Middle-aged People's Attitudes about Housing in Their Later Life and Their Intention to Move into Senior Congregate Housing (중년층의 노후의 주거문제에 대한 태도와 노인공동생활주택에의 입주 의사 분석)

  • The purpose of this study was 1) to analyze the attitudes of people in their 50s about housing problems, and, 2) to study their intention to move into senior congregate housing. The survey was conducted from October to November, 2003 in the Seoul Metropolitan area.'rho data L4·Pre collected from m people using a questionnaire. The results were as follows: First, respondents listed 'friends' as the most important element of their later life. Next, in general, they preferred to live in mainstream family housing. Respondents thought 'family and government' had a responsibility to solve senior citizens 'housing problem. Second, a majority of the participants showed an intention to eventually move into a senior congregate housing. However, the group who did not Intend to live in senior congregate housing had a higher income and greater property assets. The appropriate time for the move to senior congregate housing was keyed to a desire to avoid loneliness. On the other hand, a high degree of satisfaction with current housing was the primary reason given for not wanting to move to senior congregate housing. In conclusion, senior congregate housing should be developed as a model for the middle class and might be successful when combined with a high quality social and health program.

Preference of Cohousing according to Sense of Community in Housing Life (주생활 공동체 의식에 따른 코하우징 선호도)

  • Purpose of this study is to investigate influence on preference of cohousing (eg. intention to spread and intention to move in cohousing) according to sense of community, especially in housing life by married people residing in Seoul and its outskirts. Research method used for this study was a social survey. Respondents were 214 people by accidential sampling. The collected data were analyzed by SPSS 12.0 program using frequency, mean, average, T-test, one-way Anova, Duncan's Multiple Range test and Chi-square test. Findings of this study were as follows. Most respondents took part in interactive activities with colleagues from the same occupation. They Focused on the issues about health, leisure and hobby. The respondents mainly wanted to have interaction for changing recycling materials and education programs for children and juveniles. Degree of ideal relationships with neighbors, they think, were greeting and chatting as well as communication about issues on child-care, education for children, offense-prevention and safety. Although respondents were interested in community life and in interaction with their neighbors, they did not build up communal society due to lack of a sense of belonging in their living areas. While respondents showed positive response about preference of cohousing, there were difference between intention to spread of cohousing and intention to move in cohousing. As a result of this study, the stronger sense of community in housing life meant the more interests in thoughts to spread and to move in cohousing. Therefore, in order to increase sense of community in cohousing, the plan of various communication programs that enables frequent interaction among neighbors is needed. Also, in order to spread cohousing in Korea, promotion of cohousing community and cognitions about it are the most needed.

U.S. Baby Boomers' Intention to Move and Reasons for Moving after Retirement (은퇴 후 주거이동 의사가 있는 미국 베이비붐 세대의 주거이동 요인분석)

  • The purpose of this study is to identify U.S. Baby Boomers' intention to move and their reasons for moving after retirement, and to examine the associations between their socio-demographic characteristics and housing characteristics, and their reasons for moving after retirement factors. A total of 403 usable data were collected through an online survey using a self-administrated questionnaire. For data analyses, descriptive statistics, factor analysis, t-test, and ANOVA were used. Almost 30% of the total respondents considered moving and 15% were strongly agreed to move after their retirement. The most frequently mentioned reasons for moving after retirement were 'a place with good weather', 'being close to leisure activities', and 'a change or decline of my current neighborhood'. Four factors of reasons for moving after retirement (quality of residential environment, need assistant, proximity to activities, and proximity to family/friends) were identified. Age, marital status, number of household, housing type, homeownership, length of residence, and number of bedroom were significantly associated with the four factors of reasons for moving. The results of this study provide a better understanding to U.S. Baby Boomers' housing behavior after retirement which is 10 years faster than Korea, and suggest insights of housing plan for Korean older adults.

Consumers' Intention and Attitude to Move to a Small Scale Cohousing for Elderly based on Community Friendly Concept (지역친화형 소규모 노인공동주거에 관한 소비자의 입주의사와 태도)

  • This study explores consumers' intention and attitude to a small scale cohousing for the aged, which provide local communities with the small residential spaces where seniors can feel at home. Questionnaire method is performed, and 193 data were gathered in Jeonju city. The results are as follows. When respondents have a professional job, a owned house size($66-99m^2$, $132m^2$ or more), and disease or dementia, their intentions to move into a community friendly co-housing for the aged is high. The shortcomings of this housing are perceived low by college or graduate school graduates, but middle or high school graduates do not perceive low them. The respondents with the annuity of less than 4,000,000(KRW)/month perceive them in normal or higher, while those with the annuity of 4,000,000(KRW)/month or more perceive them in low. This annuity will be as a cost criterion to accept to move in this housing.

A Study on Characteristic Factors of Demanders Influencing the Intention to Move in Public Rental Housing of Seoul Citizens (서울시민 공공임대주택 입주의사에 영향을 미치는 수요자 특성 요소에 관한 연구)

  • The research study conducted logistics regression analysis through HLM (Hierarchical Linear Modeling) and presented the value of the outcome in order to investigate characteristic factors of demanders which influence the intention to move into public rental housing. (1) The results of the regression analysis of characteristic factors of household and housing were analyzed as having the significant effect on the intention to move in public rental housing, according to residents moving in monthly rent housing, residents' occupations, rental housing, the number of household, the location of surrounding public rental housing, monthly average income, children's educational level, the number of children, the types of housing and one's own house, in order, out of the types of housing tenure. (2) The results of the regression analysis of characteristic factors of the conditions of location were analyzed that out of the conditions of location of the top five areas in public rental rates, what influences significant effects on the intention to move in public rental housing is the location of surrounding rental housing, income, the number of household and children, children's educational level, job state, housing types, ones' own house, rent housing, monthly rent housing, in order. (3) In case of Seoul, Expanding public rental housing is inevitable in order to stabilize ordinary people's housing stability, owing to the high and rental prices of private housing. Nevertheless, an accurate analysis of the intention to move in public rental housing has not been conducted. Eventually, the research was, thus, conducted, based on the fact that the preference on public housing is low. According to the analytic results of the study, it is required for the government institutions and agencies should consider individual and local characteristics and provide an alternative that meets the real situation, in order to help ordinary citizens with low incomes stabilize housing.

  • Importance of online community has been increased and also online community has been used as an important marketing tool. The purposes of this study are to construct an instrument to evaluate service quality of online community service and have a further discussion of the relationship between service quality dimensions, customer satisfaction, intention to move. According to our findings, among the determinants of service quality, empathy strongly influences both of consumer satisfaction and intention to move. The determinants of service quality which positively influences consumer satisfaction are empathy, tangibles and responsiveness. Empathy and assurance negatively influence intention to move. This means that the service quality of online community affects customer retention. Also, understanding and reflecting customer needs are more important.

An Exploratory Research on the Relationship between Commuters' Residential and Traffic Characteristics and the Intention to Move : A Case Study on Residents in Suwon (통근자의 가구 및 교통 특성과 이사의향에 관한 탐색적 연구 : 수원시민을 대상으로)

  • Securing a stable residential location is one of the most important decisions that must be made in the modern society. On this matter, both individuals and their families must decide on where to live after taking into consideration various analyses. Contributing attributes in the selection of our dwelling place are crucial. In this research, influencing variables were derived from the intention to move by focusing on the characteristics of the household and traffic conditions, while implications were suggested through a comparison of urban characteristics. Suwon was selected as the case study. The result of the analysis showed the city of Suwon has longer communal satisfaction, relies on self-sufficiency, and is conscious of parking regulation. Preferences for rental housing, having infants and elementary school kids, high savings, and commuter convenience in Suwon and Gyeonggi-do ranked higher in the hierarchy of the intention to move. Compared to Gyeonggi-do, Suwon was influenced by commuters in the city and parking regulation-related variables. Meanwhile, Gyeonggi-do was affected by the lack of public transportation facilities and traffic congestion. Suwon, on the other hand, has a high share of passenger car ownership, so it seems that the psychological stability of parking space is significant. This research will contribute in the policy-making of Suwon, especially on the subject of migration prediction of citizens and real estate location selection, through analyses of variables related to the intention to move to a new residence.

An Empirical Study on the Factors Affecting the Intention to Use M2E Services

  • Recently, Web 3.0 services such as virtual currency, block chain, and NFT are attracting public attention. Users who depended on platforms are moving away from being dependent on service providers and moving to Web 3.0 services. Representative services of Web 3.0 include P2E (Play to Earn) and M2E (Move to Earn). In the case of P2E, various studies have been conducted as it is widely covered in the press and media, but research on M2E is relatively lacking. This study attempts to identify the intention to use M2E by using the expanded technology acceptance model. External factors were selected based on M2E's own characteristics and personal characteristics, a research model was designed, and the proposed hypotheses were verified through factor analysis and goodness of model fit. As a result of the study, it was confirmed that profitability, innovativeness, and self-expression had a positive effect on perceived characteristics, and that perceived usefulness, perceived enjoyment, and social influence had a positive effect on intention to use. Through the research results, practical implications for efficient service operation that meets the needs of users are presented to M2E platform providers.

A Study on the Consumer's Housing Choice Procedure of Multi-Family Housing in Pusan (도시 공동주택에 대한 소비자의 선택 단계)

  • The residential mobility and the housing choice procedures play a significant role on households welfare. This procedure consists of $\circled1$ Moving motives step, $\circled2$ Housing search step, $\circled3$ Assessment of housing alternative step, $\circled4$ Choice and evaluating after choice step, $\circled5$ Intention to move step. There are linkages with each step. The higher the level of moving motives, the higher the level of housing search efforts. The higher the level of housing search efforts, the higher the level of housing alternative evaluating. The higher the level of housing alternative evaluating, the higher the level of housing satisfaction after they choose a house. The higher the level of housing satisfaction after they choose a house, the lower the level of intention to move. So the whole procedure of housing choice among consumers has a main streaming throughout the steps.

Impact of Job Stress on Turnover Intention among Emergency Room Nurses (응급실 간호사의 직무 스트레스가 이직의도에 미치는 영향)

  • Purpose: This study was to identify the level of job stress and turnover intention and to explore the impact of job stress on turnover intention among emergency room (ER) nurses. Methods: With a correlational survey design, 155 emergency room nurses were recruited in D metropolitan city. Data were collected using a structured questionnaire including ER-related job stress, turnover intention, and subjects' characteristics from March 18 to March 26, 2013. Results: Overall mean score of job stress was $284.34{\pm}40.60$, indicating higher level of job stress. The highest job stress category was conflict related inside the hospital and transportation team, and followed by matters related the patient and the guardian, conflicts with doctors, and heavy workload. The average score of turnover intention was $15.41{\pm}3.68$, indicating higher intention to quit their jobs. There was a moderate level of positive correlation between job stress and turnover intention (r=.44, p<.001). Turnover intention was high when ER nurses had higher job stress (${\beta}$=.38), were female (${\beta}$=.22), and wished to move to another department (${\beta}$=.17). Conclusion: The most important factor of turnover intention was job stress among ER nurses. Strategies to lower turnover rate for ER nurses should be focused on seeking ways to reduce their job stress.
