style Service Sales (미용서비스업체의 입지요인과 경영성과에 관한 실증연구)

  • This paper aims to examine the location factors affecting small service business performance, especially hair-style service business sales which are assumed to be dependent on outskirts' residents. In contrast to the prior research, this study measures sales amount as business success factors rather than business man's satisfaction level or customers' royalty. The empirical results show that hair-style service business can be determined by visibility and access level of its shop. In addition, its sales can be influenced by hairstyling chair, but its sales per a designer can impacted by hairstyling chair. This study also presents additional examinations about several independent factors which can have influence on hair-style business performance and several location traits that can have an significant influence on its sales volume.

Comparing Factors of Urban Characteristics according to Location of Large Professional Sports Facilities (대규모 프로스포츠시설 입지에 따른 도시특성요인 비교분석)

  • This study analyzes important urban characteristics according to location of large-scaled professional sports facilities based on a binary logistic regression model and t-test. For the empirical analysis, this study uses 24 urban characteristics within social, economic, cultural, traffic, and spatial categories in 228 cities. The results show that economic condition can be the main decision factor for the differential feature of the location as well as social and traffic conditions. Concretely, more the number of young adults and middle-aged people who have considerable purchasing power, and available land are more the beneficial to the presence of the sports facilities. Recently local governments focus on location of the facilities due to their impacts on regional economics as well as residents' quality of life. In this point of vies, this study gives good understanding why it is a great option for location of the facilities.

An Analysis of Locational Characteristics and Business Change in the Commercially Gentrified Residential Areas in Seoul, Korea (서울시 상업 젠트리피케이션 발생 주거지역의 입지적 요인과 변화특성 분석)

  • This study examines the locational characteristics and change of business type in the residental areas that have commercial gentrification issues in Seoul, Korea, using the logistic regression model. The analysis results indicate that the gentrification occurrence areas are strongly associated with low-density and old residential areas. In addition, those areas are more likely to have great accessibilities to highway ramp, subway station, colleges, and other facilities that attract people. Regarding the characteristics of the road, gentrification occurrence areas are associated with longer road length, lower rate of road areas, higher local integration of road network, and higher rate of three-way intersections. This finding indicates that low-density and old residential areas with organic road networks have strong links with commercial gentrification. This study also finds that the business type has been substantially changed from 2006 to 2014 in the commercially gentrified residential areas. While the coffee shops and drinking places have been increased, but neighborhood-living facilities have been decreased. This study also shows that the business life-cycles of drinking places or Korean restaurant are getting short. Finally, this study discusses the commercial gentrification issues and policy implications in the residential districts in Seoul, Korea.

Residential Location Choice Factors by Income Level of Young One-person Households and Newlyweds in the Seoul Metropolitan Region (서울대도시권 청년 1인 및 신혼 가구의 소득수준별 주거입지 선택요인)

  • The purpose of this study is to examine the differences among the income level groups of young single-person households and newlywed households in factors affecting the choice of residential location in the Seoul metropolitan region. To summarize the results of the analysis, first, there were differences in the factors affecting the choice of residential location by income level in both single-person young households and newlyweds. Second, among young households, the low-income group showed a behavior of choosing a residential location based on bounded rationality considering the economic condition of the household. Third, even though the income level is similar, the difference in the factors for choosing a residential location between single-person young households and newlywed households was confirmed, which is results of the life-cycle changes. These results imply that it is necessary to prepare appropriate housing policies that can supplement the economic conditions of young households living in the Seoul metropolitan region, and to review customized housing policies that reflect changes in life-cycle stages as well as age or income level.

  • The systematic criteria and rational standard for site selection of marine recreational floating architecture are in urgently need in respect of structural safety, use of facilities, economics of construction and management, relationship with surrounding areas or cities and impact on marine environment. Nevertheless, at present, there is not any study nor guideline for site selection of marine recreational floating architecture which is now being planned and elected at many places of a body of water such as river or coastal area all over the country. Therefore this study is to propose a systematic process and a rational criteria and guideline for site selection of marine recreational floating architecture. Especially the results are suggested in forms of diagrams and tables in order to be utilized so easily by related local governments and individual enterprises.

An Application of GIS Technique to Analyze the Location of Convenience Stores : The Case of Songpa Gu , Seoul (GIS 기법을 활용한 편의점의 입지분석에 관한 연구 - 서울시 송파구를 중심으로 -)

  • The purpose of this study is to extract the main locational factors to affect the location of Convenience Stores (CVS) in Songpa Gu, Seoul by using Geographic Information Systems. The procedure of research has three steps. First, the spatial distribution of CVS in Korea is analyzed by the places and time. Second, the main locational factors to affect the location of CVS in Songpa Gu are extracted. Finally, the potential locational zones where are selected by extracted locational factors are compared with the actual distribution of CVS in Songpa Gu. The main locational factors to affect the location of CVS include factors of the numbers geocoding method in GIS, it can be idenified that the 58 stores are located in the potential locational zone. However, this study has limitation to extract potential locational zones in detail. There are still difficulties to collect appropriate data for land use buildings as well as data for consumer behavior and regional characteristics itself.

최적의 입지유형에 위치한 점포의 5년 이상 생존에 미치는 영향 -편의점 사례 중심-

  • 이 연구의 목적은 실제 창업하여 5년 이상 생존한 편의점이 최적의 입지유형에 위치한 것이 크다는 영향을 증명하는데 있다. 이 목적을 달성하기 위하여 서울 주요 지역의 5년 이상 생존 점포 사례를 본인과 지인의 사례 점포, A 메이저 프랜차이즈 편의점 직원이 제공한 자료를 토대로 연구 결과를 분석하고 실제 창업 생존률을 높이는데 도움을 주고자 한다. 실증분석결과, 첫째로 입지요인은 편의점 성과에 영향을 미치는 것으로 나타났다. 둘째, 최적의 입지유형에 위치한 점포는 5년 이상 생존하는데 영향을 주는 것으로 나타났다. 최적의 입지유형에 위치한 편의점 창업은 5년 이상 생존하는데 상당한 영향을 미치므로 입지유형에 대한 인식과 실전 적용은 필요한 것으로 나타났다. 전체 창업시장으로 보면 편의점과 같이 상품의 동질성이 높은 업종이나 위치에 중점을 둔 창업인 경우 까지 확대하여 창업가의 실패를 줄이고 장기적 생존률을 높일 수 있는 연구가 확대 되어야 할 것이다.

A Study on Flood Susceptibility of Heritage Sites by Heritage Type Depending on Locational Characteristics (입지특성에 따른 문화재 유형별 홍수 민감성 기초연구)

  • This study aimed to analyze the locational characteristics of heritage sites in Seoul in order to identify flood susceptibility by type. As for the location factors related to flood susceptibility, elevation, slope, distance to streams, and topographic location were analyzed. Literature review was supplemented for the historical and humanistic environments of heritage sites. The results of the study are as follows. First, heritage sites in Seoul are distributed throughout the city, and are especially highly dense in the Hanyangdoseong fortress. It was also confirmed that heritage sites were concentrated around Jung-gu, Jongno-gu, Jingwan-dong, and Ui-dong in the quantitative spatial analyses. Second, types of heritage sites at the circumstance susceptible to flood damage were related to commerce and distribution, traffic, modern traffic and communication, geological monument, residence, government office, and palace. Third, heritage types with locational characteristics that showed low flood susceptibility were found to be natural scenic spots, telecommunication, ceramics, Buddhism, tombs, and tomb sculptural heritage assets. In a time when risk factors that can damage the value of heritage are gradually increasing due to anthropogenic influences along with changes in the natural environment, this study provides basic data for vulnerability analysis that reflects the unique characteristics of heritage assets. The results can contribute to more comprehensive and comprehensive insights for the management and protection of heritage by including the humanities and social science data together with natural factors in the analysis.

  • China has achieved the most rapid economic growth in the last 20 years, especially since its joining into WTO. Lots of world retail companies are rushing into chinese market. Especially, many discount store operators have been successfully operating and expanding their businesses. Therefore throughly understanding the character of consumers of china, basing on the careful market analysis and implementing correct marketing policies will help to promote retail enterprises' self-competitive in the market.

  • This study tries to analyze the investment determinants of Chinese firms in local Korea, where the Chinese investing ones have been operating since in the middle of 1990s. The main purpose can be mentioned to test empirically some relations between the investment determinants of Chinese firms and the investment types. In detail speaking, the dependent variables of investment types are classified with sole venture and joint venture, while the independent ones are sorted based on the previous studies with the 2 following factors like the competitive advantages of Chinese firms, and the location advantages of local Korea. This study is conducted as the following: the survey of Chinese firms engaging in investment activities in there is implemented by collecting questionnaires. And for testing the hypothesis, the path analysis of structural equation modeling is activated with SPSS. 12.0 and AMOS 11.0 for windows.
