Study on Housing Price focused on Population Inflow (주택가격에 관한 연구: 인구유입을 중심으로)

  • The purpose of study is to analyze the effect of population inflow on apartment price growth. For this purpose, proxy for population structure is employed: (i) net population inflow based on 'resident registration criteria', (ii) buyer's transaction. The major findings are as followed. First, net population inflow of total and 50 over gives no significant effects on the apartment price growth in Seoul and Jeju. However, there are significant and positive effects of 50s and 60s in Seoul, and 60s in Jeju on the apartment price growth, respectively. Second, buyer's transactions of 'total and 50 over' give positive effect on apartment price growth only in Seoul. However, 60s and 50s of buyers' transaction give positive effect on the apartment price growth both in Seoul and Jeju. This study implies that more detailed population inflow like age group provide more meaningful information to the study on apartment price growth.

Analysing the Influence of Regional Characteristics on the Migration of Population in the Seoul Metropolitan Area (수도권 권역별 특성이 인구이동에 미치는 영향 분석)

  • Purpose: The purpose of this study is to analyze the impact of regional characteristics on population movement on the Seoul metropolitan areas. Method: To this end, 66 basic entities in the Seoul metropolitan area were divided into three regions by analyzing the demographic movement data from 2010 to 2016 and the factors for determining population movement within and between regions were identified by applying a stepwise regression technique. Result: The major analysis confirmed that the increase in the number of apartments in all areas of the Seoul metropolitan area, the increase in the number of single-family homes, the increase in the number of employees, the increase in manufacturers, the growth rate of knowledge, culture, and leisure industries, the increase rate of GRDP, and the opening of new subway stations. In particular, the growth rate of the number of apartments, the growth rate of the knowledge, culture and leisure industries, the increase rate of GRDP, and the opening of new subway stations played a positive role in increasing population inflow. Conclusion: The result showed that by region, the growth rate of knowledge, culture and leisure industries contributed greatly to the inflow of population in the first region, and that the opening of new subway stations and the increase of GRDPs were the main factors. The increase in the number of apartments and subway stations were the main factors in the three areas.

  • 우리나라의 인구증가율은 1948년 현재 1.55$\%$인데 인구증가율을 점차 감소시켜 2050년에 정지상태로 유지시킨다해도 현 인구의 1.5배인 6,131만명으로 증가될 전망이라 한다. 이와 같이 증가되는 인구만큼 식량증산이 뒤따르지 못한다면 식량의 부족현상은 해결되지 못할 것이며 또한 오늘날 식생활양상도 날로 품질좋은 농산물을 요구하고 있는 실정이다. 품질 좋은 농산물을 다수확하기 위해서는 다수성 품종을 심고 지력증진을 합리적으로 한 바탕위에서 비료를 균형있게 증시(增施)하고 조식(早植) 재배와 병충해의 철저한 방제 등 오늘날 이미 알려진 기술을 충분히 이용하는데 있다.

  • 본 연구의 목적은 우리나라 16개 광역자치단체(시 도)별 문화시설중 도시공원에 대한 규모를 근린공원, 어린이 공원, 소공원, 묘지공원, 체육공원, 역사공원, 문화공원, 수변공원, 도시자연공원 등으로 구분하여 인구 및 기초지방자치단체 등의 규모와의 비교분석을 통해 지역의 문화시설지수를 도출하였다. 이를 통해 광역지방자치단체별로 도시공원의 유형과 면적이 인구증가율과는 다르게 나타난다는 점을 확인하였다. 인구증가에 비례하여 도시공원 면적 확보율이 비례하지 않는다는 점을 확인하였으며, 이는 향후 도시공원 정책 수립에 있어 인구증가율을 고려하여야 한다는 시사점을 도출하였다.

Probing the Impact Fee Zone Boundaries Based on Stepwise Scenarios of the Population Grid Cell Buffer Formation (인구격자 셀 버퍼공간 설정에 의한 기반시설부담구역경계 검토방안 연구)

  • Recently, the Korean government has amended the "National Territory Planning Act" by adding criteria to designate the Impact Fee Zone on the basis of the population increase rate. Taking the Dongtan Newtown in Hwasung City as the case, the study first tries to apply a grid analysis method to figure out the cells that exceed the legal population increase rate criteria. Then, the study, for rather a practical purpose, introduces a scenario analysis that tries to envelope the cells into a spatially contiguous groups based on their degrees of stepwise adjacency by cell buffer formation. By overlapping the selected cell groups chosen by such stepwise scenarios over the actual zoning map of land-uses for the vicinity, it seems clear that the chosen areas rationally coincide with those residential blocks and commercial areas with the high population density in the Newtown.

Impacts of Population Aging on Real Interest Rates (인구 고령화가 실질 금리에 미치는 영향)

  • Since the mid-1990s, Korea has been aging rapidly. At the same time, real interest rates have declined sharply. This paper studies whether population aging has contributed to the real interest rate decrease in Korea. We first present empirical evidence that increases in life expectancy and the old-age-dependency ratio, and a fall in population growth, i.e., the population aging, decrease real interest rates. Then we calibrate a life-cycle model to capture the features of the old-age-dependency ratio and population growth in Korea, and show that population aging accounts for about one third of the fall in real interest rates between 1995 and 2018. Furthermore, according to simulation results, increased life expectancy is more important than decreased population growth in affecting the real interest rate decrease during the period.

  • 서울시의 과거 1910년의 도시계획에 의하면 상주인구를 110만명으로 보아 수립된 것이였다. 그러나 60년대부터 시작된 3차에 걸친 경제개발의 촉진으로 수도 서울의 인구는 70년에 543만명 74년에는 654만명 작년 78년 782만명으로 연평균 4.7%의 증가율을 나타낸데 비해 일일교통인구는 70년대에 600만명이든것이 78년에는 1,100만명으로 년간 9%의 증가율을 보여 원활한 교통소통에 이르지못하고 정체과밀현상을 나타내고 있다. 이 문제를 해결하기 위해서 서울시에서는 도로확장 버스증차 신호체계개선등 단기계획을 해마다 추진하고 있으며 장기적으로는 도시기능재배치에 노력하고 있으나 노면교통의 근본적인 대책은 지하철로선의 확대에 있다는 결론을 얻어 1호선에 이어 2,3,4호선을 83년까지 완공할 예정으로 건설을 서두르고 있다.

Analysis on the Effect of Regional Characteristics and Housing Market Characteristics on Population Growth (지역 및 주택 시장 특성이 인구 증가에 미치는 영향 분석)

  • The purpose of this study is to grasp factors the increasing population growth rate of the region through the regional and housing market characteristics. This paper has used multiple regression as the dependent variable (average of the population growth rate of 85cities during the last five years) and the independent variables analyzed the regional and housing market characteristics on the average. The results of the analysis, The regional and housing market variables that have had a significant impact on the regional population growth rate over the last five years are birth rate, employment rate, production available population growth rate, apartment rate, resale rights rate, and apartment turnover rate and the number of businesses per thousand and has decreased. In other words, The regions where the population increased by region for the last five years were the ones with the transfer of public institutions (innovation cities) and land development among the Seoul metropolitan area and non-Seoul metropolitan area excluding Seoul and metropolitan cities. The results of this study is intentional to suggest Policy point of view for the balanced regional development presented at the government level for other the metropolitan area, such as the small and medium cities that are undergoing population decline.

The study then performs scenario analyses that try to envelope the cells into spatially contiguous groups based on their degrees of stepwise adjacency either by the cell buffer or the cell distance standards. By overlapping the selected cell groups over the actual land-use map for the vicinity, it is found that the selected areas reasonably coincide with the blocks of the high population density in the Newtown.
