It was the laws on communal amenity in multi-family housing that this research concentrated on. And UK's concentrated on every individual rooms inside HMO and suggested certain level of qualified life through the careful standards. On the other hand, Korea's just suggested minimum housing with unit households and nearly no amenity except for parking lots. There should be more than a physical space with some area which satisfies basic physiological needs in a residence. To become a quality residence filled with relationship, it is necessary that Urbanistic Housing are also required to provide communal amenities, not as much as regular housing for regular household but much more than Quasi-housing, the minimum residence. And it should be ensured by the legal system to make it more effective.

  • Recently housing demands are going to be diversified, and many suggestions are driven for the housing consumer's right of choice and expectation for welfare services. These require the policy change from the clear division between houses and facilities toward more market-oriented concept capable of mixed-use development of houses with facilities. The research explores the possibilities to provide various types of mixed-use developments of houses and facilities in the level of architectural design and political implication. Major case studies focus on the elderly welfare housing with serviced residence with the comparison of similar cases in Japan. The policy implications are, first, expanding the production of elderly housing with more elderly care services, second, challenging time-sharing residence composed of serviced residence and small dwelling units, third, activating the production of small scale housing development with small public facilities. The simulation shows the merits and demerits of this concepts and the efficacy of the policy implications.

  • In the domestic housing market, uncompleted lot-solid apartments and unoccupied residences are increasing in the medium-large scale area whose rents and transactions have been unstable, as going through the financial crisis and economical recession. Demands for small-scale housings are steadily increasing by practical consumer group who don't need large places, which are often not needed for the current people who are spending most of their time outside of their houses. Therefore, this study proposes the useful methods for spatial planning for small-scale houses for multiple households, including variable form, levels form, multi-level form, and smart-sizing. For efficient spatial planning for that purpose, here, small-scale housings are not limited to places for families with 1-2 members, but considered as one of broader approaches to graft various households and families. In addition, we examined the existed trends of researches about spatial utility of small-scale places, and did the research about the status of small-scale housing developments, and then proposed the direction for future small-scale housings by analyzing the advanced examples.
