This study surveys the degree of residents' satisfaction on the current street space to suggest alternatives for the improvement of the street space design in detached house areas. In the results of the survey, we find the following. First, in the result of analysis on age, residential term, having children or not, income level, and type of house ownership, residents are homogeneous in social and economic characteristics. There are similarity in geographical, locational conditions, neighboring facilities, deterioration of residential house, and the time of residential formation among residential areas. Second, satisfactory determinants of residents on street space according to street types, are maintenance, protection of privacy, and parking space. Third, satisfactory determinants of residents on street hierarchy is the inner circulation road while unsatisfactory one is the inner roads. Fourth, age, residential term and type of house ownership are significant factors influencing residents' satisfaction. Factors influencing satisfaction on street space are also affecting total satisfaction and factors associated with street environment are perceived more important ones than factors associated with street activities. Thus we find the degrees of satisfaction for residents on street type and street hierarchy are different despite that general characteristics of residents are similar. We also find residents consider street noise and maintenance as critical factor among physical factors of street space.

Managing apartments is critical not only to handling the physical deterioration over time, but also to the quality of community life, social environment and ultimately residents' satisfaction with the housing environment. Therefore, this study aims at understanding residents' awareness of apartment management, and finding the relationship between management activities and residents' satisfaction and participation by comparing an apartment with active management and an apartment without it. This study examines 1) management activities of two subject apartment complexes, and 2) how management activities affect residents' participation and satisfaction. Surveys were conducted of the residents, and SPSS statistics package was utilized to analyze the survey data. This study found that management activities of apartment complex have positive influence on residents' participation and satisfaction with their housing environment. The results of this study can be utilized as basic materials to develop effective guidelines and manual from the perspective of environmental management of apartment houses, in order to improve the participation of the residents in the apartment management.

2007년 현재 우리나라의 아파트 시장은 건설업체의 이름보다 브랜드가 더 알려져 있는 것이 현실이다. 이런 아파트의 브랜드화는 10년 전으로 거슬러 올라간 외환위기 이 후부터 존재하기 시작하였다. 외환위기 이 후 분양가 자율화와 주택시장의 구조변화로 인해 건설업체간의 경쟁은 브랜드 아파트라는 새로운 개념을 창출 해 냈고, 현재 브랜드가 분양시장에 있어서는 매우 큰 영향력을 발휘하고 있는 것은 누구나 다 알고 있는 사실이 되어버렸다. 이와 같이 브랜드가 건설업체의 중요한 요소로 두각 되고 있음에도 불구하고, 브랜드 아파트를 형성하고 있는 여러 요인들과 그것의 실제 사용자인 거주자에 관한 상관관계에 대한 연구는 거의 이루어지지 않고 단편적인 측면의 브랜드 전략과 거주자의 만족도에 대한 연구만이 진행되어 왔다. 이에 본 연구는 아파트 브랜드와 주거의 상관관계의 영향변수를 분류하여 이들 간의 상호작용을 시스템 사고 이론에 입각하여 연결하고, 그 구조를 동태적으로 파악하여 상관관계가 어떻게 이루어지고 있음을 보이고, 나아가서 아파트 브랜드에 대한 건설업체의 전략수립의 기초정보를 제공하고자 한다.

본 연구는 대전광역시에 위치한 아파트 단지 내 옥외생활공간을 조사하고, 이를 기초로 하여 거주자의 만족도, 이용빈도, 선호도, 중요도를 파악하는 것이다. 이것은 거주자의 변화하는 요구와 관심을 파악하는 것이 미적인 설계보다 우선으로 고려해야 할 사항이며, 나아가 사회적 요구로 반영될 수 있는 기초자료로 제공하는데 그 의의가 있다. 따라서 아파트 단지 옥외생활공간에 대한 다양한 접근은 단지설계의 쾌적한 주거환경과 공동주택의 설계향상에 역할을 담당할 수 있을 것이다.

디지털 삶에서 인간들은 더 이상 보호막으로써의 건축 환경이 아닌 함께 상호작용 할 수 있는 감성반응 환경을 요구한다. 즉, 실내 공간은 사람들의 요구를 충족시키거나 사람들의 기분을 만족시키기 위해 건물이 마치 살아 있는 유기체처럼 쉬지 않고 변하는 공간이다. 그러나 건축공간의 물리적 특성의 한계에서 유동적인 감성반응 환경의 요구를 충족시키는 데에는 많은 한계점이 따른다. 그래서, 본 연구에서는 이러한 한계점을 극복하기 위해 디지털 환경을 이용한 가상공간에서 실행하였다. 이는 실제공간에서의 시행착오를 줄일 수 있을 뿐만 아니라 빠른 시간 내에 인간의 반응을 연구할 수 있다. 특히, 본 연구에서는 감성반응의 실내배색에 의해 실내공간에서의 디지털 벽면의 디자인을 가상공간에서 개발하여 거주자의 감성 반응을 평가하는 것을 연구 목적으로 두었다. 이와 같은 거주자의 감성반응형 환경 디자인은 미래의 디자인의 패러다임이 될 것이다.

The purpose of this study is to analyze the relation between the dwelling location and the satisfaction level, and suggest a proposal to increase the quality of the livability space. A first of this study began from public surveys conducted to gather the information of satisfaction level from 4 multi-family housing sites in Gwang-ju. The plan was to the characteristics of the LS(livability space). The poll and the observation investigation was run concurrently. The cross analysis and the frequency analysis were used to analyze the data from the questionnaires. The validity of fixed quantitative index was got through the correlation analysis between the result of former analysis and index of livability space. The result said that the dwelling location have relations with the satisfaction level. In the conclusion, this will be a suggestion of the methods to enhance equal-quality of the livability space.

The Purpose of this study was to asses the environmental friendless of apartments on the basis of the satisfaction of apartment residents. The apartments used for investigation was limited to the M apartment complex situated in Daegu. Both on-the-spot visit and questionnaire were used as the methods of investigation. The questionnaire was carried out on the spot by pre-trained junior students of Daegu University, and 212 questionnaires were collected. Investigation was performed from June 03, 2005 through June 06, 2005. The SPSS, a statistical program, was used for analysis.

Indoor climate control equipments is used to make the indoor environment more comfortable when indoor condition is not satisfactory to inhabitants. In this study, which instrument is preferred to control indoor climate and which is not preferred were surveyed with questionnaire. With this result, the needs of dwellers and wanting performance of housing could be revealed. Results are followings 1) The satisfaction ratio and equipment possession ratio of apartment houses' is higher than that of detached dwelling's 2) It is recognized for inhabitants that air cleaner is the mostly used equipment and best equipment for indoor comfort. 3) Electronic fomentation mat is recognized as the most problematic equipment for securing inhabitant's comfort. And air conditioner is considered negative for 60% of responser's. As grow older, this trend is increasing.

주택유형의 변화와 친환경 주거에 대한 관심이 높아지면서 친환경계획요소의 정량적 검증에 대한 연구가 활발히 이루어지고 있다. 하지만 초고층 복합주거의 경우 친환경계획요소에 대한 정리와 실제 거주자들을 대상으로 한 만족도에 관한 연구는 미비한 실정이다. 이에 본 연구는 초고층 친환경계획요소를 단지, 건물내부, 설비 및 유지관리로 구분하여 실제 거주자를 대상으로 중요도와 만족도를 평가하였다. 또한 거주만족도(만족도, 충성도, 선호도)와 친환경계획요소의 영향 관계를 PLS 구조방정식을 통해 실증 분석하였다. 연구결과를 요약하면 첫째, 단지 친환경 계획요소의 개선은 만족도를 충족시켜 실제 거주자의 충성도에 영향을 미치는 것으로 나타났다, 둘째, 건물내부의 친환경 계획요소의 증가는 실제 거주자의 만족도와 선호도를 모두 충족시켜 충성도에 영향을 미친다. 셋째, 설비/유지관리의 친환경 계획요소는 실제 주민의 선호요인으로 도출되었으나 만족도에 대한 가설은 유의하지 않은 것으로 나타났다.

주거공간의 질적 만족도 향상과 거주자의 다양하고 개성있는 요구에 효과적으로 대응하기 위한 방안으로서 계획된 이 연구는 개인주택과는 달리 다수의 불 특정인을 대상으로 디자인되어야 하므로 다양한 평면계획을 세리 건설하기보다는 보편적인 디자인으로 계획할 수밖에 없는 공동주택(아파트)의 한계점을 극복해 보고자 하는 시도이다. 이를 위하여 조사대상자 360명을 선정하였고, 실 거주자의 선호도를 파악했던 선행연구에 의해 검증된 아파트 실내이미지 유형과 MBTI라고 하는 성격유형검사와 연계하여, 조사대상자의 성격유형에 따라 실내이미지 선호가 달라지는가를 알아보았다. 이러한 연구 결과는 거주자가 요구하는 실내공간의 이미지 특성 및 이에 따른 각종제품에 대한 선호를 예측, 공급할 수 있게 하여, 아파트에서 살기를 원하는 거주자의 만족도를 높이는데 기여할 것으로 사료된다.
