Since 1980s' Korea had a great change on the housing culture by the supply of multi-family housing stock both on the macro-social and micro-social aspects. The purpose of this study was to examine the changes and the characteristics of housing environments which were estimated its modernization, and to examine the personal life under the change of housing environments. So I would like to revaluation the characteristics of modernization between the 1980s' and 1990s'. Therefore references were made to various papers, reports, the statistical data, newspaper reports, advertisements and magazines during that period. As a result, this paper came to the remarks as follows: 1. The success of modernization on the housing environments since 1980s' was the Quantitative growth of housing supply by multi-family housing. In spite of this, the Quantitative growth of housing supply and the improvement in Quality like housing space per person had the characters which was 'out of valence on the division'. 2. The Qualitative improvement of modem housing life by the development of housing industries could be said the improvement owing to develop of facilities and equipments. The introduction of up-to-date facilities and equipments realized the convenience and the rationality of living in the house. Although the improvement on the physical things deteriorated the modernized spaces to uniform things by commercial strategies. 3. The life in the multi-family housing which gives protection to personal privacy was settle down on the extremely individualized life without common things within the neighbors. Multi-family housing which was a production of process of modernization came true the growth in an appearance and the variety in the inside, but for the aspect of residents' everyday life in the multi-family housing, the Korean traditional relationship was collapsed and a sense of incompatibility within the residents was created.
Urban space structure in South Korea when through drastic changes ever since public housing policies began their full-fledge implementation. That is, public housing policies represent the main cause for formation of the current urban space structure, as the public houses are constructed in accordance with changes of demographic/social structure, considering changes of housing demand, in urban spaces demanded by the end users. After rapid industrialization and urbanization in the 1960's, each government in different periods have implemented housing supply policies through massive urban developments, to resolve the issue of housing shortage and residential instability. Phase 1 New Towns were developed in the 1980's resulting in suburbanization of the Seoul Area, followed by urban sprawl due to construction of small-size New Towns after deregulation in the 1990's, and construction of Phase 2 New Towns for resolution of housing shortage in the early 2000's and the resulting urban problems. In the mid-2000's, construction of Bogeumjari houses in GB areas led to insufficient housing supply in downtown areas, and the period after 2010 witnessed continuous deterioration of existing urban areas and acceleration of the rental housing crisis caused by rental housing shortage in downtown areas. Moreover, the residentially vulnerable classes consisting of young, 1~2-member households is expanding, with the real estate market in recess. Therefore, the government is trying to achieve urban regeneration through public housing policies so as to resolve the urban space problem and the housing problem at the same time, and the Happiness Housing Project has been implemented as a policy to achieve that goal. The Happiness Housing Project for young, residentially vulnerable classes in downtown areas, is going through diversification aimed at conjunction with urban regeneration projects in downtown areas, as exemplified by conversion of rental houses in residential environment improvement project districts and redevelopment/reconstruction project districts into happiness housing, and supply of happiness housing in conjunction with small reorganization projects for deteriorated residential areas in such areas as those excluded from New Town designation. Continuous supply of Happiness Housing in conjunction with urban regeneration requires mixed-use residential development which includes convenience facilities and public facilities, along with improvement of rental conditions (rental period/rent) and diversification of project methods, considering that the project is implemented in downtown areas.
Survey questionnaires were conducted on housewives under 60 who had bought an apartment in Daegu. The data used in this study is collected Dalseo-Gu, Soosung-Gu and Buk-Gu by means of cluster sampling and from those chosen samples I use convenience sampling. The data were analyzed by SPSS WIN 10.0 program. The purpose of this study is to examine housing characteristics and apartment choice as a social class closely in order to improve value of apartment and to provide housing plan of apartment supply which is distinguished by a social class and moreover, to achieve efficient marketing strategy according to a recent recognition that housing is a kind of commodities. Objective and subjective measure of value are used to classify a social class. Objective measure of value includes scale apartment, a form of possession, a price of apartment, an occupation of husband, family income and academic background and subjective measure of value includes the standard of living out of people's own head. These measure of value are classified by giving consequence to each item with reference to ISC (index of status characteristics) of Wanner. There is a difference of housing characteristics and apartment choice as a social class as a consequence of this study. Therefore, this study suggests repeatedly that it should need not standardized housing supply but apartment supply of diverse demand desire because there is a difference of housing characteristics and apartment choice as a social class.
The construction of government-sponsored housing in Korea began in the early 1950s. Beyond fulfilling the housing shortage after the Korean War, it also impacted the development of housing in Korea. The aim of this study is to explore the construction and supply of government-sponsored housing and to discuss the positive and negative influences on the modern housing in Korea. In order to achieve the objectives, the pictures and floor plans, newspaper articles and the KNHC publications, which led the public housing supply from 1950 to 1960, were examined. Results indicate as follows: First, government-sponsored housing industrialized the housing production, which satisfied the volume need. The simplified floor plan and exterior, along with the western characteristics, created a new urban landscape. Second, the distinct characteristics of Korean housing were established. By emphasizing development and financial practicality, large scale housing complexes were built with simplified, characterless, and mechanical exteriors in a disconnected territory with neighbor district. Third, government-sponsored housing became the major accelerator to westernize the Korean housing culture. In conclusion, the principles of functionalism of government-sponsored housing have become the fundamental root of Korean housing since the war.

The purpose of this study is to provide data for planning future temporary housing in Korea by comparing and analyzing the characteristics of emergency housing rapidly supplied by Japan Prefabricated Construction Suppliers and Manufacturers Association(JPA) and general construction companies, according to the supply subject in times of natural disasters in Japan. Literature reviews and on-site field investigations are conducted as research methods during the period of August 4th~9th, 2019. As subjects of study, the characteristics of two housing complex built in Ishinomaki City with different supply subjects were compared and analyzed. As a result of this study, Japan has a clear distinction of terms for emergency housing, which are divided into rental and construction types. With the close cooperation between the government, local governments and construction companies, providing a prompt systematic supply is possible. The characteristics of emergency housing are differ depending on supply subjects. The emergency housing of JPA has diversity of plane, two rooms facing south, and fast construction time, while the emergency housing of the general construction company has a flexible spatial transformation and excellence of materials.
Around 80% of the 63 million people in the UK live in urban areas where demand for affordable housing is highest. Supply of new dwellings is a long way short of demand and with an average annual replacement rate of 0.5% more than 80% of the existing residential housing stock will still be in use by 2050. A high proportion of owner-occupiers, a weak private rental sector and lack of sustainable financing models render England's housing market one of the least responsive in the developed world. As an exploratory research the purpose of this paper is to examine the provision of social housing in the United Kingdom with a particular focus on England, and to set out implications for housing associations delivering sustainable community development. The paper is based on an analysis of historical data series (Census data), current macro-economic data and population projections to 2033. The paper identifies a chronic undersupply of affordable housing in England which is likely to be exacerbated by demographic development, changes in household composition and reduced availability of finance to develop new homes. Based on the housing market trends analysed in this paper opportunities are identified for policy makers to remove barriers to the delivery of new affordable homes and for social housing providers to evolve their business models by taking a wider role in sustainable community development.
There are similarities between Korea and Japan in terms of national planning and development system and housing policies. Japan has suffered from great shifts of social and economic systems due to skyrocketing land prices for three times and the collapse of the bubble economy after the Second World War. The study reviews historically important changes in the national territory and housing policies for last 60 years in Japan. It also investigates changing trends and characteristics of many socioeconomic indicators with regard to population, housing and other fields in response to these policies. First of all, Japan has experienced significant economic growth before and after the 1960's, and the era of national rebuilding projects in the 1970's. After then, the period of the bubble economy has emerged since 1980; however, it suffered from skyrocketing land values between the late 1980's and the early 1990's, and the collapse of Japanese bubble economy in the early 1990's. In response, many urban regeneration policies and projects were proposed to recover the national economy since 2000. It is found that these national territory development and housing supply policies throughout the country have been influenced by the changing characteristics of social and economic conditions. Since the housing supply ratio in 1968 reached up to around 100% on average, Japan has been focusing attention to improving the residential and living quality for existing housing stock rather than supplying new housing units through large-scale new town projects. These experiences are full of helpful suggestions for our future housing and urban regeneration policies as we reach to more than 100% of housing supply ratio on average.
The mock-ups of ventilation system, which has been widely adopted for the bathroom with the area of 100 $m^2$ apartment housing, were established and tested to design mechanical ventilation for apartment housing bathroom where air supply exhaust are relatively important. These ventilation mock-ups were capable of controlling intake and exhaust, which has the size of supply openings as 40cm${\times}$1cm, 40cm${\times}$3cm, 40cm${\times}$5cm. They were established at five locations, spaced 40cm from each other at a height of 25cm from the floor. The exhaust fans were located at four corners and center of the ceiling. The results this ventilation effect measurement by different condition are showing that when the size of air supply is bigger and the location is lower, the effect of ventilation was relatively higher. In addition, as the distance between exhaust fan and air supply was farther, the ventilation effect were getting highly efficient.
The change in the Japanese rental housing policy since the 1990s appeared as a reduction in the role of central government, an expansion in the local government's discretion, and an increase in the dependence on the housing market. As a result, the supply of new public rental housing decreased drastically and the rent regulation was eased. This study is designed to evaluate the validity of the policy change through an analysis of the change in housing affordability of tenants during the period of 1983~2008. The analysis showed that the housing affordability and the accessibility to the housing market by tenants had been improved, confirming that if the public rental housing stock was properly used, the housing needs of the low-income tenants would be met without new supply. Therefore, it appeared that the change in the Japanese rental housing policy may have a certain amount of validity. However, the study pointed out that the validity of the policy change must be limited as the future risk factors such as the possibility of residualisation of public rental housing and the increase of poor households according to job insecurity were not well considered. Accordingly, in conclusion this study suggests that new policy instruments should be developed at central government-level, such as offering incentives for local governments and establishing a housing allowance etc.
The purpose of this study is to suggest a defect-repair management and judgement of apartment housing for the private housing construction company. The objectives are : 1) to investigate how the defect-repair were managed and 2) to suggest the range, period of defect-repair and the proper managial size of housing company. Data were collected by the interviews from the heads of management departments of housing construction companies. Twenty-one companies selected were divided into three groups according to the amount of housing supply. Major result were as follows : 1) departments of defect-repair in housing construction company are divided into sub-system according to the size of housing supply. 2) the judgement of the range and period of defect-repair are extracted. They are, according to the order of their importance, constructional defect, functional defect, aesthetical defect and the defect in use.
