  • Nowadays, there has been extreme competition due to market reduction in the domestic construction industry. In this situation, Korean construction companies are focused in the area of planning development housing project, which should maximize profit for a project. The most important step in this project is the business planning stage which judge whether it could come true or not. Each company has its own planning process model, but there hasn't been any standard model for the business planning process. To solve this problem in Korean construction companies, this study identifies the existing business planning process in the domestic construction companies finds out its problems, and suggests solutions for thorn. And Finally a business planning process model is proposed for success in development housing projects.

  • The domestic construction market started to expand steadily since 1970s. The building market which utilizes a sandwich panel with advantages of economical construction expenses and convenient construction has grown rapidly in recent years. However, the companies which specialize in constructing sandwich panels are relatively small or medium size, compared with other construction companies. As a result, studies on the improvement of productivity have not been conducted sufficiently. In this study, the construction sites of sandwich panel are investigated, and the work processes by each team are analyzed. Additionally, the productivity and the construction cost of each construction team are analyzed by constructing a model using the Web-Cyclone. It is expected that the results of this study can be applied to estimate the productivity and the construction cost of a sandwich panel construction that is appropriate for the on-site characteristics of small and medium sized construction companies in Korea. Also, similar processes can be simulated based on the modeling constructed in this study.

  • Nowadays, the domestic construction markets are more competitive and the construction companies are very difficult to obtain profits. To overcome this situation, some construction companies are looking for value added business areas. To create and enter into the value added business areas, knowledge management to create, share and apply knowledge is important. However, the existing knowledge management has problems because it does not consider organizational culture. Therefore, strategic changes of person and organization are needed to improve the existing knowledge management. In this study, learning organization plan is suggested as a foundation of knowledge management in the construction companies and examined by IIAC(Incheon International Airport Corporation) case.

Relationship Analysis of the Factors for Safety and Health Management System Stipulated in the Serious Disaster Punishment Act with Accident Statistics of Construction Industry (중대재해처벌법의 안전보건관리체계 구축 요인과 건설업 사고지표의 연관성 분석)

  • This study examines the relationship between safety factors and health management systems based on accident statistics in the construction industry stipulated in the Serious Disaster Punishment Act. To determine the level of safety achieved by companies through their health management system, the top 1000 construction firms in the country were surveyed online. Four hundred sixty companies responded to the survey by providing their statistics on major accidents (mortality, accidental mortality, and injury rates). Statistical tests showed that companies with a team dedicated to the oversight of safety and health management had fewer accidents than those without one. Factor and regression analyses revealed that three factors affected the mortality and accident rates: safety and health plan, safety and health professionals, and safety and health activities. Moreover, two factors significantly influenced the injury rate: safety management supported by a cooperative company and implementation of on-site safety and health activities. The findings of this study can be used as a fundamental reference for further research and consultation on the formulation of safety and health management systems for construction companies.

  • Government agencies and companies are establishing and promoting digital transformation strategies in various industrial fields, and are leading the era of the 4th industrial revolution through successful technological innovation. In this time of change, we can see many stories of global companies Nike and Starbucks as successful examples of digital transformation. These two companies are showing successful results through digital transformation. Domestic companies are also conducting digital innovation based on mobile, cloud, IoT, artificial intelligence, and AR/VR technologies, and are establishing RPA (Robotic Process Automation) processes for high efficiency and high productivity. In this paper, we introduce the 3D digital twin space construction automation process technique using data from the entire construction cycle of design, construction, and maintenance of the construction industry, and look into the digital transformation strategy of the construction industry in the future.

  • Construction industry is an important key industry and many measures to revitalize it as local economy has been stagnant. However, construction industry works combined with governmental policies, global and local economies, populations, construction companies and many other related factors, and it is very hard for those counter-plans to meet every need and goal of the related. In this study, interviews and questionnaires of the professionals of the construction industry in Busan, were carried out, to find the cause of the inactivity of the construction market, the problems of the policies and regulations, and the problems of the construction companies in Busan and the solutions were suggested. The realistic master-plans and the reduction of the cost price for the problems of the redevelopment business having no feasibility, the reasonable relaxation of the restrictions for the problems of the governmental policies, the professional training and education for the lack of the high-quality human resources and the working system changes for the problems of the local construction companies turned out as results. The results of the study will be a chance to understand the different ideas of the professionals, and help with the plans to improve and to revitalize the local construction industry.   • This research has been conducted in order to assess the effects on quality management factor of the construction sites. 30 companies abiding by the 'construction industry law' and 32 companies abiding by the 'housing construction promotion law' have been researched in areas of quality-management environment, quality-management understanding, quality-management education on construction field, quality-system and quality-improvement. This construction quality factors are to realized the anticipated results not only quality level's increasing, but also company's confidence, competitiveness. We were able to obtain participations of 62 questionnaire, and derived statistics by means of SPSS/PC version 10.0. In this study, we find the bottleneck factor for promotion and upgrade quality management factor of the construction sites and suggest a way out of difficulties.

  • Recently, the scale of construction project is getting bigger compared to previous projects. Therefore, the job stress of the field manager responsible for the construction project is getting more and more intense. Therefore, construction companies should establish a job stress management plan for stable human resource management of the field managers. From this perspective, in this study was developed a job stress measurement system in connection with MBTI personality types. The developed system allows the job stress of the field manager to be judged on a scale from 1 to 9 points. Accordingly, it is expected that construction companies will contribute to the effective management of field managers in the future.

  • As a result of analyzing related laws and cases regarding the problems of PF requiring construction companies to guarantee liability for the entire scope of construction, including firefighting facility construction, the law requires repayment ability, and the capital ratio of PF in Korea is 10%. , Since the equity capital ratio of PF in the United States is 30%, it is judged that it is necessary to reduce the dependence of construction companies.
