A Study on Changes of Ready Constructed Record in Landscape Construction Industry (조경건설업의 기성실적 변동 특성)

  • The purpose of this study was to analyze on changes of ready constructed record(RCR) in landscape construction industry for 10 years from 1997 to 2006. For the study, according to the classification system of Korea construction industry, landscape construction industry were classified into landscape constructor as a general constructor, landscape planting constructor and landscape facilities constructor as special constructors. The results are as follows: 1. The RCR in landscape construction industry have increased for 10 years higher than other construction industry. Concretely the RCR ratio of landscape constructor has increased 0.9% in 1997 to 1.9% in 2006, the RCR ratio of landscape planting constructor 1.3% to 2.5%, and the RCR ratio of landscape facilities constructor 0.5% to 1.5%. Futhermore this increasing trend has been strengthened during the last a few years. 2. Differently from landscape constructor, the subcontract ratio of landscape planting constructor and landscape facilities constructor were higher, especially landscape facilities constructor was highest amount for 71.1% in the subcontract ratio. 3. The RCR of landscape construction industry in the metropolitan area including Seoul, Kyunggi, was higher than other region's, and the ratio of RCR of landscape constructor in this area was 53.5%, landscape planting constructor's 58.2%, and landscape facilities constructor 75.0%. 4. The yearly RCR per company and the RCR by project of landscape constructor and landscape planting constructor were stagnant. However, landscape facilities constructor's RCR showed an upward trend as years go by. This study was focused on the RCR of landscape construction industry, further study on the factors to affect the RCR of landscape construction industry and the RCR by project types is required in the near future.

  • As buildings and especially eco-friendly facilities are increasing, maintenance of the aged buildings are interested by many maintenance companies. Therefore, a lot of companies are increasing by the maintenance form. These Earned Value should try to minimize the increasing forms. Therefore, this study has an effort to gather data related to earned value of building facility maintenance and analyze the data in terms of local dimension, used duration dimension, building types dimension and so on in order to prevent the building deterioration.

  • In multiple apartment construction project, BCWS is a critical management factor and has a great influence on the success of the project. Due to the many apartment buildings & facilities which produce numerous activities, there are several problems in making out a time schedule of work as well as production and management of precise BCWS from the allocation of resources. In this study, actual condition survey was executed in terms of the calculation and the management of BCWS. This study propose better solutions for efficient calculation of BCWS through the analysis of the problems and standard schedule & progress curves.

  • In domestic public works, there are several problems in the measurement of payments based on the bill of quantity, which doesn't match with the activity progress rate, heavy paper works and complicated procedures. It can be classified formal and simplified method. By using the simplified method, it can be solved many problems by summarizing the procedure, but is not generally used. This paper proposes a payment method by progress measurement for specified activity based on WBS(Work Breakdown Structure) verifying efficiency which reduced cost account and advanced work on payment compare to method of domestic public works using the data about construction of eco-river. This method will be an important contribution on being a base for cost-schedule integrated management which were verified and also improving efficiency on measuring payment.

  • In domestic construction industry, time and cost has been managed separately in most cases. Usually projects are managed focused on cost, so time is not yet managed systematically. Project performance in these managemental situation can not be assessed correctly. This would cause project delay, cost overrun, productivity loss. Therefore it is needed to adopt earned value concept, an approach used in the management and control of project costs and schedules. Using this EV concept through time-cost integration, project can be managed properly based on the consistency, predictability, and reliability of the performance data. This paper proposed time and cost integration process, proper PMT method, and practical performance management model through time and cost integration.

  • Construction projects are managed by focusing on the results of projects. Moreover, cost and schedule are managed separately even though the efficiency of integrated management is very high. This paper proposes existing and progress control research of existing quantity the integrated information uses WBS-CBS. Schedule and cost are most important in construction projects. Specially, progress and cost are relationship of the managing integrated in many construction management. The quantity of materials for the works of construction is the base to create activities and a network. The quantity of materials of materials for the elemens of a building is a base of cost estimation and resource. allocation. This study suggest method for relating the schedule and cost information through the case study of construction field engineers.

New Construction Accident Index Based on Number of Accident and Progress Payments (건설기성과 재해자수에 기반한 건설재해지표 산정방식)

  • In construction work, it can be difficult to know the exact number of full-time workers, so the accident rate is calculated using the approximate number of full-time workers. In addition, as the accident rate calculation is performed based on the assumption that the number of accidents is proportional to the approximate number of workers, the reliability of the calculation result may be questionable. This study proposed a new indicator for accident level based on the progress payment and the number of injuries. The accident-progress ratio, which can be calculated by simply dividing the number of injuries by progress payment, can replace the existing accident rate index or be used as an auxiliary indicator of the accident level. The correlation coefficient between the number of injuries and the progress payment was higher than that between the number of injuries and the number of construction workers. In addition, over the past 10 years, the accident rate has been increasing, whereas the accident-progress ratio has showed a decreasing tendency. This might leave room for different interpretations of the annual variation in the accident level in the construction industry.

  • This research has been Initiated to provide an effective management tool for budget control of the public projects using EVMS. Barriers to implementing the tool for the domestic public projects are identified : no PMB (Performance Measurement Baseline) for budget control, management by BOQ(bill of quantity), no systematic planning and control. To eliminate these barriers, an integrated cost and schedule management process model using EVMS is proposed. This model is composed of six sub processes : organizing, scheduling, budget allocating, establishing PMB, managerial analysis, change incorporation.

  • The project control system based on the actual values of three objects shall be operated continuously in a timely manner. For collecting/tracking accurate actual performance data, a reasonable basis of measuring work performance and its related measuring methods are needed. Therefore, this research proposes a method of developing and operating the construction progress measurement system. The problem of the conventional method is the difficulty to construct control accounts and to define the basis of measuring the performance of each control account. Therefore, this research proposes the preferable, formal methodology that produces the progress value of the smallest work unit by surveying the installed quantities and estimates percent complete of groups of works or entire project by earned value concept. This research in connection with the hereafter research of the weight value of control accounts will contribute to apply in practice and to develop the scientific construction management technique in the construction industry. Further researches how to trend and forecast the project using the measured progress value are recommended for putting the prosed system of this research to practical use.

  • Residential buildings industry hold lots of portions in Korean construction. Accurate cost index for Residential buildings is required to understand trends of prices of the constructions and to manage budget for them effectively. So Korea Institute of Construction Technology has issued a cost index for residential buildings every six months. However It hasn't been improved although It can't reflect the actual circumstance. So we are supposed to make a new cost index for residential buildings based on statistical data extracted from bills of quantity at three different projects.
