A Study on the Change Factors by Activities for Estimating Historical Cost on Apartment Housing Projects (공동주택 실적공사비 산정시 공종별 변동요인에 관한 연구)

  • Construction industry is faced with the problems such as the quickly changeable circumstance and increasing construction companies due to regulation mollification of company registration. In order to overcome these problems, new estimation system based on historical estimation cost is ready to introduce by government step by step. But the time of transition for estimation system causes another problems such as chaos addition to simultaneity of a standard of estimation system and new estimation system, lack of related regulation, accumulation of historical extensive cost data, and adjustment methodology when historical estimation data is applied to next projects. The purpose of this study is to suggest the change factors by activities for estimating historical cost for apartment housing projects. New estimation system is based on historical construction data. For application of this system, the standard adjustment methodology system is necessary. and extensive cost data should be accumulated under an unified construction work classification system. Therefore in this study, according to the construction work classification system, every apartment housing project was classified to 16 work classifications, and 7 major composed items which occupy more than 85% of construction costs are analyzed by detailed activities and by average ratio and maximum ratio each of them. In the result of the study, furniture work, foundation work and masonry work are the works which have big gap of costs between average ration and maximum ratio. In addition to suggestion of change factor by work species, 5 qualified construction specialists are interviewed and change factors in 7 major works are analyzed.

An Estimating Model for Job-Site Overhead Costs according to Progress Rate (공정률에 따른 아파트 건설공사 현장관리비 산정모델)

  • Generally, research on construction cost has been done mostly regarding its direct cost, thus model regarding indirect cost lacks attention. This research seeks to introduce a model to predict on-site overhead cost for apartment construction projects, which constitutes a big portion in Korean construction industry. We devised an equation of 9th degree via curve-fitting, using multiple on-site actual expense data, which can be used to calculate per-progress rate, per-day on-site overhead cost. We further show prospective usage of the model by applying it on construction projects sizing about 30 billion won. Regarding the fact that previous studies could not recognize pattern changes of a total on-site overhead cost, this model is worthy of its conveniency and thoroughness, as well as providing reasonal ground for its derivation in predicting on-site overhead cost of apartment construction projects.

  • The government introduced a waste disposal share system to reduce the annual increase in construction waste and to increase the recycling rate. As a result, the cost of waste treatment by public institutions is growing inevitably, causing disagreements and disputes between the public owner and the construction waste treatment company. They are also arguing for an increase in construction waste disposal costs. Therefore, in this study, an on-site survey was conducted to identify the current construction waste management problems and to find improvements. The survey was conducted for supervisors of public institutions, construction companies, and those related to waste treatment companies. The survey results were analyzed by dividing the construction waste management, regulations, treatment cost, and treatment method. The results of this study were used as primary data for changes in the construction waste guidelines and waste treatment costs of public institutions.

  • The purpose of this paper is to suggest a rational cost allocation method that is efficient and fair. Cost allocation by taking cooperative game theory shows fair allocation considering marginal cost by ship type. Current berth occupancy charging method can not recover quay construction costs. Because it levies charges according to berthing time and tonnage of ships without considering the recovery of quay construction costs. And there are also cross subsidies among ships. This paper suggests the cost allocation method of cooperative game theory as a fair and efficient method.

  • In construction work, there is often a difference between the estimated construction period and the actual construction period. Accordingly, the project may be delayed from the scheduled date, leading to huge losses due to problems such as increased costs during construction. In this way, it is important to calculate the appropriate construction period at the project planning stage in construction work. To solve this problem, we would like to study a model that will increase the accuracy of the scheduled construction period at the project planning stage. This study compared and analyzed linear regression, Lasso regression, Ridge regression among the types of regression analysis to select an appropriate construction period prediction model to secure an appropriate construction period at the project planning stage to reduce problems during construction.

  • Because of the shortage of construction workers due to The rising labor costs and an aging labor force, construction time has been extended. As a solution, The construction time of high-rise buildings can be reduced by adopting precast concrete construction methods. Most relevant studies have focused on the development and structural analysis of such methods and not on their construction management. Therefore, this study focused on the construction management of the hollow precast concrete column (HPC) method. The objective of this study was to evaluate the performance of HPC formulations through the analytic hierarchy process and benefit-cost analysis. After a gap analysis of the available literature and expert interviews, the evaluation criteria were selected. A questionnaire survey was administered to professionals with ample experience in precast concrete construction for the pair-wise evaluation of the benefit and costs of the HPC method. The results show that the benefits of the HPC method outweighed its costs. Therefore, the HPC method is a suitable substitute for the half-slab method.

  • The importance of the life cycle cost analysis for construction projects of bridge has been recognized over the last decades. Accordingly, theoretical models, guidelines, and supporting softwares have been developed for the life cycle cost analysis of bridges. However, it is difficult to predict life cycle cost considering uncertainties precisely. This paper presents methodology for optimal design of substructure for a steel box bridge. Total life cycle cost for the service life is calculated as sum of initial cost, damage cost considering uncertainty, maintenance cost, repair and rehabilitation cost. The optimization method is applied to design of a bridge substructure with minimal cost, in which the objective function is set to life cycle cost and constraints are formulated on the basis of Korean Bridge Design Specification. Initial cost is calculated based on standard costs of the Korea Construction Price Index and damage cost on the damage probabilities to consider the uncertainty of load and resistance. An advanced first-order second moment method is used as a practical tool for reliability analysis using damage probability. Maintenance cost and cycle is determined by a stochastic method and user cost includes traffic operation costs and time delay costs.

New Design for Jacket-type Offshore Wind Turbine Support Structure for Southwest Coast of South Korea

  • The Korea Offshore Wind Power (KWOP) cooperation is planning to construct offshore wind energy farms with an overall rated power of 2.5 GW along the southwestern coast by 2019. Hitherto, various structural types of support structures for offshore wind turbines have been being proposed, but these structures have lacked economic analysis studies. Therefore, their economical superiority to existing types has been difficult to guarantee. An offshore structure with economic efficiency will have a minimum amount of mobilizing equipment and short offshore construction period because of the application of rapid installation methods. Thus, the development of a new support structure with economic efficiency is generally considered to be necessary. Accordingly, this paper proposes a newly developed and more economical jacket type for the offshore support structure. This study confirmed its structural safety and performance by conducting a structural analysis and eigenvalue analysis. The manufacturing and installation costs were then estimated. As a result, the new jacket type of offshore support structure proposed in this study significantly reduced the manufacturing and installation costs. Therefore, it is expected that the proposed jacket will contribute to reducing construction expenses for new wind power farms and invigorating wind power farm businesses.

  • Common utility tunnel is essential to the daily lives of people underground utilities (electricity, gas and supply facilities such as water, communication facilities, sewer facilities, etc.) to improve the appearance by co-acceptance and disaster prevention, important for the conservation of the city's population was concentrated road construction the city-based facilities. There is recognition of the importance of the various supply treatment facilities in common utility tunnel as infrastructure to accommodate joint according to the city expanded, the demand for infrastructure. In this paper, a cost-benefit analysis using a one-time occurrence, without simply relying on cost or current cost, project manager for the city-dimensional feasibility study conducted, the user level of the maintenance costs and user costs, including social costs items from various angles can be investigated and proposed a mechanism of economic feasibility common utility tunnel. Evaluation of the proposed technique is cost-benefit and cost caused by installing common utility tunnel the existing pipeline area - was investigated by the benefit analysis, extended and repeated common utility tunnel installation depends much affected by the excavation, so users of reducing the number of repeat excavation convenience can be seen that this occurs.

Analysis of Costs for a Hydrogen Refueling Station in Korea (한국 수소 충전소 건설의 경제성 분석)

  • As the hydrogen era comes near future, hydrogen fuel cell vehicles are core of hydrogen economy. Until now, Korea has 17 hydrogen refueling stations but 9 hydrogen refueling stations have been retired already and 8 hydrogen refueling stations are still running. With a limited number of hydrogen refueling stations, it is very difficult to get scientific data for the economy of hydrogen refueling stations in Korea. Thus, based on NREL(National Renewable Energy Laboratory) study, we analyzed most recent data for the construction of hydrogen refueling stations in one specific site in Korea. The cost comparison data between Korea and USA shows 14% difference, saying higher costs of Korea. Korea looks 5 years delay compared to USA. This data will be an important tool for the investment from every industrial parties.
