A Study on Housing Poverty in the Nagoya Metropolitan Area, Japan (일본 나고야 광역시의 주거빈곤에 관한 연구)

  • The Japanese economy has been unstable since 1990. Economic instability and changes in working conditions have made the acquisition of housing and the improvement in housing standards difficult. Unstable working and habitation conditions have also spread, and the Nagoya Metropolitan Area is recognized as a traction community in the Japanese economy. This study employed existing statistics and helpline consultations in 2013 to clarify the state of housing poverty in the Nagoya Metropolitan Area. Moreover, it clarified the conditions for improvement in the housing standards for the low-income households, a regional gap, and reasons for the deteriorating housing levels of low-income households by investigating the "Housing and Land Survey." Furthermore, it clarified housing difficulties that do not appear in existing statistics by investigating the examples of "toll-free call consultations" in 2013.

The Difference of Housing Welfare Outcomes Between Public Rental Housing and Market Rental Housing (공공임대주택과 민간임대주택의 주거복지 성과 차이)

  • The purpose of the study was to examine the difference of housing welfare outcomes between public rental housing and market rental housing. Housing welfare is defined as living at adequate, affordable housing with stability and measured as substandard housing, unaffordable housing, unstable housing. This study was based on 2016 Housing Fact Finding Survey, sampled the households which their incomes are below 120% average income of city workers. This study controlled the socio-economic characters of householders to identify the difference of housing welfare performance between public and market rental housing. The study showed the ratios of public rental housing of substandard housing and unaffordable housing are not low. But It is revealed that the achievements of housing welfare of the public rental housing are better than market rental housing and the differences between them are more consistent after controlling the socio-economic characters of householders. The problems of substandard housing, unaffordable housing and unstable housing in market rental housing are more than public rental housing. This study provides the basis that the regulation for market tenant protection should be reinforced and the policy of public housing should be expanded and improved for housing welfare.

A Study on Facade Composition of Casa Giuliani Frigerio of Giuseppe Terragni

  • Giuseppe Terragni was one of the founding member and a leading Italian Rationalist pursued a new and more rational synthesis between the nationalistic values of Italian Classicism and structural logic of the machine age. Casa Giuliani Frigerio, a four-story apartment housing in Como, is one of his last major work and is worth to investigate the composition of facades in terms of ambiguity. Unlike the Casa del Fascio, it is never possible to read an priori whole and to allow static and unified readings in a traditional alignment. Due to its misalignments found within the facades of Casa Giuliani Frigerio, it is evident to present unstable and disjunctive readings. These distinctive facades are read as layers applied onto some equally unstable underlying layer and form an ensemble of unexpected unity.

  • In the 21st century, Korea had radical economic development with accelerating urban sprawl, and following declination with social polarization. City declination makes socially vulnerable people unstable and increase homelessness. The projects revitalizing decayed area utilize local idle spaces to build new facility with creative supportive programs. The purpose of this study is to analyze inclusive characteristics of a supportive housing 'The Brook'. A field visit walk through observation and in-depth interview were utilized as research methods. The information of a representative supportive housing field will promote understanding the concept, and create base for further research. As results, state and knowhow of information concerning housing first policy, active government investment, space planning, management, social integration, service providing, architecture and so on offered to facilitate inclusive insights. In conclusion, the characteristics of supportive housing were realistically analyzed through a field research. This research is significant to introduce initially the effective supportive housing which has been practiced for 30 years in USA to that needs alternatives for the socially vulnerable in Korea.

  • Nowadays, Korean Housing Market have been unstable because of the global economic fluctuation such as steady decline in the interest rate and the house price bubble. While Korean Government policy responses these state, rapidly changing policies led to deep confusion in the Korean Housing Market. In this situation, Analysis for housing market forecasting has been partial and fragmentary, therefore comprehensive solution and systematical approach is required to analyze the housing market including causal nexus between market determining factors. In an integrated point of view, applying the system dynamics modeling, the paper aims at proposing basic Korean housing market dynamics models based on Fundamental principles of housing market determined by supply and demand.

HOUSING AND MANAGEMENT OF DAIRY CATTLE IN SMALL SCALE FARMS OF EAST JAVA, IN INDONESIA

  • A study on housing and management of dairy cows was conducted in three villages. All activities of husbandry related to the housing and the condition of the cows were observed and farmers were interviewed using a questionnaire. The main type of housing was a tie stall mostly in the back yard area with a gable or shed type roof. Inside the shed the temperature ranged from 17 to $29^{\circ}C$ and the relative humidity ranged from 62 to 73%. Drainage and manure handling was poor which lead to poor cleanliness of the stables and animal skins. The floor space was mostly wide and the roof level was low (less than 2.5 m). The slope of the floor (1-3%) was sufficient, the roughness of the floor was of medium quality. The shape and size of the feed trough was good with a surface of mostly irregular forms. Concentrate was mixed with water and offered in liquid form in pails made from plastic or from parts of rubber car tires. Hoof length was too long which could lead to unstable position and self injury. It is concluded that the housing conditions of dairy cattle need to be improved in order to improve the condition of the animals and the production performance.

A Comparative Study of Residential Mobility between Home-owning Households and Renting Households (자가 거주 가구와 임차가구의 주거이동 특성 비교)

  • The purpose of the study is to analyze the residential mobility effects and planning discrepancies of home-owning households and renting households. The data for the empirical analysis were collected from 248 units residing in Ulsan and were studied using descriptive statistics, chi-squared tests by cross-tabulation and multiple regressions. The majority of the households did not experience a change in types of housing structure or ownership after the residential mobility. However, the housing size increased after residential mobility, showing that most moves were due to the deficit of housing sizes. In terms of future mobility plans, there were significant differences between home-owning households and renting households. More than two-thirds of the renting households were willing to move within 2-4 years to obtain home ownership. On the other hand, most home-owning households were willing to move for housing size, education of the head, and investment purposes. Compared to the forty-four percent of the home-owning households, seventy-two percent of the renting households were willing to relocate, which shows the effects of unstable housing circumstances.

  • Establishing housing supply strategies in Korean housing market is a crucial issue due to contradictory but concurrent two problems in market; one is the unstable working-class residential and the other is the high vacancy rate by the low-level of sales rate. Although government has been continuously implementing various supply policies in an attempt to evenly distribute houses as well as to keep supply and demand in balance, it is difficult to satisfy all of stakeholders, such as housing consumers, housing owners and housing suppliers. This paper, therefore, applies a system dynamics methodology and offers a dynamic and integrated model encompassing for-profit behaviors of each market participants. The proposed model simulates the future trends of house prices, the balances between supply and demand, construction companies earnings and vacancy rate when applying various housing supply scenarios. From the simulation result, recent governmental small-size rental housing supplies in bulks should utilize private construction companies to stabilize housing distribution rate and private supply system as well as the supply and demand are well balanced.

A Conceptional Survey and Approaching to the Ecological Building Design (생태건축에 관한 개념적 고찰과 접근방안)

  • This study is to investigate the various concepts of ecology for developing the perspectives and approaching guidelines to the ecological building design. The concepts of ecology may be some background to the environmental issues within architecture. While there are many words which mean environmentally-friendly architecture, ecological building design to which I refer here is the ecocentric and holistic design rather than the anthropocentric and mechanical one. Ecological and social systems are open, interacting, and unpredictable. So we should leave room within our planning of architectural project and in construction of new housing development for nature's unpredictable events. The approach to ecological building design might be the holistic perspectives, the respect of place and participation of people, to admit the complexity and diversity. The world in which we are living is highly unstable.
