As the number of units increased by vertical extension is recently allowed according to the Housing Law, the aged apartment remodeling projects using the same allowed method are pursued in several apartment complex located in Bundang and Pyungchon. However, progress of the projects is not advanced due to uncertainty of the process. Therefore, the purpose of this study is to improve a business process model for the aged apartment remodeling in case of the number of units are increased for the remodeling union to pursue the remodeling project easily. In order to improve the process model, requirements for the Housing Act are analyzed, the existing process model is developed based upon the requirements, uncertainty of the existing process is examined and a to be process model is proposed to eliminate the uncertainty. Many architects and engineers are consulted to discuss the uncertainty and process model. This model will help the Government to reform the Housing Act and remodeling unions to pursue the aged apartment remodeling.

Recently, the architecture remodeling is rising as new alternative for activating the construction market as the interest toward life cycle of buildings has increased. But the reality is that current remodeling business is suffering various types of difficulties in its performance due to the absence of general management technology and factor technology in systematic performance procedure or evaluation, etc toward remodeling effect, evaluation on performance, imperfect system for reflecting user requirements and remodeling life cycle ; planning, $feasibility ^{\circ}\hat{E}designing^{\circ}\hat{E}construction^{\circ}\hat{E}management$ along with lack of overall understanding on remodeling. Accordingly, this research has attempted to search for an effective management method through overall understanding in project performance by presenting work procedure of remodeling project and analysis items for decision making, etc centered on early planning stage out of three stages called planning, designing and construction.

Demolition work is a precedence activity that is performed earlier than other remodeling activities. And demolition work is one of the critical path activities. So, demolition work is needed for systematic plan and management. However, contractors of the remodeling project established a rough plan and did not consider recycling wastes, safety of workers and structural stable of building. To improve this problem, a eco-friend process model of remodeling project is needed to be established. The process model is composed of five phases; 1) survey and analysis of general condition of demolition work, 2) prepare documents of demolition work 3) establishing demolition work plan, 4) demolition and inspection, 5) post-demolition management. Especially, demolition documents are based on establishing WBS, selecting the equipment and method, waste management and structure reinforcement. A process model of eco-friend demolition work is developed by using IDEF0 method.

도시 $CO_2$발생량의 대부분을 차지하는 건축분야 중 기존의 노후 된 건축물들이 대부분을 차지한하며 현재 정부는 기존건축물 그린리모델링 지원 정책을 계속하여 수립중이다. 그린리모델링이란, 친환경적 건축물을 만들기 위해 에너지성능향상 및 효율개선이 필요한 기존건축물의 성능을 개선하는 것을 말한다. 그린리모델링 프로세스 정립 목적은 비전문가 또는 전문가에게 그린리모델링 실시 여부 판단 및 방향설정, 비용 판단, 운영 방안 등의 가이드라인을 제공하고 이를 통해 시장 및 수요자 기반 그린리모델링 활성화에 있다.

The number of military facilities has been rapidly increased due to growing requirement of modernization and military welfare. However, adequate maintenance has not implemented to these facilities. As a result, they are deteriorated quickly and require performance enhancement treatments. There are two ways of performance enhancement, reconstruction and remodeling. Despite the research result that remodeling within the standard remodeling range is more economical, remodeling of military facilities is not considered equivalent to reconstruction as an option of performance improvement. Therefore, derived from the relationship between performance change during life cycle of building and range of remodeling needs, this study tries to propose Remodeling Process Model(RPM) which uses a method to choose remodeling in a Specific Point of Time(SPT) when remodeling is considered more economical than reconstruction. In addition, this study suggests practical service life and functionality evaluation standard together which require to realize the RPM. This RPM make it possible to avoid the cases that facilities which do not have any problem on structural reliability but have low level of functionality miss appropriate remodeling timing and inevitably choose reconstruction as a performance improvement option. It also present the possibility of simple reconstruction / remodeling decision-making for facility managers who administrate building having various type, compilation and elapsed time. Consequently, this process model focusing on remodeling more may contribute to reduce resource waste caused by reconstruction.

The growth of Korea's construction industry is on the decrease, and it has caused the market of remodeling to be boosted up. But it's not that long people to get interested in the business of remodeling. So, the understanding and recognition in each remodeling process are not systematically formed yet and of which study and experience are insufficient as well, which may produce lots of problem after finishing these businesses. For resolving these problems, the make-up of remodeling process in the plan of operation will help us to reasonably and efficiently construct the basis of the business of remodeling which can be a way for efficient management and corresponded to national construction surroundings. A renovation project of apartment housing is generally divided into four stages: Project inquiry stage, planning and feasibility stage, design stage and construction stage. Currently, procedure and managerial technique for a remodeling project has not been systematically established so that many companies have difficulty in doing their business. In particular, the design stage in participant which a project managers, designers, residents and engineers is more complicate than the other stages in terms of roles and working procedure. The design documents can be found trial and error if it is not well managed. The insufficient design caused by lack of ability to efficiently utilize information obtained during the stage and inappropriate decision-making not only results in diverse problems in the construction stage but also makes people suspect satisfaction and reliability on the remodeling improvements. Therefore the design stage is very significant issue on the renovation project. As the consequence, the design stage of a remodeling project is so important that it should be carefully managed, and composite understanding of the process to be executed. To do this, we provide roles and responsibility of each participant in the design stage and analyze the process where information is utilized in design stage. The information is analyzed in terms of input, tool and output.

When increasing quantity of construction wastes, how to deal with construction wastes and environmental problems relating to disposal of construction wastes are discussed as social issues, treatment of construction waste and subsidiary issues are raised as important problems. The demolition work produce construction wastes most in construction industry. Various researches on eco-friendly treatment of construction wastes, recycling rates and recycled materials were conducted aspect of sustainability in developed countries, however, domestic remodeling projects were performed demolition work with first-demolition and second-classification method which emphasize productivity focused on efficiency. It caused not only environmental problems, but also economical problems such as increasing disposal cost of construction wastes. Solving these problems, the previous study, suggested the process model of eco-friendly demolition work to recycle materials. This paper applied eco-friendly remodeling process to practical projects and economic feasibility on eco-friendly remodeling process. Moreover these results expect to contribute the revitalization of eco-friendly demolition work in remodeling projects.

Remodelling projects have recently emerged as an alternative construction market. Due to the limited experience of such projects, repetitive mistakes and failures in project management become concerns for those in the market sector. The objective of this paper to report preliminary findings in relation to core project management issues in office remodelling projects based on literature review and expert interviews.
