Development of Modular Apartment Unit for Single Person Household Based on BIM (BIM 기반 1인 가구 모듈러 공동주택 유닛 개발)

  • In contemporary society, there is a notable rise in single-person households, coupled with an increased demand for residential spaces, necessitating the exploration of suitable housing solutions. Modular architecture is gaining prominence as a method to deliver cost-effective and sustainable living spaces efficiently. This study introduces a method for optimizing the design and construction processes of modular building units through Building Information Modeling(BIM) technology. It involves an analysis of factors that enhance living quality and meet the housing needs of single-person households. Utilizing BIM, a resource-efficient and cost-efficient modular apartment unit has been developed. BIM facilitates the visualization and integration of architectural components, thereby reducing design errors and enhancing productivity. This research evaluates both the benefits and constraints of modular architecture. Modular constructions, when combined with BIM, emerge as a potent solution for housing challenges, enriching the quality and variety of residential options. Nevertheless, considerations such as technical prerequisites and financial implications are also discussed. The study showcases the potential and merits of utilizing BIM for designing apartment units tailored to single-person households, offering a viable approach to ameliorate their living conditions.

  • Modular system is a construction method which installs factory-manufactured units on site. It enables to reduce the duration and improve the quality of the construction. Nevertheless, the unit modular system is restrictively applied to domestic market such as barracks, education facilities, low-rise housing. To motivate the application of unit modular system, this study figures out important attributes of the unit modular system in a domestic construction market. Finally this study suggest marketing strategies and influential factors by Importance-Performance Analysis(IPA) based on those attributes focusing on the apartment housing. As a result, Unit modular System in the domestic market has strength on constructability, but it show weakness on usability and economic aspects which are more important in apartment housing market. Thus an improved technology in usability and economic aspects are required to activate the market.

A Study on the Design of Footwear Cabinet according to the Size of Apartment (아파트 평형별 신발장의 내부구성에 관한 연구)

  • The purpose of this study were to investigate the actual conditions and to design the desirable footwear cabinet according to the size of apartment. A survey research had been made on the actual size and general contents in the cabinet, satisfaction level of apartment from 20-pyung to 60-pyung. The core of this study was the introduction of modular concept for footwear storage. Basically, module was developed according to the length, breadth, and height of footwear. And cabinet units were designed for the various contents(shoes, boots, umbrella, sporting goods, vacuum cleaner, etc.)in it. Various cabinet units could be chosen according to the number of family and size of entrance hall. As a result, typical selection of units were demonstrated for different size of apartment of apartment on entrance hall.

Analysis of Constructional Characteristics of Art-walls in Apartment Houses (공동주택 실내공간 아트월의 구성특성 분석)

  • This study aimed at analyzing physical characteristics of art-walls which is a focal point in contemporary interiors of the apartment houses. The factors for the analysis were types of apartments, positions, widths, compositions of elevation, and materials of art-walls. 89 art-walls were selected for the analysis ranging from $76m^2$ to $187m^2$. The result shows that wood was mostly applied to art-walls in small types of apartment in combination with other materials, and the composition of elevation was asymmetric. If the width of art-walls became smaller, the elevation was dominantly designed with symmetrical grid using tiles. Tiles turned out to be the general material for the single-applied material. However, if more than two materials were applied to art-walls, wood was chosen as the main material. Regardless of the types of apartment, big-sized art-walls were usually designed in the living room, and two different types of materials were applied to the walls. It reveals that art-walls of apartment houses have been planned and designed with focuses on the living room in the housing space. To make a modular panel for the art-walls, 400mm and 800mm sizes were both suggested, 400mm for the smaller composition, and 800mm for the larger composition of the art-walls. A Wall image is becoming more essential to the living space these days, because it can be both decorative and also supportive to residents' various individualities. Therefore, it is expected that further researches on art-walls are continuously performed, and also various designs of art-walls based on the modular system are developed in the near future.

MC Design and Construction for Standardization of Exterior Materials of Modular Building (모듈러건축의 외장재 모듈정합설계 및 시공)

  • With the progress of national policy researches on the modular construction, many studies have been conducted regarding the standardization of interior building materials. However, studies on the standardization of exterior building materials are still insufficient, and there are no dedicated exterior materials for modular construction. In this regard, this study investigated the necessary of standardization through the analysis on 7 kinds of exterior materials used in general buildings and exterior building materials applied to modular apartment houses in order to establish design criteria for the standardization of dedicated modular exterior materials. Based on the analysis results, assembly reference plane in conjunction with inside dimensions was set, and panelizing standardized in five parts was proposed to solve the problem of low exterior material standardization rate. It also proposed elastic gasket and steel bracket details that can compensate for the fabrication errors of unit boxes and construction errors in stacking.

  • Apartment Housing in Korea has been developed rapidly and settled as a main housing form for short period, 40 years. In spite of increase of the apartment housing, it has pointed out that spatial organization of the apartment housing could accommodate residents 'various life style and life cycle. One of such planning methods is a flexible housing. Starting with the Gangbyoun-Siebeom apartment, flexible housing has been developed as merchandising constantly. However, flexible housing doesn't have enough understanding concerning lifestyle or life cycle of user individually, and it also means lack of comprehension and of flexibility, layout from modular coordination and planning of housing component. Therefore, according to the flexibility, the major goal of this research is to analyze the difficulty in realizing further of flexible housing in Korea and suggest implementation and alternatives or directions of flexible housing in Korea.

  • The modular apartment has been completed for the first time in Korea through the national research and development (R&D) project in December 2017, and 30 households moved in. Although conditions such as technicality and constructability have to be satisfied to adopt and spread the modular apartments in the future, economic feasibility is the most important factor among the conditions. The economic feasibility of modular apartments can be compared with that of existing reinforced concrete (RC) structure apartments. It is highly important to reduce the construction cost through standardization above all. The standardization refers to establishment of national design standards and principles, and it is important for manufacturers and building companies to comply with those standards and principles. The modular construction (MC) skill in Korea is at an early adoption stage and the MC market is not widely expanded yet. Thus, the application of the MC design, which is the basis of the standardization, has not been widely accepted. However, related R&D projects are now performing mainly by the Ministry of Land, Infrastructure, and Transport to promote modular apartments in recent years and the design standardization standard (draft) is now prepared to be notified as a result of the steady research. Furthermore, pilot complexes for demonstration purpose are under construction, starting from public rental apartments. Thus, MC method-applied public rental houses will be spread in near future. This study aims to investigate the current design status in the Ga-Yang Housing as a pilot modular complex to produce and supply more economical and efficient modular houses, and analyze the problems by comparing the design standardization standards with pre-notified design standardization standards and summarize the modifications between them thereby presenting foundational data for establishment of the design standardization in the modular business industry.

Design Strength of Non-symmetric Composite Column for Modular Unit Frames (모듈러 유닛 골조용 비대칭 합성기둥의 설계강도)

  • Modular structural systems have been used increasingly for low- and mid-rise structures such as school and apartment buildings. Studies have recently been conducted on the application of the modular structural system to high-rise buildings. To provide sufficient resistances and economical construction for the high-rise modular structural system, a composite unit modular structure was proposed. In this study, the strength of the non-symmetric composite column for the proposed composite unit modular structure was investigated through a series of tests. The experimental study focused on the effect of the slenderness of the column, eccentricity, and through bars on the strength of such a column. Design equations for the non-symmetric column for a modular unit structure were also proposed. From the results, it was found that the proposed design equations provide reasonable strength prediction of the non-symmetric composite column for the modular unit structure.

  • In our country, the application of the design method of face to face dimension in wall-slab apartment has passed 10 years. So MC(Modular Coordination) design method has fixed in the design step to some degree. In Design and Work Execution of House the exclusive area of the apartment was calculated by face to face dimension. And the term of face to face dimension was known broadly to clients, construction company, etc. But design method of face to face dimension is not to simply extend the room size so far as wall depth in design process but to ensure the actual space should be considered with efficient use and assembly of building components. That is to say, Design method of face to face dimension is not to be defined by design step but to be related with construction and maintenance. However in construction process the point of face to face design method was not understood even now. So the purpose of this study was to extract the effect and question of face to face design method in construction process by survey of actual condition of structure and construction quality, and compare this result with existing construction method. The following project of this study is to survey of actual condition of interior components such as gypsum board, windows & doors etc. Therefore this study is to induce architectural long-life through architectural standardization construction and component's exchange, and, by the subject of the study on Apartment to have design guideline and basis for joining part between Gypsumboard and windows.

  • Leakage defects account for a significant proportion of defect cases in modular homes. There are factors that can cause leakage defects at each stage, and quality control measures are required to minimize them. An improvement plan to prevent leakage defects was applied from the design drawings to the site of a modular public rental apartment complex in Sejong City 6-3, and a quality control plan was proposed to minimize leakage defects in the remaining process processes.
