  • Restricting reconstruction, demand of remodeling has increased in deteriorated apartment. But remodeling process and steps are not taken, it is difficult to advance smoothly. Therefore, this study indicates improvement plans and understands the problems In advancing remodeling. In the result of the investigation the problems are the resident of agreements and legal approval. The goverment must complete laws about remodeling. Also, residents and an association need plans for conversation.

A Study on the Influence of the Management and Living Environment Quality Factors of Public Rental Housing on the Satisfaction with Living, Brand Loyalty, and Intent of Recommendation (공공임대주택의 관리 및 주거환경 품질 요인이 주거만족도, 브랜드 충성도, 추천의도에 미치는 영향)

  • The purpose of this study is to, focusing on public rental housing, examine the influence of the management and living environment factors of multi-unit residential buildings upon their satisfaction with living, brand loyalty, and intent of recommendation, and investigate the mediating effect of the satisfaction with living. For this study, the researcher surveyed the residents of public rental housing facilities in Seoul and Gyeonggi Province, which resulted in the analysis of 331 responses. The data was analyzed using SPSS 23.0 and AMOS 23.0 programs. The findings of this study are as follows; The management and living environment quality factors of public rental housing facilities had a direct impact on the satisfaction with living, brand loyalty, and intent of recommendation. And, the sub-factors of the management and living environment quality that influenced each variable were different among themselves. Also, the satisfaction level with living in public rental housing facilities had a significant impact on the intent of recommendation, while it had a mediating effect in the relationship between the management and living environment quality factors of public rental housing facilities and the intent of recommendation.

Consumers' Intention and Attitude to Move to a Small Scale Cohousing for Elderly based on Community Friendly Concept (지역친화형 소규모 노인공동주거에 관한 소비자의 입주의사와 태도)

  • This study explores consumers' intention and attitude to a small scale cohousing for the aged, which provide local communities with the small residential spaces where seniors can feel at home. Questionnaire method is performed, and 193 data were gathered in Jeonju city. The results are as follows. When respondents have a professional job, a owned house size($66-99m^2$, $132m^2$ or more), and disease or dementia, their intentions to move into a community friendly co-housing for the aged is high. The shortcomings of this housing are perceived low by college or graduate school graduates, but middle or high school graduates do not perceive low them. The respondents with the annuity of less than 4,000,000(KRW)/month perceive them in normal or higher, while those with the annuity of 4,000,000(KRW)/month or more perceive them in low. This annuity will be as a cost criterion to accept to move in this housing.

The Local City Consumers' Intention and Attitude to Move to a Group Home for Elderly Based on Community Friendly Concept (지역친화형 소규모 노인공동주거에 관한 지방 도시 소비자의 입주의사와 태도)

  • This study explores consumers' intention and attitude to a group home for the middle class elderly, which provide local communities with the small residential spaces where seniors can feel at home. Questionnaire method was performed, and 193 data were gathered in Jeonju city. The results are as follows. When respondents have a size of house (66.2-99.1 $m^2$), elderly disease or dementia, and their annuity or their spouse annuity, and when they are much old, their intentions to move into a community friendly group home for the aged is detected. The respondents and their spouse with the pension of more than 2,000,000 (KRW)/month have an intention to move to this group home. Also, they and their spouse with annuity have positive attitude to it, and these goups with the pension of more than 2,000,000 (KRW)/month have low negative attitude to it. So, house size, health condition, and annuity are variables to determine to move into it.

Influences on Housing Satisfaction of Multifamily Housing Renter Households in the U.S. Metropolitan Statistical Areas (미국 대도시권역 공동주택 임차가구의 주거 만족도 영향 요인)

  • The purpose of this study was to explore characteristics and housing satisfaction of multifamily renter households in metropolitan areas using 2009 American Housing Survey public-use microdata. A total of 8,139 multifamily renter household residing in metropolitan statistical areas were selected for data analysis. The findings are as follows: (1) In comparison with other types of households in the metropolitan areas, multifamily renter households tended to show a smaller household size, younger householders, a greater proportion of households with householders who have never married, or have been widowed, divorced or separated; (2) housing cost related variables such as monthly rent or rent per square footage were found not to have significant influence on housing satisfaction of multifamily renter households in metropolitan areas; (3) factors influencing housing satisfaction of multifamily renter households with householder's age 34 years or younger were neighborhood satisfaction, householder's race, structure age and per-person unit size; and (4) neighborhood satisfaction was found to have the strongest influence on housing satisfaction of multifamily renter households in metropolitan areas.

  • Light is an important environmental element for people to live and do creative activities in residential areas. Especially, people are used to live under artificial light in artificial interior surroundings for the most times. Currently, the lighting quality of residential areas has been improved, but it still does not reach to the recommended level because the luminous environment of present residential areas is only based on the life behavior which puts its priority to clear vision. Therefore, it is necessary that proper standard illumination must be used for various uses and purposes. From this point of view, this paper investigated the essence of light in residential areas, and the luminous environment for apartments was measured This paper finally established well-coordinated standard illuminance, derived from the measurement and analysis of luminous environment from these cases.

The Change of Dweller's Residents Stability on Residential Environment Improvement Projects: Focused on Apartment Housing Construction Method (주거환경개선사업으로 인한 거주자들의 주거안정 변화: 공동주택건설방식을 중심으로)

  • Residential Environment Improvement Project (REIP) which has started in 1989 and continued with 3rd government-supporting project in 2013 has lots of policy changes and related studies. However, the related researches have focused on residents resettlement into the project site, this paper is more interested in the residents stability than residents resettlement. So, this paper analyzes the changes of residents stability on the site of REIPs (with 3 groups of dwellers, removers and newcomers). We survey about understanding of those projects, each interior physical housing characters, housing cost, outside settlement characters. On the base of case analysis, we can conclude as follows: firstly, the residents are more young, higher educated, and higher income but not alter to household, barrier, occupation. Secondly, REIPs have some positive influences on physical conditions of housing and outside characters but negative impacts on housing cost. In case of newcomers, there are no changes of housing size and room numbers but higher housing cost, better outside settlement conditions.

  • If traditional Korean villages or residential districts have formed a community on the ground of coexisting with nature, there is a different historical development process in which many European cities have created residences for multi households on the basis of roads and blocks in fortresses. Along with the modernization of society together with large-scale housing supply, the urban landscape of series of large apartment complexes has become universal views of our urban structure; thus, the viewpoint that small and medium-sized block-based collective housing, which are more common urban structures in European cities can be linked to the improvement of urbanity and neighborship is examined. Through the process, the possibility of expanding collective housing supply based on small and medium-sized blocks as an alternative method other than complex-type apartments based on superblock, I would like to make meaningful in terms of how we can change the fundamental mutual relationship with our lifestyle and the tangible change of collective housing types which has large impact on our lives.
