For this purpose, residents'experiences and opinions of the physical environment, the social environment, and the organizational environments such as policies and programs of ALFs were identified. As a multi-site case study, five ALFS in Southwest Virginia were studied using a cross-case analysis. Face-to-face interviews with 25 residents and five administrators of five ALFs, observations, and personal journal were done. Regardless of the type of facilities and the residents'characteristics, most of the respondents were satisfied with their current dwelling. In spite of high satisfaction with the facility, many people did not think of their current dwelling as a real "home." Residents of ALFs may have reordered their priorities in their current life situation so that safety, security, and care were more important to them than feeling "at home.""at home."

The current IoT technology is widely used from facility monitoring to machine control but it is shown weakness as a evaluation and prediction technique despite of smart city important technology. In this study, in order to confirm the application of the autonomous things technology, a monitoring system was installed on a real reservoir dam facility and long-term monitoring was performed that the measuring device itself judges and control as a facility monitoring technology. The autonomous things technology was confirmed during 19 months and it is possible to continuous measurement in the same way as current automated instrumentation. In addition, it was confirmed that the ICT device itself could to control autonomously measurement cycle according to the rainfall by itself.

  • Public rental housing in Korea has been initially provided for residential stability of low-income household focusing on solving quantitative insufficiency since 1980s. In the process of early stage of designing and planning public rental housing, qualitative aspects of considering children were not primary concern. This study aims to analyze the priority of environmental improvement of outdoor spaces for children's safety in public rental housing. First, literature review was performed in the reference of local residential safety guidelines, Universal Design, and CPTED guidelines. In each guidelines, common safety planning factors for children were extracted within different types of outdoor spaces. Second, based on literature analysis, residents evaluated importance and satisfaction level by different safety types, outdoor space type, and environmental planning factors. In results, residents evaluated high importance and showed low satisfaction for crime and traffic safety. Through IPA, facilities and parking space was evaluated where improvement is needed for the first priority, and planning factors were mostly concerned with surveillance and safety management system. Result shows general concern of public rental housing residents, about weak facility management and security system, and about socially isolated environment which heightened the fear of crime safety. Overall, poor maintenance of the complex environment and decrepit facilities are constantly raising risk of safety accidents especially for children. Considering residents' concern, environmental improvement should be considered in perspective of not only physical repair, but also facility management and security system.

  • The mass housing supply policy of the government has resulted in the customer-centered market, and thereby the age of quality competition in the industry. In line with this trend of quality competition, therefore, this preliminary study aims to investigate the requirements of housing product planning to live up to the needs of customers in terms of quality, and thus analyze the types of quality differentiation of a housing product unit in our housing market. It turned out that many cases attempted differentiation in such ways as merely using luxurious finishing materials and instantly popular environment-friendly materials, and combining partial and limited household items with architectural elements of the facility system. The result of this study shows that the differentiation plan of housing product should be customer-centered, and therefore, focus on quality differentiation through organic combination of architecture-oriented plane and interior elements with technology-oriented facility and product elements. Hereby, in the future, housing product planning should include sustainable differentiation plans with reconsideration of concepts that customers have, and the needed procedure.

  • This study fulfills an empirical analysis how the physical factors affect the formation of housing price with the block unit. Block unit houses are a type of housing that pursues comfort and convenience in that the characteristics of individual houses and apartment houses are mixed. Existing studies have focused only on the physical characteristics of various planning elements such as block-type residential complexes. Nevertheless, it is not known whether the physical characteristics of block-type residential complexes reflect the preferences of actual consumers. In addition, there are no sufficient studies on how to evaluate them from the market side. In this study, block-level detached housing sites the target complexes with 10 or more households built between 2002 and 2019. The target areas for analysis are 163 complexes in Paju, Namyangju, Goyang, Suwon, Yongin, Ansan, Gimpo, Incheon, Seongnam, Hwaseong and Gwangju, Gyeonggi-do. The physical elements that make up the unit housing were classified through factor analysis. Finally, regression analysis was conducted to establish the basis determining the price-forming factors. As a result of the analysis, the factors that influenced the price were the site area and the number of community facilities. The variable with negative influence was the distance from Seoul. Based on the results of this study, it can be said that the influence on price formation in various areas was confirmed by presenting the relationship between the facility composition and price of a detached house.
