There were strong criticisms against the joint development method: the redevelopment corporation and developers would achieve the whole development profit. The existing tenants who lost their housing in the site argued their right to reside in the site after the development was completed. There was also strong political pressure that the Roh Tae-woo governing administration should resolve the social inequality caused by the situation. In such circumstances, it was introduced that a certain proportion of public rental housing should be built in the redevelopment site; then the government took over the dwellings at a price of construction and allocated them to the existing tenants. The aims of this paper are to understand the rationale behind the inclusion of the public rental housing in the redevelopment sites; and to investigate to what extent the legislation was implemented appropriately. Although the legislation was introduced in Seoul from August 1989, it was not until May 2005 when it was implemented nationwide. At the beginning, there was an ambiguous rule that the number of public housing to be included should be limited to the number of households who would want to remain in the redeveloped site. In 2005 the Seoul metropolitan authority introduced a mandatory proportion; 17% of the total housing delivered in the site should be public rental homes. Since then the proportion. The proportion has been fluctuated by the political agenda of each ruling party: the conservative tended to reduce the proportion, whilst the opposition parties increased the proportion. Currently the proportion is 20% of the total stock to be built. Initially the size of the public housing was exceptionally small- less than 40 m2 but it has increased up to 60 m2 since 2010. The rental price was reasonably lower than market rent. The competition toward redevelopment rental housing that are vacant due to move or death of tenants was very high; it was given to one household out of nine eligible households in 2020.

The deep mixing method, which is generally considered as a method for improving soft ground, is assessed in terms of its applicability for urban construction. Using small equipment tailored to perform deep mixing in congested urban areas, deep mixing was performed to reinforce the foundation ground of a retaining wall in a redevelopment site in Seoul. Strengths characteristics, construction vibrations and displacements induced to an adjacent old masonry wall were evaluated by laboratory tests and field monitoring. The results indicate that the strength of ground was improved appropriately whilst the vibrations and displacements induced by deep mixing were slight enough to satisfy the general requirements for construction works in urban environments. Therefore, it is concluded that deep mixing method can be a practical option for foundation methods in urban construction works where minimizing noise and vibrations is an important concern.

In recent years, various perspectives on the sustainable regeneration based on culture, history, identity, and the ecosystem have arisen in attempt to harmonize the environmental, economic, and social issues of the city. However, these ideas did not consider the importance of urban structure for sustainable regeneration. This research attempts to reveal the fundamental characteristics of sustainable regeneration of Lubbock, Texas in the United States through the analysis of urban structure, city planning and city regeneration planning. Despite the 300% expansion of city area in the 1950s, since the 1970s Lubbock's civic center has decreased in population due to middle class migration into southwestern and western suburbs. In the 1980s, a redevelopment organization was established, and a private sector-centered regeneration plan was implemented. In this study, a new approach for urban regeneration was introduced, resulting in strategies focusing on the linkage of urban regeneration into the characteristics of the entire city.
This is a study regarding the efforts of the Gyong-gi Newtown Citizen Academy in Anyang Man-an Newtown and their role in shaping the urban design of their living environment. Our goal is to gauge how citizen participation may factor into the design process, from the early stages to the end result. The Newtown Academy diverged from the existing methods of a lecture centered approach to one that encouraged direct participation from the local citizens. We analyze the process and manner in which they drew up the plans. Our research focused on the winning proposal from the 2010 Citizen Academy Design competition, entitled 'Coexistence with Nature, Culture, History, Human - Eco-Cycle Man-an'. The Man-an team conducted regional analyses to come up with their own alternatives that would allow culture, leisure and nature to coexist in the space of their targeted area. The Newtown redevelopment promotion district reflected the actual implementation of the Man-an team's design. This study examines an urban design process in which citizens become directly involved, which presents the possibilities and directions of an urban design that is public and resident-oriented, in nature.

This study reviewed details and case studies of district unit planning to preserve and develop urban tissues concerning a historic urban environment and provide implications for future practice. In particular, this case study examined the role of the district unit planning in city conservation rooted in the experience of Incheon's old town. The old town begins with the opening of Incheon Port and concessions, including Japanese, Qing Dynasty, and multinational settlements. Second, the study established land subdivision planning and reviewed the institutions to encourage urban tissue. Third, the conservation guidelines influenced the conservation and utilization of the streets, such as alleys and old coastlines, the form of parcels called deep and narrow lots, and the exterior elements of buildings. This study also derived implications for the future. First, the street with historical value in the settlement should be excavated further. Second, the parcels in the settlement limit redevelopment to maintain the unique morphological characteristics. Third, the exterior of the buildings should be provided with planning incentives to induce conservation and utilization.

But rental house condition is not good to tenant because tenant has large family, low-income and low grade and it is essential to provide rental house for low-income class and it is worth to analyze tenant house problem The purpose of this study is to analyze the problems of public rental house and to presents solutions. The study was done in following process. First, the literatures on this subject were investigated to seek the problems of public rental house. Second, Survey were done on the staff, who works in the cooperative housing redevelopment and whose jobs are officer, consultant, real estate introducer and designer, to seek problems and solution of public rntal house. survey which is made by three group. one group is made by people who already lived in tenant APT, second group is made by people who are waiting for moving in tenant APT. Third group is made by specialist who has many experience-more than 3years- to urban renewal. Third, the Correlation Analysis was used to analyze the relation between the Area and dwelling satisfaction. Fourth, tenant policy' altenative is presented to solve tenant APT' problem which is analyzed by this study The results are as follows : First, tenant APT' size Which is regulated to 30-$45m^{2}$ is enlarged to more than $45m^{2}$ because tenant family is made up averagely of 4.8 persons. Second, tenant APT' rental cost is reduced to 100 thousand won. Third tenant APT' arrangement is divided from owner because tenant and owner want to live in group by group. Fourth, tenant house type is changed to various house type because tenant is not familiar with APT
This study aimed to investigate educational, social, and environmental effects of city parks on the citizens of Anyang, South Korea. The study conducted a questionnaire survey for 30 days on a sample of 1,080 Anyang residents. Parks can be used for different purposes that have benefits like improving the appeal of the local environment as well as promoting health. The respondents highlighted preferred activities including participating in events, learning eco-practices at school, volunteering, and collaborating with the government to enforce environmental quality laws. The identified effects of parks on citizens according to this study were the benefits obtained from parks in the city, the improvement of their quality of life, and enhancing the environmental quality and sustainability. The study also undertook a correlational analysis to establish the relationship between the citizens' experience in the park and the level of satisfaction they demonstrated in the study for continuity purposes. The data collected was divided into 2 data forms entailed in a comparative analysis chart for the city's 12 parks at different times of the day, and a clustered analysis using 4 data clusters grouped based on the profiles of survey responders. The study concluded that the educational, social, and environmental effects of the parks are significant, suggesting an array of programs that can be used to enhance urban redevelopment and showed the role of parks in environmental awareness for cities in the future.
Newly constructed, high-rise dense building areas by urban development can cause changes in local wind fields. Wind fields were analyzed to assess the impact on the local meteorology due to the land use changes during the urban redevelopment called "Eunpyeong new town" in north-western Seoul using CFD_NIMR_SNU (Computational Fluid Dynamics, National Institute of Meteorological Research, Seoul National University) model. Initial value of wind speed and direction use analysis value of AWS (Automatic Weather Station) data during 5 years. In the case of the pre-construction with low rise built-up area, it was simulated that the spatial distribution of horizontal wind fields depends on the topography and wind direction of initial inflow. But, in the case of the post-construction with high rise built-up area, it was analyzed that the wind field was affected by high rise buildings as well as terrain. High-rise buildings can generate new circulations among buildings. In addition, small size vortexes were newly generated by terrain and high rise buildings after the construction. As high-rise buildings act as a barrier, we found that the horizontal wind flow was separated and wind speed was reduced behind the buildings. CFD_NIMR_SNU was able to analyze the impact of high-rise buildings during the urban development. With the support of high power computing, it will be more common to utilize sophisticated numerical analysis models such as CFD_NIMR_SNU in evaluating the impact of urban development on wind flow or channel.

This study analyzed the physical characteristics and change characteristics of urban detached residential area. In the reality of South Korea in which the history of modern urbanization is not long, the densification that progressed together with sudden population growth without any consideration of city plans became to reveal many problems. Thereafter, apartment-centered large scaled development plans have been implemented until now as an alternative for the foregoing. As the residential environments of old downtown areas that were excluded from the development have been gradually deteriorated, large scaled re-development and reconstruction projects have been adopted as ways to solve the problems of the old downtown areas. On one hand, the development methods that damage the history of the detached housing areas have been resisted. With such a background, this study attempted the analysis of the change characteristics of the Kookmin Housing Complex in Suyu 1-dong, Seoul with a view to playing the role of evidentiary materials for the disappearing urban detached housing areas or those urban detached housing areas that may be revived. This author hopes and the results of this study will lead to careful development that presents measures to maintain and develop modern urban residential areas where the history of past residential areas and culture are disappearing due to full-scale redevelopment.

The CBDs of major cities in Korea have been deteriorating because of the hollowing-out phenomenon caused by decades-long urban sprawl. The weakening of CBD triggered various efforts to revitalize the area; and several cities have launched regeneration policies in recent years. The purpose of this study is to investigate key factors to revitalize CBD area with reference to various experiences of foreign and domestic countries. This study consists of follows. At first, it analyzes theoretic backgrounds of urban regeneration such as new urbanism; and implements case studies of England, USA, and Japan with respect to their relevant laws and policies. Second, it investigates domestic cases of so-called Newtown projects being implemented in Seoul and Dajeon. We focused on the analysis of strategies and characteristics of housing redevelopment as well as regional center revitalization projects happening in these cites. Lastly, we proposed future directions of urban regeneration in Korea based upon the comparative studies of various cases discussed in this study. The study concludes that diverse efforts in terms of project implementation, planning, and money raise are required for successful urban regeneration in Korea.
