  • The purpose of this study is to analysis for maintenance satisfaction of Apartment Building residents in Bundang. For this purpose, questionnaire survey about the level of maintenance satisfaction of Apartment building residents and condition of management. and secondary statistical analysis the important factors which influence the degree of residence maintenance satisfaction. The results of this study are as follows : the maintenance satisfaction of Apartment building residents high correlation with satisfaction of residence. and outsider entrance control level and the head of superintendent's office integrity gives high influence on maintenance of Apartment Building.

The Effects of Apartment Facility Maintenance on the Residential Satisfaction of Residents (아파트 시설물 유지관리가 입주자의 주거만족도에 미치는 영향)

  • This study suggests a solution regarding the effects of apartment facility maintenance and fire safety facility maintenance on the residential satisfaction of residents. The results are as follows. Firstly, facility maintenance had a negative effect on residential satisfaction. Analysis revealed that residential satisfaction decreased the more breakdowns there were in the facilities. This revealed that when maintenance staff neglect the residents' complaints due to the repetitive aspect of their jobs, there was a negative effect on residential satisfaction; therefore, residential satisfaction must be increased by maintaining the facilities well and training support for maintenance staff. Secondly, fire safety facilities had a negative effect on residential satisfaction. Analysis revealed that residential satisfaction decreased the more malfunctions there were in the fire safety facilities and the more replacements there were in fire fighting equipment. This revealed the importance of safety and the fact that the apartment heavily relies on fire safety facilities because there may be a low awareness regarding safety; therefore, maintenance staff must lower the damage from fire safety facilities and to increase the residential satisafaction of residents. Lastly, there needs to be repetitive training and education for residents regarding fire fighting and evacuating in accordance with the fire fighting plan as a means to strengthen residents' safety awareness.

  • 본 연구의 목적은 지적자본의 증대를 위해선 인적자본에 대한 체계적인 관리가 선결요건이며 조직의 혁신성과는 인적자본으로부터 창출된다는 가정 하에, 조직의 혁신 성과에 영향을 미치는 인적자본의 핵심요인을 규명하고자 하였다 문헌연구를 통해 혁신 성과에 영향을 미치는 인적자본의 요인으로는 개인의 역량과 태도, 만족도 및 유지도의 네 가지 요인을, 연구개발 조직에서의 혁신 성과는 특허와 논문, 상용화 및 우수기술개발 실적을 설정하여 실증연구를 실시하였다. 본 연구의 결과는 첫째, 개인의 역량과 태도, 만족도 및 유지도는 특허 실적과 논문 실적에 유의적인 영향을 미치는 것으로 나타났다 따라서 특허와 논문 실적을 높이기 위해서는 개인의 역량 등 네 가지 요인이 매우 중요한 요인임을 알 수 있다 둘째, 개인의 태도와 만족도는 상용화 실적에 유의적인 영향을 미치는 것으로 나타났다. 한편 개인의 역량과 유지도는 상용화 실적에 미치는 영향은 미미한 것으로 나타났다. 셋째, 개인의 역량과 태도 및 만족도는 우수기술개발 실적에 유의한 영향을 미치는 것으로 나타났다. 다만, 개인의 유지도가 우수기술개발 실적에 미치는 영향은 미미한 것으로 나타났다. 결론적으로 연구개발조직에서의 혁신 성과를 증대하기 위해서는 혁신 성과별로 개인의 역량과 태도, 만족도 및 유지도에 대한 체계적이며 차별화 된 관리가 필요하다는 시사점을 준다.

Importance-Satisfaction Analysis of Users of Gochang Jayeonmadang Project (고창 자연마당 조성사업 이용자의 중요도·만족도 분석)

  • This study was conducted to identify items that should be considered in order to increase user satisfaction in the Jayeonmadang project by analyzing the importance and satisfaction targeting Gochang Jayeonmadang users. As a result of analysis on the importance and satisfaction of Gochang Jayeonmadang users focusing on 20 items in 6 fields, Overall, it was analyzed that they were not satisfied as they were important. In order to increase user satisfaction of Gochang Jayeonmadang, maintenance such as 'cleanliness and hygiene', 'water quality', 'vegetation growth', and 'facility management' should be carefully reflected from the planning and design stage, and careful attention should be paid even after the project. In addition, emphasis should be placed on enhancing the user convenience, such as 'accessibility', 'space layout and utilization efficiency', and 'convenience of route'. And, when promoting the Jayeonmadang project, the purpose of the project should be actively promoted to local residents to raise the residents' awareness of the importance of biodiversity in the city.

An Empirical Research on the AEO utilization satisfaction effect from the AEO system's government support and post management (AEO 제도의 정부지원과 사후관리가 AEO 활용 만족도에 미치는 영향에 대한 실증적 연구)

  • Recent companies have introduced AEO (Authorized Economic Operator) system for a smooth and fast customs clearance to meet the conflicting objectives of trade security and trade facilitation in international trades. The present study was to verify 150 companies that have acquired Korea's AEO certification and its impact from the government and financial support, the effects of AEO certification post management, and the AEO system's utilization satisfaction to seek ways to further activate the AEO system. The research hypothesis and model was derived on the basis of existing theory and empirical research, and obtain the following results. First, government policy supporting the AEO system after certification post management showed positive (+) effect for the AEO satisfaction. Second, AEO certification post management showed positive (+) effect for AEO satisfaction. Third, government funded factor showed negative (-) effect for AEO certification post management. The present study is differentiated from previous research information. The study evaluated the company's satisfaction with the AEO certification, and the government support has empirically evaluated the relationship between the post management and the satisfaction. Academic contribution was conducted for Korea's AEO system's post follow-up research while a practical contribution suggested the direction for our country's organization to take advantage of the AEO system.

A Study on Management Condition and Improvement of Artificial Greens in GBCS-Certified Apartments through the Post Occupancy Evaluation (POE를 통한 친환경건축물 인증 공동주택 인공환경 녹화 관리 실태 및 개선방안 연구)

  • This study aims to suggest ways to improve sustainability on housing complexes. This study sampled eight housing projects in Seoul and GyeongGi-Do in Korea, which were completed in June 2007 and June 2008. Then, are retention and maintenance on "constructed greens for ecological environment" including "green structures substitutes retaining walls", "green roofs", and "green walls." Study methods are field investigations of the sampled sites, and Post Occupancy Analysis. Major findings were; 1) "constructed greens" are not well retained in more sites and and this implies the GBCS(Green Building Certification System) does not meet its objectives well, 2) User showed lower user satisfaction to "constructed greens". User satisfaction concerning "green structures substitute retaining walls" was higher than the satisfaction on the other constructed green type. Satisfaction Assessment Criteria lower 1han average were "level of quality", "meet the design objectives", "vegetation management status", "vegetation maintenance". 3) User satisfaction was strongly correlated on the level of quality factor of "constructed green". In addition, tue other factors are the significant correlations between the satisfactions. The present GBCS has inadequate assessment standards for maintenance, which lead to lower the entire satisfaction. Therefore, periodic recertification system, education and information providing for the managing personals, and incentives for good maintenance or disincentive for poor maintenance of the "constructed greens" are suggested to improve the GBCS.

  • This study aims at preparing the foundation for continuous development of Topographic DB by suggesting an actual quality improvement scheme and proposing a draft for complementing existing progress and method of implementation and management according to this scheme. For this purpose, we surveyed the Topographic DB users to grasp the current DB quality and the required quality level. Then, the suggested quality improvement scheme was concertized and verified through an experimental research. The experimental research was concentrated upon evaluating primitive data, modifying geometrical and logical errors and management. At last, a plan to improve the related systems was proposed.

  • 정부와 시설물유지관리 기관에서는 공공시설의 안전성 확보와 유지관리 업무의 생산성 향상을 위해 다양한 시설물유지관리시스템을 구축하여 운영중에 있으나 대응적 유지보수 체계의 한계로 인하여 합리적인 예산수립을 위한 최적의 의사결정을 하기가 어려운 실정이다. 이러한 이유로 유지관리의 효율성 증대 및 예산 절약을 위해 공공시설에 예방적 개념의 자산관리체계를 도입해야 한다는 요구가 증대되고 있다. 자산관리는 시설물의 최적화된 관리를 위한 경영전략으로 시설물 상태에 대한 공학적, 해석적 분석을 넘어 대상물을 자산으로 인식·평가하고 가치유지 및 향상을 목표로 하며 동시에 사용자의 최대만족을 얻기 위한 전략이다. 국내에서는 이러한 시대적인 요구에 따라 자산관리에 대한 연구가 진행 중이며 본 논문에서는 자산관리정보시스템을 개발하기 위한 해외 사례조사를 통해 시스템 핵심 기능을 도출하고 이를 통해 데이터 항목 분류방안을 제시하였다.

  • The statistical analyzing of environmental-friendly planning elements is getting important because it is getting concerned with the change of residential types and environmental friendly housing. However, in terms of the high-rise residential complex, paper about green building rating system and research about residential satisfaction to residents are lack. Therefore, this paper is analyzing of impotentness and satisfaction about housing subdivision, inside of building, facility, and maintenance. In addition, residential satisfaction(satisfaction, loyalty, preference) and impact relationship of environmental-friendly planning elements are analyzed by PLS structural equation. To sum up, first, improving of green building rating system in housing subdivision is impacted on loyalty if satisfaction was fulfilled. Second, increasing of environmental-friendly planning elements in inside of building is impacted on loyalty if both satisfaction and preference were fulfilled. Third, providing of green building rating system in facility and maintenance is analyzed as preference, but satisfaction hypotheses is not valued.

  • 철도시설물의 유지관리를 위한 전통적인 의사결정 방법은 구조물의 기술적인 측면 즉, 시설물의 안전성과 사용성 등을 만족시키는 조건하에 경제적인 측면 즉, 시설물의 생애주기 비용을 최소화하고자 하는 것이며, 생애주기 비용을 정량화하기 위한 도구로서 LCC 기법이 사용되었다. 그러나, 1990년대 후반 이후로 지구온난화 등의 피해가 부각됨에 따라 선진국들을 중심으로 시설물의 유지관리를 위한 의사결정에 환경적 측면과 사회적 측면을 추가적으로 고려하는 지속가능한 발전 개념을 도입하고 있으며, 환경 부하를 정량화하기 위한 도구로서 LCA를 적용하고 있다. 본 연구에서는 시설물의 유지관리 행위와 관련된 경제적 측면과 환경적 측면을 정량화하는 방법으로서 LCC 및 LCA의 적용 방안을 고찰하고, LCC 및 LCA 결과로부터 시설물 유지관리 최적 방안을 결정하기 위한 의사결정 기법을 제안한다. 국내의 철도시설물에 대한 유지관리 필요성이 증대되고 있으며, 철도시설물의 규모가 커서 유지관리 행위에 따른 경제적 및 환경적 파급효과가 큼을 감안할 때, 본 연구에서 제안된 내용은 경제적이고 환경 친화적인 철도시설물 유지관리 방안을 선정하는데 유용한 방법론으로 활용될 것으로 사료된다.
